Anyone have the new microsoft driven smartphones? - 01/31/11 07:29 PM
I have a blackberry and my wife has a droid. And to be honest with you I am not impressed with either. They both have their quirks in my opinion. The blackberry can be slow and lacks all the free apps the droid has. The droid on the other hand takes a sensitive touch to use. You can really get frustrated going from the blackberry to the droid. So I have been seeing the ads for the new Microsoft driven smartphones. They seem to be pressing speed and function being much better. If anyone out there has one I like to hear their opinions. Relocating is not easy. You will need to attend to a lot of things like packing and finding a legit moving company. Although this can take a lot of your time and energy, you should not forget your children. If this is stressful for you, this can be more stressful for them. Bear in mind that their world is very limited compared to yours. When you move, it would mean saying goodbye to that limited world for them. Many things can affect how you prepare your children. Homebuyer Hints: Land-Locked Properties And Easements - 01/29/11 12:45 AM
Greg wrote a great post here on understanding easements. This can be very confusing to most folks who consider easements a pain in a butt to have to deal with. But in the big picture it is a necessity to make value and use of a isolated piece of land. Read on for the big picture here. Via Greg Smith (RE/MAX Alliance): Have you ever thought about how people who buy land-locked property handle it? Not every property can have entry to a road, right? Not All Bunnies Are Cute! - 01/29/11 12:05 AM
Chris's point I just had to re-post because of two things. 1. I just love his title line "no all bunnies are cure". You have to read the story to know he was not referring the type of bunnies we are thinking of. and 2. He makes a good point here to home sellers. If you are wanting to get that home to sell it has to look great inside including cleanliness. You want people to remember the home and not what you were collecting in it (i.e., dust bunnies). Reducing Your Homes Price - 01/28/11 11:57 PM
Price reduction on your home is always a tough pill to swallow for home owners who want to get the best dollar on their home. Who wouldn't. I would hope to get the best price possible on my home too some day. But as Deb explains we have to look at how our home stands in price to the competition in the neighborhood. If you are going to sell you have to meet and if not beat that neighbor's price for a similar home. Read on.. The most important issue in insuring your Northeast Ohio home is making sure that it is properly insured for its replacement cost. On average, when a property is under insured homeowners have to pay 45% of costs to replace, repair or rebuild their homes when there is a loss.. Replacement cost (the amount needed to rebuild it as it exists with the same features, quality and location), is not the same as market value or mortgage amount. For example, a home that costs $196,000 to rebuild might sell for $156,000. The home should be insured for $196,000. In the event of (3 comments)

So I read somewhere today that the direction people think we should go is to close foreclosures as quickly as possible and by doing so that will stimulate the housing market. Now this is just a matter of opinion but isn’t this an example of chasing the cart before the horse. Be it I am not one for excessive government dollars to bail out foreclosures. We are sub 5 here in Northeast Ohio and had been lingerig around 10 -12 midday today. I am curious how you all managed to keep warm in this stuff? I understand this is to continue for the week in the Northwest. Here is what I have learned from a little research on the topic. Warmth is your biggest concern in the storm. Frozen pipes aren't just an inconvenience. An Average of a quarter-million families have their homes damaged and their lives disrupted each winter...... all because of water pipes that freeze An eighth-inch (three millimeter) crack in a pipe can spew up to 250 gallons (946 liters) of water a day, destroying floors, furniture, and personal property. Both plastic (PVC) and copper pipes may burst. Before the cold hits.......... INSULATE pipes in crawl spaces and attics. These exposed pipes are most susceptible to freezing. The question many sellers bring to the table to listing agents is whether their home can sell in the middle of Winter? Yes you can sell a home in Northeast Ohio (Avon Lake, Westlake, Cleveland, Avon and Bay Village) in these temperatures. Caveat emptor is the old Latin term meaning "buyer beware" In Ohio this applies in real estate transactions to the point that the buyer has to look after themselves, instead relying on the seller or the seller's agent. Michelle makes a strong point here. Many times sellers feel it is a bad time to place a home on the market. Actually it may be the opposite. People can get excited about a home possibly being theirs time of year when they see the family decorations and holiday cheer in a home this time of year. Of course get a home stager's or professional real estate agent's opinion on decorations because they can tell you what fits the decor and neutral preferences of a potential buyer

In a nut shell a contingency clause are provisions in a contract (or deed) that make the parties' rights or obligations depend on the occurrence (or even non-occurrence) of certain events. Even the most basic of contracts can have several of these in place. For example a purchase agreement may be contingent on the buyer qualifying for financing, satisfactory results in a home inspection, pest inspection or on the sale of buyer's current home. If the event doesn't occur, the promisor can withdraw without liability for what is commonly referred to as a "breech of contract". Now understand that a condition (1 comments)

I have had first time buyers ask me how early they can have their utilities switched over to them. The answer is if you know what day title will be transferring you can ask utilities to switch over at that day and no earlier. The utility company will usually ask you the transfer date. Now many utilities will want confirmation on that date from the seller and that is understood and if you get that message back from your utility company just contact your agent and let them know and they will pass the word on to the other agent. Don't try to get moving in a hurry. And take time to slow down for a stoplight. Remember: It takes longer to slow down on icy roads. Drive slowly. Everything takes longer on snow-covered roads.
