Successful Tax Value Modification - 02/25/10 09:40 PM
Today I opened my mail and actually got good news.  Prince George's County agreed with my petition and has reduced the market value on my home.  This should have a significant impact on my tax liability and therefore my monthly mortgage payment.
Like many other people, my home's tax value was WAY above it's current market value and the new assessed value is much more in keeping with any potential sales value.
I have had many clients that ask me about whether this process works.
Now I can answer from personal experience.  The process actually works quite quickly.  We filed the … (9 comments)

50 Inexpensive Tips to Dramatically Increase the Value of Your Properties
By Tai A. DeSa, Significa Corporation
Professional landlords and investors involved in property flipping should constantly seek to improve their property value while keeping costs low.  Below is a list of 50 tips that we shared with our property investment club (the Lehigh Valley Real Estate Investors Group).
Tip #1:  Add a basic alarm system.  The number one concern for any resident is security.  If a homeowner or tenant does not feel secure, then eventually they … (3 comments)

Top 5 Vibes Given Off By Homes For Sale-Which One Brings in the Sale and Money? - 02/23/10 07:23 PM

Via Kristi DeFazio Colorado Springs Real Estate 719-459-5468 (RE/MAX Advantage):
I have been a buyer's agent in Colorado Springs for awhile now and each time I take a buyer into a home, they usually make a comment within the first 5 seconds of entering the home.
I have a theory that each home has a "Vibe" to it and that vibe is noticed immediately.
The questions is- If your home is for sale, which Vibe do you want to portray?
Here they are from the point of view of the buyer looking at your home.

Vibe #1- Home has been … (8 comments)

Things Your Burglar Won't Tell You - 02/23/10 04:28 PM

Via Sonsie Conroy (Coldwell Banker Premier Real Estate):
This was forwarded to me by a genuine convicted burglar (who served his time, paid his debt, and is now running an anti-recidivism program on the outside). While he did not write this, he heartily endorses the information. I have his permission to blog the material, but try as I might, I cannot find the original author to ask permission. Since I've seen it come around at least once before, I'm going to give it a wider audience that I think the information deserves.
1.  Of course I look familiar. I was here just … (4 comments)

Spring is around the corner homeowners work on that curb appeal - The Yard - 02/22/10 07:14 PM
Great information on fixing up our homes when all the snow melts.
Via Jennifer Fivelsdal, Mid Hudson Valley (JFIVE HOMES REALTY LLC):
Spring is around the corner homeowners work on that curb appeal - The Yard
I know that with the snow and cold weather still here it is hard to think about spring. However, it is just around the corner and for homeowners planning to sell now is the time to start thinking about what you can do to achieve this.
Having good curb appeal is an important factor in getting prospective buyers into a house, and there is no better way to achieve this than by having a … (9 comments)

College Park Community Food Bank - 02/21/10 10:22 PM
Yesterday my daughter and I volunteered at the College Park Community Food Bank.  The College Park Community Food Bank is headquartered at the College Park Church of the Nazarene and delivers food to local families on the 3rd Saturday of every month.  There is no cost to the families to receive the food.  This month, 85 families (family sizes that I saw ranged from 1-8 members) received food from the food bank.
The food bank accepts donations of food, money, and grocery store gift cards.  In addition, other donations (clothes, toys, household items) are accepted and made available to the participating … (7 comments)

Accidental Foreclosures - 02/21/10 11:37 AM
I read an article today about a couple in Florida who was accidentally foreclosed on by Bank of America even though they paid cash for their home.  I am horrified to think that there are people out there who have to endure the embarrasment and loss of a foreclosure when it isn't even justified.  You would think that there would be enough checks and balances in place to prevent this from happening.
In 2 minutes this morning, I was able to find 3 cases where Bank of America mistakenly foreclosed on people who had no relationship with them:

The Hair Connoisseur's Salon & Spa - Columbia, MD - 02/19/10 05:31 PM
A desperate need for a mid-Winter pedicure brought me into The Hair Connoisseur's Salon & Spa in Columbia, MD yesterday.
My experience with the nail technician (Yanique) was very relaxing and I plan to make a pedicure with her my regular treat to myself.  Before leaving, I made an appointment for next week to have my hair done.
From the moment you enter the salon you are welcomed by the pleasant staff and inviting decor.  Salon owner and stylist, Tamara Taylor, greeted me (and every other person who entered) personally and thanked us for our patronage.
Tamara is well known in … (2 comments)

Mayor Fenty should be ashamed of his behavior - 02/18/10 11:20 AM
I have been a staunch defender of the DC region and their response following the massive snow fall that we have had this Winter.  I understand how difficult it has been for the region to cope with the weather without the necessary resources or equipment.
However, this morning, I was appalled to see the DC Mayor's behavior on NBC4.  Mayor Fenty was asked by the anchor when we could expect the snow to be removed and he laughed.  He laughed at her and basically told her that the snow would not be gone until there was warm weather.  It is obvious … (14 comments)

Walk MS 2010 Bowie, MD - 02/14/10 06:26 PM
I have registrered to participate in the 2010 Walk MS in Bowie, MD.
Sunday, April 11, 2010
Bowie Town Center
The MS walk is five miles and weaves through the neighborhoods of Bowie.  Last year we had lots of fun and raised money for a great cause.
The walk raises money for research, treatments, and programs for people with Multiple Sclerosis.
Multiple Sclerosis is an autoimmune disease that impacts the central nervous system.  MS is very random in its course and can present a myriad of ways in different people.  For many people, MS creates difficulty with movement.

Listing Agents - Shovelling Those Vacant Listings is Part of Your Job!!! - 02/13/10 09:38 AM
It's time to get back to work around here.  However, showing homes is like taking your life in your hands.  There is ice and snow everywhere.  With the major snows we've had this past week that could require wading through thigh high snow to get to a front door.
There is huge liability if someone falls and injures themselves because you did not shovel the driveway, walkway, or stairs of a listing.
One of your jobs as a listing agent is to ensure that the home is showable at all times, which includes clearing the paths so that people can get … (10 comments)

Death of Olympic Athlete is a Horrible Way to Start the Winter Games - 02/12/10 05:45 PM
A 21 year old luger from Georgia died today while completing a practice run.  All reports indicate that it was a horrific crash and the severity was immediately evident.  The young man never regained consciousness.
It is frightening to think how quickly things can take a turn for the worse.  My heart goes out to his family who have gone from the heights of pride to the depths of grief in a matter of seconds.
I can imagine this is going to weigh heavily tonight at the games' Opening Ceremony and certainly tomorrow when the luge competition is set to get … (6 comments)

7 Tips on Buying a Foreclosure - 02/11/10 08:50 PM
Great tips for buying foreclosed homes.
Via Roger Johnson, Realtor - Hickory NC Real Estate (CENTURY 21 American Homes):
With the market what it is today , foreclosures and REO properties are the talk of the town.  I talk with several buyers through the week that are interested in buying a foreclosure in the Hickory, NC area because they've heard it's the best way to "get a deal."  That may be true, but before you think about looking at foreclosures, here's some tips to help you decide if a foreclosure is really the way you need to go. First, let's define what we … (4 comments)

What You Can Do To Prevent Snow Storms! - 02/10/10 01:05 PM
You know next yea when I have all my necessary snow equipment we won't even get 1 flake!
Via Holly Kirby Weatherwax--Your Realtor® in Reston,VA (Momentum Realty,LLC):
I am at the point where I just have to laugh with all the snow that we have had this year in Virginia--otherwise I would cry! The Washington D.C. metro area, which includes suburban Virginia and Maryland, usually gets a couple of light snows, but rarely anything like what we have gotten this year. The evidence is anecdotal, but it seems to me that the years that we  purchased or upgraded our snow blower were years … (3 comments)

Winter Olympics 2010 - Let the Games Begin! - 02/10/10 10:16 AM
The Winter Olympics 2010 are getting ready to get underway and though it doesn't hold as much excitement for me as the Summer games, I am looking forward to watching the competition.
I don't think I had ever really payed attention to the Winter Olympics when Jamaica famously entered a Bobsled team in 1988.  Of course we all watched as our beloved Bobsled team finished last after crashing in the qualifying rounds.  The film "Cool Runnings" is loosely and I do mean loosely (though I do think it's a cute movie) based on this team.
The Bobsled team from Jamaica seemed unlikely … (6 comments)

This Winterland Has Lost It's Wonder for ME! - 02/08/10 03:37 PM
The DC area has just survived the biggest snowfall we have had in years.  Across the area, residents report 20-30 inches of snow.  Personally, we had about 24 inches of snow here.  Keep in mind that we are not a region used to snow.  The average winter in DC produces 18 inches of snow in total.
2009-2010 Winter started with a bang in December when we had a major snow event that produced 15-20 inches of snow allowing me to experience my first White Christmas ever.  There were several smaller snow events between the one in December and the one this … (5 comments)

7 Reasons to Own Your Home - 02/08/10 09:55 AM

Real estate has long-term, stable growth in value. While year-to-year fluctuations are normal, median existing-home sale prices have increased on average 6.5 percent each year from 1972 through 2005, and increased 88.5 percent over the last 10 years, according to the NATIONAL ASSOCIATION OF REALTORS®. Save some of that juice for me! - 02/07/10 09:26 AM
Great post about simple ways we can all help save energy.
Via Jim & Maria Hart ~ Charleston, SC Real Estate (AgentOwned Realty):
Energy bills are high these days.  And that's just the way things are.  This is an extremely cold winter for so many of us, and unfortunately our heating bills are higher than we're used to.
Most of the talk, even from me, about saving energy focuses on CFL lightbulbs, solar power, adding insulation, caulking around leaky doors and windows, and things like that.
But there are some other energy thieves, or energy vampires, that are usually undetected in our homes.  And all … (3 comments)

The True Beauty of a Snow Day. - 02/06/10 12:25 PM
The natural beauty of a snow day is undeniable.  However, in my opinion the real beauty is in the forced time out that it provides.  For so many of us we are always working.  For those of us in real estate, weekends are when we are the busiest.  This sometimes means that there are family activities that we might miss out on.
We are in the midst of the craziest snow storm that I can remember.  The view outside my front door is a sea of white, you can't even tell that I have bushes in my yard.

Do Some Research BEFORE You Cold Call - 02/04/10 06:43 PM
There is nothing less appealing than a company that doesn't know what they are talking about when they call you to sell you something.

Winter Wonderland in Upper Marlboro, MD - 02/03/10 08:14 AM
It's a Winter Wonderland here in Upper Marlboro, MD.  The snow is beautiful to look and there is something tremendously peaceful about falling snow.

That being said, I am so over it now!  We have had more snow this Winter than in past winters and they are calling for 2 more snow falls in the coming week.  Another big snow fall is predicted for Friday into Saturday and then again on Tuesday.  All this weekend snow is really hum-bugging my home showing behavior.  Everybody that knows me knows, I don't do snow.  You could want to buy a $100 million … (9 comments)
