I need to know what all do I need to sale this thing???? Its a 1998 Silvercrest Double wide in a mobile home park, not sure if its attached to a foundation or not but going to find out tomorrow. I just got off the phone with a new client, she is looking for a house in my city and called from a listing that my broker had in the office, and she was telling me that she was interested in seeing the house and of course I agreed to take her, and that she was approved for this much from her lender, than she proceeded to say that she has been searching for properties for a while, and she WAS working with this one agent that she NEVER even met them face to face, she said that what the agent (3 comments)

Ok this blog isn't going to be that long, but it has to be said, the best feeling in the world is when you get to tell your buyers that you have got confirmation that the transaction has been funded and recorded, and than you get to meet up with them to give them the keys to their new home!! Some transactions are easy and smooth some are hard and have a lot of bumps along the way, but if it ends with you handing the keys to the house to the buyer, than its a job well done. (2 comments)

I just got a confirmation call from my lender to let me know that a 203k deal that we have been working on since July has FINALLY funded..We are soo excited because everybody involved in this transaction worked so hard to get it closed. So this is my 2nd experience with a 203k loan for my FHA buyers and I would like to give some simple tips and info of what a 203k loan is and how to close one. Ok so a good majority of us missed the 30 blogs in 30 days challenge.. Though it sucks, it did get me in a good routine of blogging more regularly. There was really a good message behind that challenge. I do not and have never considered myself great at writing, before, after a longs days work I felt like there was other things to do than sit down behind a computer and write a blog or two, my life isn't that interesting where people really care whats going on in it. In this instance a band had all their instruments stolen, but they still managed to have band practice despite that.. I really enjoyed this video blog from Tom Ferry... Just a friendly reminder from him that we are realtors can get sooo caught up in our day to day routine that we forget to breath sometimes... So its is a good practice to get ourselves into, taking 2-15 minuntes out of the day to just BREATH, think about our goals, and just by giving ourselves the opportunity to breath we will see our work preformance sky rocket. I have seen it soo many times when Real Estate agents put pictures of toliets, with the seat up on their MLS listings. Nothing is wrong with a toliet, but its not a selling point of the property so is it really necessary to post a picture? It has actually become a pet peeve of mine to see a toliet on the MLS. This is a great blog and excellent reminders now that we are quickly approaching cold and flu season. I just recently bought a steam cleaning washing maching and the steam kills the bacteria. Its excellent, I am hoping to avoid to cold and flu bug this year, I hope I can.

I really liked this blog. Once I hold an open house, depending on the area and if the house has electricity or not, I like to bring refreshments, like during the holidays I do turkey rolls and sparkling apple cider. But for the rest of the year I do bottled waters and fruit trays.

I have farmed before, I have knocked on hundreds of doors and left hundred of flyers, newsletters, and business cards, but because I was hoping for instant gratification of homeowners being like "oh yes I just had made the decision to sale my house, would you like to list it" or "I am tired of renting would you like to help me take the steps to be a homeowner?" Due to the corruption in the banking system, which we all knew was there for a loonnnnnnggg time now, foreclosures in several states are coming to a halt. I know the market is different in each part of the country, in the eastern Orange County area that borders Corona, and Corona itself we have had a low inventory market. There have been a surplus of buyers but not enough inventory, so in a sense an auction enviroment has occured. We have been taking our buyers into a bidding war. With that being said, there are alot of buyers out there that are completely happy with these fixer uppers and so that makes these REO properties appear to be the golden ticket, they could get a house in a great (4 comments)

The park name is in honor of the Yorba family, who owned Rancho Santiago de Santa Ana, a 62,000-acre Mexican-era land grand on the south side of the river. José Antonio Yorba, a Spanish soldier with the Portolá expedition, was granted the land in 1810 and his son, Bernardo, used his family's holdings by raising animals harvest corn and wheat, planting vineyards and orchards. The area remained agricultural well into the 20th century. Yorba Regional Park opened in 1976. As I was looking at the contents under my bathroom and kitchen sink I was trying to think about how could these items relate to me and my real estate business? All of these things are different, but I did find one common similarity between them all. They are all GENERIC! Stuff that I bought from Costco in bulk to save money. I just read this article about this family in San Diego County that was losing their house and did some extensive amount of damage which includes: From stones smashed off the facade to dye poured on carpets, the two-car garage door was gone, along with gates, the flagstone patio and walkway. Some of the decorative facade had been smashed off the house and the outdoor fireplace. Walls throughout the home were sprayed with black paint. Among the items missing: air conditioners, decorative beams, countertops, cabinets, fixtures and woodwork. The stone floor in a hallway was destroyed. Wiring had been pulled from (7 comments)

This is very interesting news, it makes me wonder if the banks will start being mor ewilling to negotiate short sales if tilte companies won't work with them if they foreclose. Via Tim Maitski (RE/MAX Greater Atlanta): The sale of many foreclosed homes could become very difficult if this policy starts spreading. The company, Old Republic National Title Insurance, told its agents Friday that it would not write policies on foreclosed Chase properties until "the objectionable issues have been resolved," according to a memorandum sent out by the firm's underwriting department. Chase isn't the only company having issues with title. GMAC and Bank (2 comments)
