Feds Should Reject California's Loan Mod Rule - 04/19/10 03:36 PM
Shortly before April 15, California lawmakers passed a bill that will provide relief to Californians who have lost their home to foreclosure, sold their home in a short sale or obtained a loan modification by conforming state tax policy to federal rules that do not tax homeowners for forgiven mortgage debt. That bill is a step in the right direction, but earlier legislation, SB94, which prevents anyone from taking up-front fees to negotiate a loan modification, definitely is not.And now the Federal Trade Commission wants to take that bad law nationwide.SB94 by Sen. Any practicing real estate agent out there knows that this career they have choosen is not a Mon-Fri 9-5 job... They know that most business is done on the weekends. Taking holidays off... Optional.... This weekend was no differnt for me... Friday at 5pm I took one of my clients out to see some properties that where available in their price range that I thought they would be interested in. We found a few that she liked but since her husband wasn't there with her, no offers where made but another appointment was set for the following Sunday. Saturday came around (1 comments)

Borrowers who are facing foreclosure may ask the lender to accept a discounted payoff on their loan. This is called a "short sale" or "short payoff". It allows the borrower to avoid a foreclosure action, and may offer the lender an expedited and less costly resolution of the situation.Historical trends tell us that the number of short sales has increased when changing markets soften home prices and leave homeowners with a higher mortgage interest rate or loan balance. For the consumer, negotiating a short sale with the lender may seem a daunting task, particularly at a stressful time when foreclosure looms. (2 comments)
California Short Sale and Foreclosure Update - 04/12/10 12:23 AM
Last Thursday State lawmakers passed SB 401 which will exempt borrowers who lost their homes to foreclosure or short sales in 2009 from paying state taxes.State officials say as much as 100,000 people statewide will be spared from paying tax they otherwise would owe.The bill extends the state ban from 2009 through the end of 2012. It also bans state taxes on federal stimulus grants for renewable energy projects.The bill still needs to be signed by Gov. Schwarzenegger, however a spokesman for the governor said he will sign the bill. Who is affected: Primarily, the bill affects people who had debt (3 comments)

In the past few years, months, weeks even, we as real estate agents in the Inland Empire, Corona, Norco, Riverside, areas see how the market is constantly changing, we see how it used to be we could take our buyers to go see a house and they go home and think about it for a few days if they wanted to buy it, but because the housing inventory in the Inland Empire, Riverside County, Corona, Norco, areas is very low, we have to not only CONVINCE our buyers that the inventory is low ("but there are sooo many REO homes out (2 comments)

Hello my fellow Rainmakers, I'm new to this site and quite excited about it. Its awesome to come here and get current information and viewpoints from eachother. We all know times are tough and this is probably the toughest market that most of you have ever seen, but how great is it that we can come here and read these post and keep eachother updated on market conditions, and share our opinions and so forth. One thing that I am looking forward to is expanding my knowledge on short sales. Let's face it, as much as we would like to be (20 comments)
