If you are thinking about selling but are confused by what you hear in the media...you are not alone! Listening to the news and reading the paper has gotten everyone thinking that real estate sales have come to a halt!
This is absolutely NOT TRUE! I know, you are thinking..."Well she sells real estate, of course she is going to say its a great market!"
Well, here is the truth about what is going on in our local market today. When talking about real estate it is so true that it has to be about your local market. It can even get as specific as certain towns and even certain neighborhoods that are selling more than others.
As a whole for this area, we are down approximately 10% in volume. But this is due to the facts that during our buyer boom, there were so many financing programs available including 100% that anyone could get a loan, driving the number of buyers up therefore creating the bidding wars and driving the prices up. But if you sold in that market, then you were going to have to buy in that market also.
With foreclosures on the rise and those same home buyers having to pay the adjusted rates in their mortgages, most of those financing programs were gone.
Hence the settling in the market, and the media jumping on it everyday reporting the news in such a bad way that you would have thought that nobody would ever want to own a home again!
When the dust settled, which is what is happening now, you can really start to uncover what is going on.
You will never take away the American dream of owning your own home. I am meeting more and more buyers now that are so happy to finally be able to purchase a home and actually have been saving money for this day.
If you have a nice home, in a good location, and it has a lot of amenities to offer to a buyer, please call! Not only will you get a fair price for your home, but you will get a fair price on the one you buy also!
