Are you making any of these 3 common mistakes when getting ready to sell your house? 

 

Mistake # 1          You’re really not ready to sell.

 

This may sound harsh, because you said you want to sell your house, but there are many people who think they are ready, who say they are ready, but in the end just can’t get things together.  It happens more often than you would think.  These would be sellers are not really sure where they will move to, or they have put the house on the market before with no success. If this sounds like you, beware. This reluctance will cost you big bucks because you will not really get the necessary work done to have the best “product” to sell.  You’ll need to “detail” your house like you detail your car.

 

  If you are lukewarm about moving, rethink selling.  Preparing a home for sale and moving is work.  Be sure you are in the game.

 

Mistake #2          You underestimate the time it takes to prepare.

 

Have you heard this one, “Let’s just put the house on the market and see what happens.”  Taking such a large investment and putting it up for sale without any preparation is a bit like going to an important job interview in your pajamas.  You’re just not showing off your best potential. 

 

Instead, get ready for lots of man hours and perhaps a few dollars to get things together. Getting your house ready for the on line photography and showings involves  de-cluttering, packing away stuff and fixing a bunch of little things you have been willing to live with but a buyer will not enjoy adding to their “to do” list.   Make a list of all the projects, inside and out, room by room.  Perhaps get some advice  from a professional stager, and leave yourself enough time to get those things done.

 

Mistake #3    You think everyone will appreciate your design style.

 

Don’t make this mistake!  Décor that is too taste specific will narrow the buyer pool.  Instead, be realistic about neutralizing your home to turn it into a product that will appeal the public.  Remove your personal photos and small decorative items.  Repaint walls that are really strong colors.  Dated wallpaper is probably one of the top things that turn off buyers.  Take it down and paint.  It often doesn’t take a huge investment upfront to get things in top selling shape, and you will make up the investment many times over in faster offers that are much closer to asking price.

 

 Getting a pair of fresh eyes on the house to create a To Do List may be just what you need to get started. Contact a professional home stager, crate your to do list and leave yourself enough time to accomplish everything for a great listing that will have buyer’s attention and bring sellers to your door.
