One showing was all it took - 09/30/10 07:20 PM
Today I closed on one of my listings - a gorgeous townhome in Bowie.  The home had been on the market for almost 3 weeks with no activity.
Finally the showing service called with a showing appointment.  The seller was really excited.  Well imagine her excitement when the following day the agent called with a full price offer!
Of course it was a no brainer - we accepted and today the new buyer got her keys and my sellers closed on their new home.

Pepsi Drinker Hanging Out at the World of Coca-Cola - 09/29/10 10:30 PM
I was almost afraid that I would get struck by lightening as I was headed into the World of Coca-Cola in Atlanta this weekend.
I am a staunch Pepsi drinker but that doesn't stop me from being fascinated by the history of Coca-Cola and it's role in the US pop culture.

The visit to the World of Coca Cola features Coke memorabilia, watching the bottling process, and examples of Coca-Cola in pop culture and art.

For me, my favorite part of the visit was getting to taste the over 60 Coca-Cola products from across the world.  I was able … (12 comments)

Five Key Points on Buying a Short Sale - 09/27/10 07:52 PM
Important information about the unpredictable short sale process.  Short sales could be great however, a buyer needs to be prepared for the potential for a wait and be prepared for certain frustrations.
Via Brian Turner (Keller Williams Preferred Properties):
Five Key Points on Buying a Short SaleBy: Tim Iacono Now that our attempt to purchase a short sale property has come to a disappointing conclusion (see this item from Monday for full details), the catharsis of sharing a few parting thoughts on the subject seemed to be in order so as to, perhaps, help others who might be in the middle of trying … (4 comments)

Rent with Option to Buy - Good or Bad Thing for the Buyer/Tenant? - 09/24/10 01:10 AM
I have had several clients call me lately interested in a rent with option to buy.  I must admit I am not as familiar with these as I would like.  However, my initial reaction is that as a buyer I would be wary of them.
So many times renters get into houses that they think they will want to buy but after 6 months realize it is not ideal.  If they had a rental option then they would lose any deposit they initially put down as well as any extra money they had paying each month.
In this market, especially where rental … (9 comments)

Make Your House (or Listing) the Easiest One on the List for Us to See! - 09/23/10 11:17 AM
I've been reading lots of blogs lately that discuss varying levels of showing problems.  The common theme has to do with the dis-courtesy of buyer agents who give short notices for showings or who try to give large showing windows.
I do think that the age of 24 hour notice is gone.  This generation of buyers are very immediate and they often want to see things when they want to see them.
Many of my buyers, especially the ones in the lower ranges, like to drive by the homes on their own before scheduling them for showings.  It is rare that … (7 comments)

Must and MUST NOT! - 09/21/10 08:23 PM
Great information about helping to weed through the many homes that are on the market.  Important for buyers to keep the must have and the don't wants during their home search.
Via Liz Lockhart, GRI (CENTURY 21 Key Realty):
I pulled the car over and said to my house-hunting passengers "We need to talk." They were cornered unless they wanted to get out and walk; and at first, they were a little stunned. After all, I had not given them the fabled fair warning, "If you don't stop fighting, I'm going to have to pull this car over!"

Quick Delivery New Construction - Prince George's County - 09/21/10 01:46 PM
Prince George's County has several new home communities throughout the county.  These include fromcondo communities to luxury single family homes.
One of the down sides of new construction is the wait time between falling in love with the home and getting the chance to move in.  Many buyers don't want to wait the 4-6 months that might be necessary.
Quick delivery homes are good options.  Buyers get the chance to own brand new construction without the wait.
Quick delivery homes also offer great incentive packages and builders are willing to negotiate to reduce their inventory.
Prince George's County has several quick … (0 comments)

Neo-Traditional Homes In Prince George's County - 09/18/10 10:41 PM
The Neo-traditional floor plan provides a great alternative to either a large single family home or a traditional townhome.
Neo-traditional homes usually offer a smaller lot-size and a rear entry garage.  These homes are perfect for people that want the size and floor plans of single family homes but who want to minimize their exterior maintenance responsibilities.
Neo-traditional homes are also called Village homes or Carriage Homes.
These homes have begun to catch on in Prince George's County as they offer the luxury features and space that today's buyers want but at a more affordable price.
Two communities offering this Neo-traditional … (1 comments)

Sometimes you have to wonder what makes people do the things they do - 09/16/10 10:34 PM
I just saw on CNN that the young lady who had acid thrown on her by a stranger admitted that she made up the entire story.
You have to wonder then, how did she get her face destroyed by acid?  Was it self-inflicted?  Why would she lie and even give a description of the African American woman who supposedly had attacked her?  So many unanswered questions now remain.
It's a bit frightening just how psychologically disturbed some people must be. This lie has given her national recognition (I saw her on the Today show) and cost the local police department thousands … (15 comments)

Belmont Elementary in Olney, MD has been profiled as a model for an anti-bullying program in our schools.

I-Phone 4 - To keep or not to keep, that is the question! - 09/12/10 09:56 AM
On Friday morning as I was preparing to run out to meet an appraiser I noticed that my I-phone battery was dead.  That's strange because I thought I had charged it over night.
I grab the charger and the phone and run out.  Sure enough, I attempt to charge it when I get to my listing with still no luck.  Lately, the phone had been giving some tiny problems and it is almost 2 years old so I just assumed this was the end.
I hustle off to the AT&T store to see if they could help.  He had no luck … (11 comments)

9/11 - 9 years later - 09/11/10 08:19 AM
I marvel at how much I dread this date every year.  Once upon a time 9/11 was just a date like any other (it's even the birthday of a good friend).
9/11/2001 became for me the day my world changed.
Prior to that day I spent my days like every other knowing that would go to school/work and then I would come home and laugh about the day with my best friend, Angie.
From the moment we met in 1992 on the first day of college we hit off and had been best friends ever since.  We shared memories, values, laughs, and … (12 comments)

Three Year Anniversary in Real Estate - 09/08/10 10:51 PM
I started my real estate career 3 years ago.  I got in during one of the worst real estate markets in recent memory.  I've had so many people ask me if I was crazy - maybe I was.
It started out slowly, VERY slowiy but it's beginning to pick up.  I finally see some of my internet marketing efforts begin to pay off as people have begun to contact me with regularity.
I have really enjoyed the past three years.  I've met some wonderful people and made amazing friends.
I've struggled with difficult transactions and learned the rigors of … (11 comments)

The Death of the McMansion - I think NOT!!!! - 09/03/10 11:57 AM
This morning I was watching the Today Show and they were discussing the death of the McMansion.  According to their resident real estate expert buyers no longer wanted larger homes.  She even indicated that there was a trend towards a tiny home (approximately 70 square feet).
These segments often get on my nerves because they make sweeping generalizations about the market as though they are truths everywhere.  Here in Maryland, I work with many first time buyers interested in buying homes under $150,000 and I have yet to find someone who would even consider a 70 square feet home.

One of the challenges of moving into a new community is the wait for the planned amenities.  The residents of Oak Creek Club in Upper Marlboro, MD have been waiting for the opening of the swimming pool and tennis courts for some time.
