Thought this was a very interesting response to a local news story.   The author of the letter is Stacey Anfindsen, a renowned local appraiser, consultant, and educator who spends a significant amount of time studying statistics for the Raleigh/Durham/Chapel Hill real estate market.  He's been quoted on many occassions as an area expert.  Stacey's TARR reports are an excellent source of information, with easy to read statistics and graphs drawn from all area sales and listing data.

$8,000 Tax Credit Now Available First Time Homebuyers and Others Qualify The "American Recovery and Reinvestment Act of 2009," passed the House and Senate on Friday, February 13, 2009 and was signed into law by President Obama on February 16, 2009.

While the Raleigh area has seen slowing over 2008, values have remained strong.  Overall appreciation in 2008 was still about 4%, with strongest appreciation in top go-to areas like Cary and Chapel Hill.

Capital Bank Loosens Lending with Great Rates on Jumbo Mortgages Knocks 2% Off Interest Rates for Homes Over $417,000 Raleigh-based Capital Bank received $43 million in TARP funds, with promises to use that money to loosen lending as intended.
According to this ABC story, Capital Bank has been fulfilling those promises, in particular for homes above the $417,000 cut off for "jumbo" mortgages. 
These aren't just million dollar homes - in Chatham County, for instance, 41% of homes listed for sale were between $400,000 and $799,999, per December 2008 reports.  Similar totals can be seen in Chapel Hill, … (2 comments)
