How Do Sale a Manufactured Home in Southern California - 10/21/10 07:49 PM
I just got this listing for a manufactured home, that I will be posting on Activerain very soon, and I have never sold a manufactored home before. I need to know what all do I need to sale this thing???? Its a 1998 Silvercrest Double wide in a mobile home park, not sure if its attached to a foundation or not but going to find out tomorrow. Any help that anyone could give me would be very appreciated!

Ok this blog isn't going to be that long, but it has to be said, the best feeling in the world is when you get to tell your buyers that you have got confirmation that the transaction has been funded and recorded, and than you get to meet up with them to give them the keys to their new home!! Some transactions are easy and smooth some are hard and have a lot of bumps along the way, but if it ends with you handing the keys to the house to the buyer, than its a job well done.

203K Loan Funded Today! - 10/19/10 01:29 PM
I just got a confirmation call from my lender to let me know that a 203k deal that we have been working on since July has FINALLY funded..We are soo excited because everybody involved in this transaction worked so hard to get it closed. I really enjoyed this video blog from Tom Ferry... Just a friendly reminder from him that we are realtors can get sooo caught up in our day to day routine that we forget to breath sometimes... So its is a good practice to get ourselves into,  taking 2-15 minuntes out of the day to just BREATH, think about our goals, and just by giving ourselves the opportunity to breath we will see our work preformance sky rocket. I have seen it soo many times when Real Estate agents put pictures of toliets, with the seat up on their MLS listings. Nothing is wrong with a toliet, but its not a selling point of the property so is it really necessary to post a picture?  It has actually become a pet peeve of mine to see a toliet on the MLS. I really liked this blog. Once I hold an open house, depending on the area and if the house has electricity or not, I like to bring refreshments, like during the holidays I do turkey rolls and sparkling apple cider. But for the rest of the year I do bottled waters and fruit trays.

I have farmed before, I have knocked on hundreds of doors and left hundred of flyers, newsletters, and business cards, but because I was hoping for instant gratification of homeowners being like "oh yes I just had made the decision to sale my house, would you like to list it" or "I am tired of renting would you like to help me take the steps to be a homeowner?" I just read this article about this family in San Diego County that was losing their house and did some extensive amount of damage which includes:
