It seems as though more and more I am getting an abundance of builders and investors interested in professional Home Staging. They are using Staging to aggressively market new construction/rehabs and up their ante in the game.
In the past month, I have done three projects for builders and investors -- with 3 more on the burner. Not only have I Staged the actual models for sale, I have also been hired to Stage the homes of buyers who must sell their contingent homes. Every year, AVID Ratings Co., a firm that provides surveys and employee training to home builders across the United States and Canada, conducts a survey of home buyer preferences.
Here are a few of the hot home features they've found are absolute must haves when buying a new home in today's market:
•     Large kitchens with an island
•     Energy-efficient appliances
•    Home office or study
 •    Master suite soaker tubs and oversize showers with seating areas
•    Two-car garages

What is "virtual home staging," you ask? Well, after just hearing about this staging method myself, I just had to find out!  Hey, I'm a computer savvy chick...I wanted in on VIRTUAL Staging! So, after some research, I found two different definitions:
       1)      A service in which a home stager provides recommendations based on photos and other details provided by the homeowner or real estate agent.

Hi to all again! It's been so long since I've had the opportunity to blog and am very happy to be back!
The week of June 9th I travelled to Alexandria, Virginia and spent 60 hours in class training with Barb Schwarz herself for my continuing education. The result? I have received my Accredited Staging Professional Masters Certification and am so proud! It is the highest natinoally recognized Certification/Designation/Accreditation and the only one that is recognized by the National Assocation of Realtors!
I can proudly say that I am the first to receive the ASPM certification in Delaware, Pennsylvania and New Jersey! Very exciting … (1 comments)

I recently received a phone call from a realtor for whom I had Staged, at that point, 8 vacant listings. It began as usual, I met him at the property, took photos, emailed him the estimate, then waited. About a week later, I received a voice mail message from him mumbling something about "tried a different stager and, well... ummm, she wasn't so good...could you please come and fix it..."
He sounded pretty humble, so off I went...

Here it is...Sunday...the day to rest...yeah, right! More like the day of Open Houses and Thunderstorms!
Genuine empathy to all my Realtor friends that had to endure a very long and quiet open house today in Delaware and the surrounding areas. If the clouds weren't pouring rain, well then, they certainly were threatening enough to keep anyone inside. Hopefully your Open House was a success!

home staging: Golf Outing, Liquor Plying and RAIN!! - 05/15/08 04:05 PM
Well...tomorrow is the Board of Realtors golf outing and they are calling for rain...I have a canopy for my table, perhaps that will lure the Realtors over to imbibe in the liquor plying. Believe me, my Staging Quotes look much cuter after a coupla stiff ones...(At least I've been told that's how it works...........)
I'll let you know how that goes...you know, the liquor plying as a marketing tool. Worked in the 50's...maybe it'll come back into vogue...camel filterless anyone? Ahhhh...those were the days....

Hi to all!
Happy to be on ActiveRain -- this is my inaugural blog and I hope you all enjoy...
Well, the first exciting thing I have to share is that in the past week I have staged 5 vacants, and before i was through with the 5th -- the first 3 had contracts! Proud to say we've converted one more skeptical realtor! HALLELUIAH!! (and the crowd went wild!)
