real estate staging reno: Who pays for Staging- Realtor or Homeowner - 09/26/08 01:35 AM
So after you decide that you are going to stage who will pay for it?  I would say that about 70% of the time the homeowner pays for the service.  After we build a relationship with a Realtor we find that they want every house staged because they see the benefits and then they pay for the staging or share the cost with the seller.
We encourage Realtors to have the client pay for the service up front and then reimburse the seller 50-100% on closing.  This becomes a win-win for both the seller and agent because they save money on marketing because … (4 comments)

real estate staging reno: Color is pure magic! It can make or break a deal when selling a house. - 09/26/08 01:16 AM
I'm sure you have heard from buyers that they hate the "color" of the room or house.  Why can't they just see past the color?  Why can't they see how great the house could be if they just painted it themselves?  Why even try and figure it out...they just can't . So make sure you have your sellers paint all areas that are dirty, bright or odd colors to in a warm neutral color.
A color expert is your best bet when making color suggestions. The investment of fresh paint will pay off in more ways than one..how about more money … (0 comments)

real estate staging reno: Can a buyer see past the clutter? - 09/26/08 01:10 AM
Answer: Probably not and the house will probably fall under the fixer up category.
When we are called to do a report for the realtor and homeowner on how to get the home ready for sale we often see a dirty home.  This doesn't  mean necessarily that the house is cluttered it can just be dirty.  We recommend that if you want to list this house you better plan to pay for an outside service to come into the home and put the sparkle back into the home.  But don't stop there make sure just like a gardner for a yard be … (0 comments)

real estate staging reno: Does staging cost TOO much? There is a BIAS opinion... - 02/09/08 07:05 AM
I held a class yesterday and I always have my class of Realtors fill out a questionnaire of about 25 questions.  This helps me with marketing my company. I thought I would share the results of 4 of the questions.
Do you feel uncomfortable talking about staging to your client? Do you think that staging cost too much? Do you think that the seller will not want to pay for staging?  Do you sometimes feel uncomfortable talking to the seller about the current home condition?Need I tell you the answer was YES to all of them.
What an opportunity!  Knowing this is how Realtors feel I … (3 comments)

real estate staging reno: Staging A Home - 02/04/08 03:17 AM
If you have watched HGTV's "Designed to Sell" or A&E's "Sell This House" or the many others on television you already know what the expertise of a premier stager can do for the home's interior and exterior.
Getting ready to list your home for sale is critical and staging should be at the top of your list.  Remember-the  way we live in our homes and the way we sell our home are two very different things.  The minimal investment for staging will achieve maximum impact in today's marketplace.
There is a lot of competition in the market with housing lower than it … (5 comments)

real estate staging reno: Why isn't this house selling! - 01/27/08 01:18 PM
There are many factors to consider when a house is not selling.  But before you reduce the price of the home the first time you should consider bringing in an expert to give a critique of the home from curbside, throughout the home and including the back yard.
Our company has such services as do other staging companies.  I can tell you from experience that 9 out 10 times there are things that can be done to help make a connection to the new homeowner.  Don't underestimate the value of this service.
The reduction price for the property will be in the thousands … (4 comments)

real estate staging reno: Before you sell add the sparkle to the home - 01/27/08 01:13 PM
Before you sell add some sparkle
Adding the sparkle  to any home is important. In this case I am talking about the lighting throughout the home. This not only includes the electrical lighting but also the light that comes from the windows.
Make sure that all the light bulbs are working and are the proper wattage so that the room is properly illuminated.  In addition make sure all the windows throughout the home have been professionally cleaned inside and out.  This will make a HUGE difference in allowing natural light to flood the room. Having natural light coming into the room will create a mood that can … (2 comments)

real estate staging reno: Why stage a VACANT house? - 01/27/08 03:06 AM
Within seconds of walking into a house, prospective buyers form an impression and know whether they want to buy the house or not.  That is why staging a vacant home is critical.  A empty home has a harder time presenting the personality of the home but be guaranteed it will show every flaw that the home has!
I call it the naked house syndrome. Everything is exposed -tired or stained carpet/flooring, cracks, chipped counter-tops, inexpensive lighting, worn paint, bad or no window treatments- need I say more?  You've seen it too many times! In addition you've heard the buyer say how will my … (1 comments)

real estate staging reno: Putting up or taking down Wallpaper? - 01/21/08 05:17 AM
Putting up or taking down  Wallpaper?
Either project is one that I really dread but knowing a few basic tips can really help the project go faster and have better ending results.
Wallpaper is rising in popularity.  Try and use wallpaper in unusual places. and it can create very interesting spaces.  Consider wall papering a ceiling or the wall cutouts that every new house seems to have.  How about using wallpaper in frames to hang on a wall for color or create some new artwork.  Take a old framed piece of artwork and replace the art with unusual wallpaper. You can use it … (8 comments)
