A few months ago I had a client ask me, Why are you advising me to bid above the asking price? This is how I resonded: As you can see by the comps this property is priced $30,000.00 below market value. What I am advising you to do is place your bid according to the value of what homes are actually selling for in this area. I am advising that because with this being a short sale, a lot of agents will price it really low for the purpose of generating activity, but that doesn't necessarily mean that price is what (4 comments)

There is a more attractive option out there that will help a troubled homeowner in Yorba Linda, Ca. and surrounding cities avoid foreclosure. I had a client who was buying a bank owned home, and as we all know a good majority of banks will not pay for a home warranty, so my clients asked me if having one was really necessary this is how I answered. Mr. and Mrs. First time Homebuyer, To answer your question honestly, it's not completely necessary for you to get one. It is entirely your choice, but I would highly recommend you consider it, with this being a bank owned home and they don't warranty anything it would be very wise for you to get a home warranty (6 comments)

If you are looking to sell your home anytime soon, these are the pitfalls you should avoid. Don't base the value of your home upon the Zestimates you got off of Zillow. Zillow is NOT an accurate source to get your homes value. I have seen in some cases where their value is $75,000-$100,000 over what the market value actually is. Zillow also states in a disclaimer that it is best to consult a local real estate professional to get accurate and up to date information in regards to the best price to put your home at. To make the homebuying process as smoothly as possible follow these simple rules and you will get into the house you want in the shortest amount of time. DO consult with a lender before looking at properties so you have an approval letter and an exact pricerange to shop within. DO interview your Real Estate agent, make sure they are actively working as a Realtor (R) and are up to date on the marekt. It's Superbowl XLV in a few weeks, and right now I am watching the Steelers open up can of whoop a** on the Jet's, it is currently the middle of the 3rd quarter, I am only hoping the Steelers can maintain the lead they have (24-10) over the Jet's. I am really hoping the Steeler's fill that AFC slot for the team going in to the Superbowl this year. Earlier today, the Greenbay Packer's beat out the Chicago Bears filling the NFC slot for the Superbowl. So if things go right I am hoping to see the Steeler's go head to (1 comments)

So I am in week number 2 with no website.. I will say it is no fun as of right now but my webdesigner sent me a mock up of the site functioning and I will say it looks awesome! It still needs some work done to it, and I need to supply the content I need on the pages but it is starting to really come together and hopefully will hit the web before February! Right now my site will just have the MLS intergrated into it, but another commission check or two down the road I will add IDX (5 comments)

I watched this video today and it almost made me sick to my stomach. But those that are fully immeresed in this industry see the truth in this video and how it makes sense. We can all say that there is alot of corruption in the banking system and how they don't make their decisions based upon whats good for the consumer anymore, their decision is based upon what is best for their pocket book. So instead of homeowners being able to successfully negotioate a loan modification that will allow them to stay in their home, they are pretty much forced (3 comments)

Recently I just read a blog written by Tni LeBlanc about how some agents photos are so "photochopped" (I said what I said) that these people are unrecognizeable in real life. http://activerain.com/blogsview/2077375/is-that-really-you-three-reasons-to-use-a-realistic-photo I have found a photographer in Corona, CA. that does amazing work on agent photos, his name is Mario Vargas of Vargas Photodesign and he brings out that persons natural beauty without making them unrecognizeable, putting them in the best light possible. If you live in the surrounding areas rather Orange County, San Bernadino County, San Diego or LA County, choosing Vargas Photodesign is definately worth the drive, Mario Vargas is the photographer that did my (6 comments)

Once you are out of town are you the kind of agent that still takes their laptop and cellphone with them even if they are on a remote island somewhere or do you make arrangements with another agent to take care of your clients while you are gone.. Though I am typically the agent that takes my technological devices on vacation with me, but I do have an agent on call that I trust will take care of my clients if needed.. I know that IDX allows you to intergrate the MLS into your website and can also give you the option of having your guest sign a registry after so many views of properties. But does anyone know how this is done and do you know any websites that use IDX. I have someone building my website right now and this will be a learning experience for us both. Today I enjoyed a fantastic lunch at a pizza place in Yorba Linda.. The pizza is VERY HEALTHY, all ingredients used are fresh and organic. The food is delicious and the atmosphere is fantastic. They have wine tasting and beer, happy hour during the week, and with today being Sunday they have a Champagne brunch, you can get glasses of Champagne $1.50 a glass, you cannot beat that! As stated in the title, especially in this economy business isn't exactly busting the door down. But something you must learn really quickly is that opportunity is most likely going to call you in this economy and not knock on your door. Now how are we going to make that phone ring???? 1. Internet Presence-Nothing is more important in this market than being able than to be found on the internet! As I was working on my flyers for the new year I was thinking of the Pros and Cons of a Short Sale and a Foreclosure.. The pros to a short sale include: A minimum of 2-3 years to recover Get to walk away from the debt Can possibly extend your stay in the house a bit longer while the short sale is being negotiated Cons of a short sale include: There is a possibility the short sale will not get approved You still have to move Considering you don't file bankruptcy after the short sale is complete and you are (2 comments)
