I recently staged a vacant Circa 1600's house on the North Shore of Long Island.  Although I worked up a detailed proposal for rental furniture befitting that style of home, the owner/investor opted to purchase the furniture instead of paying the approximately $1200 per month rental fees for living room, bedroom, kitchen and library furniture. I must tell you that I was somewhat skeptical as to what it would cost to buy all of that furniture, but I had a rare afternoon of ‘freedom' and was excited to see if we could pull this off!

I don't know about others, but until lately, I had a very difficult time landing the vacants.  The truth of the matter is that the houses are either new, and in that case built on speculation, or the houses are 'flips' that were bought and reconditioned to sell for more money.  In either case, the owner invests a lot of money - sometimes all that they have and then some (through partners, loans, etc).

It's a strange thing.....when you are a stager, and whether you are acting in an 'official' capacity or just visiting someone socially, people assume that you can instantly arrange or rearrange a room visually at first glance.  Oh sure, it's a lot easier if there is furniture in the room - really nice furniture and a lovely focal point such as a fireplace or a wall of windows looking out at the ocean!
