Average price per square foot is $158 per real estate records, and average home size is about 3300 square feet.

Interior finishes vary depending on the price point.

This may not reflect all homes in the community, as many homes are built to suit on lots that have already been purchased.

Lawns and landscaping are lush and green.

Golf cart crossings are common, and the Chapel Ridge Golf Community is set up to encourage outdoor living.

Homeowner association fees are $800, paid annually.

Lot sizes range from about 1/3 acre to almost 1 acre.

What Makes a Solar Water Heater Work, and How Much Does it Cost?

Solar Water Heaters can save homeowners up to 50-80% on their water heating bills, and reduce dependence on natural resources. Here's a quick overview of how they work, and how much you might expect to pay for a solar water in the Raleigh/Durham/Chapel Hill area.

How Does a Solar Water Heater Work?

In the Raleigh area, most solar water heaters consist of two large panels on the roof of the home.

A series of pipes within the walls of the home carry a solution up to the solar panels, which is heated.

The heated solution is pumped through the heat exchanger in a hot water tank, usually located in the garage.

The heat exchanger heats the water in the hot water tank, then recirculates back to the rooftop solar collectors.

This cycle repeats - and heated water in the hot water tank is now ready for use.

What Type of Home Can Have a Solar Water Heater?

In order for a solar water heater to function properly, there must be a roof area of at least 10'x10' that is south facing. The two solar panels commonly installed to support a solar hot water heater are each 4'x8', so the two panels together will need at least a large section with nice exposure to the sun.

Before you purchase a lot or piece of land, talk with your builder to make sure the home can be oriented so that at least a portion of the roof has southern exposure, AND is not going to be too shaded by large trees.

Once you know you're interested in a solar water heater, your builder can submit the home plans and site location to a sustainable building solutions company like Southern Energy Management, who will work with the builder to determine where, and if, a solar water heater can be installed on this particular home in this location.

When Do I Need To Decide To Install a Solar Water Heater?

The pipe system for a solar water heater that carries water or a solution to the roof to be heated must be installed at the framing stage.

After drywall has been installed, there will be additional costs, depending on where the pipes must go (ie how far is the garage from the suitable southern facing section of roof). Sections of drywall must be removed and then replaced in order to install the pipes - and additional costs will be involved if painting is already completed.

If at all possible, talk to your builder before construction begins, so that the home can be oriented for the best possible exposure. And be sure to check with the developer or homeowner's association, to make sure solar panels are allowed in your neighborhood.

How Much Money Can a Solar Water Heater Save, and How Much Does it Cost?

According to Southern Energy Management, a solar water heater can give positive cash flow - even in the first year it's installed.

In the Raleigh area, the most popular solar water heaters are Velux and Enerworks systems. Both have essentially the same features - your builder can go over any differences with you.

Here's the bottom line:

System Cost: $7850

10% Deposit: -$785 (represents typical 10% deposit or down payment on a home)

Amount Financed in Mortgage: $7065

Tax Credit Totals: $3008 (amount you will get back through tax credits)

Total Cost of System: $4842 - plus cash in pocket of $2223 (the tax credit minus deposit)

The tax credit total represents both state and federal tax credits. Both currently expire at the end of 2008, but there are possibilities that they will be extended.

And remember, you'll be reducing your monthly utility bills. Heating water generally takes about 25% of a homes' energy budget - and a solar water heater greatly reduces that energy cost.

How Can a Solar Water Heater Help the Environment?

Solar Energy is clean, renewable energy that doesn't contribute to greenhouse gases.

Solar Energy reduces your dependence on other types of energy.

Solar Energy reduces your environmental impact.

Why?

In North Carolina, 58% of energy comes from coal, and 32% comes from nuclear power.

Solar power reduces reliance on other sources of energy - and protects you from future cost increases for these types of energy.

Southern Energy Management has shared that installing one solar water heating system prevents over 160,000 pounds of carbon dioxide from entering our atmosphere. That's the equivalent in weight to 36 Ford Explorers!

Are There Other Options? "Solar Ready"

Not ready to "go solar" yet for your water heating needs?

Then ask your builder to make your new home "solar ready". Depending on the size and floor plan of the home, the cost is much lower - usually $600-800.

Your builder will install all the necessary plumbing within the walls of your new Raleigh home. Then, when you're ready for solar powered water heating, you can have the system installed - without having to tear holes in the wall.

Veterans Wanted For Documentary

PBS Documentary Series to Film Veterans in Durham

If you watch PBS television, you're probably familiar with the "Lest They Be Forgotten" series.

The film titles include "Korea - The Forgotten War" and "Omaha Beach, D-Day June 6 1944".

Filmmaker Larry Cappetto is continuing to capture the stories of veterans who have served their country - and will be in Durham on September 10th and 11th to film interviews.

Veterans to be interviewed include those who served in World War II, Korea, Vietnam, and even Iraq and Afghanistan.

Local Veterans History Project Ongoing

"Lest They Be Forgotten" isn't the only historical project created to recognize veterans. The National Veterans History Archival Institute based in Cary, NC has been working tirelessly to interview local veterans as part of the National Veterans History project.

These interviews are video recorded. The veteran receives copies for him or herself and their family, and a copy goes to the National Archives.

Dave Milidonis is the founder of this volunteer organization, and is passionate about the long term meaning of the project.

"Even many family members are unaware of what their fathers and mothers did to make the history we live in today," said Dave Milidonis, Director and founder of the National Veterans History Archival Institute, as well as a third-generation Veteran. "Our WWII veterans are passing away at a rate of 1600 per day and their stories are going to the grave with them."

How To Read 2008-2009 Property Tax Rate Charts

Whether you're considering relocating from one side of the Triangle to the other, or coming to the Raleigh area from Florida, New Jersey, New York, or elsewhere, you've probably wondered what the yearly property taxes might be for your new home.

Where and What is Johnston County?

Johnston County is a becoming known as a place that has great home values, but is still close to Raleigh. Johnston County borders Wake County on the southeastern side.

For folks commuting to downtown Raleigh or RTP, popular destinations include Clayton, Archer's Lodge, and the southern outskirts of Wendell, as well as Smithfield slightly farther out (which is also home to the Raleigh area's largest outlet mall - Carolina Premium Outlets at Smithfield). Clayton is about 17 miles away from the center of downtown Raleigh.

Land values within Raleigh have risen, and in general, less land is available for homes. In Johnston County, homebuyers can generally find more home or land for their money than within Wake County.

How Much are Property Taxes in Clayton or Johnston County, NC?

Here are the 2008 rates, by town. To get the total property tax rate for a town, simply add the county property tax rate to the town property tax rate. For example, Clayton has a town rate of .54, and the Johnston County property tax rate is .78. Add the two together - the total tax rate for Clayton, NC is 1.32.

How Do I Convert Clayton NC Property Tax Rates to the Amount I'll Write a Check For?

It's not as confusing as it looks. The tax rates are based on the assessed value of the home, not the asking price.

Divide the assessed value by 100.
Multiply the result by the combined rate on the right side of the table.
The result will be your yearly property tax bill, as of 2007.

This table gives sample property tax bills for all the cities in Johnston County: Benson, Clayton, Four Oaks, Kenly, Micro, Pine Level, Princeton, Selma, Smithfield, and Wilson's Mills, as well as some of the rural areas surrounding each of these towns.

What If The Johnston County Home I'm Considering Isn't Inside City Limits?

Your tax bill can be lower if your home or property is not actually within a municipality, or town. If this is the case, you'll pay just the County rate, plus a fire district or other rate.

The fire district tax rates range from .02 to .19.

If there's a particular address you're considering, you can see the exact assessed value of the home and/or property - just enter the address here.

Johnston County Property Tax Assessment Look Up

It is possible that there are fire district rates in addition to town rates, so it does help to look up a particular address. But in general, the tax rate tables above work well to estimate taxes.

How Do I Know If I'm In Johnston County?

When looking at properties, don't take the city address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located. Ask your agent to verify the actual address and county before you sign a contract.

Clayton - depending on the address, could be in Wake County or Johnston County.

Wendell - could be in Wake County or Johnston County.

Property taxes are based on assessed value, not the price the home is sold for. The assessed value you see may be either higher or lower than the asking value of the property - it really depends on how long ago the assessment was made, and what improvements have come to the area since the assessment (or what improvements are planned for the area). If there is a discrepancy, don't be afraid to ask your real estate agent to pull comps for you!

Try a walking tour of the Downtown Raleigh Historical District!

Raleigh, NC offers a lot more than a great career environment, culture, parks, and recreation.

As the State Capital, Raleigh is the center of a lot of North Carolina history.

The First Baptist Church in downtown Raleigh is just one of over 60 points of interest on the official Downtown Raleigh Walking Tour.

The First Baptist Church can be a bit confusing. There are actually two churches, one block apart, called First Baptist Church.

Both were originally the same congregation, originally founded in 1812.

Originally a biracial congregation, in 1868 African American members of the church left to form their own congregation. In 1904, this beautiful brick church was built.

This First Baptist Church is located at 101 S. Wilmington Street - the original First Baptist Church is located at 99 North Salisbury Street, and was built in 1859. Both are local historic landmarks.

As part of the walking tour, you'll notice four churches, one at each of the four corners facing the State Capital Square.

Christ Church was built in 1848, and is a National Historic Landmark. The fourth is First Presbyterian Church, built in 1900.

First Baptist Church is still an active church today - if you stroll through downtown Raleigh on a Sunday morning, you'll see well-dressed church members making their way to and from this stately building.

Wake Tech, a community college in south Raleigh, was the first community college game development program to be funded by the National Science Foundation.

Students are trained in an Alienware computer lab, where they learn design, 3-D modeling, animation, simulation, and programming.

In its first year, the Wake Tech Simulation and Game Development program had more than 200 students.

Raleigh has the highest concentration of digital game companies in the Southeast, which employ designers, artists, animators, and technicians.

Wake Tech gaming students will also learn to create designs suitable for a 160-degree wide angle dome. Specially Adapted Housing - VA Requirements for Garages and Carports

The Department of Veteran Affairs has very specific requirements for garage and carport accessibility. The requirements are used by any Veteran who requires specially adapted housing, but the standards can be helpful for anyone looking to build a home that is fully wheelchair accessible.

Here's an overview:

Height of Garage or Carport

Any garage or carport qualified for Specially Adapted Housing must have a minimum overhead door height of 8 feet for new construction, or 7 feet for existing construction.

Width/Dimensions of Garage or Carport

Single Car Garage or Carport

A single car garage or carport must be at least 14 feet 6 inches wide and 24 feet long.

Double Car Garage or Carport

A double car garage or carport must be at least 24 feet wide and 24 feet long.

These minimum dimensions should allow the residents to have:

5 feet of unrestricted wheelchair maneuverability on at least one side of the vehicle.
ample space to park a specially equipped vehicle
access to the vehicle as necessary

In addition, if a veteran uses a platform to enter and exit his or her vehicle, Specially Adapted Housing (SAH) standards require sufficient space for the platform to ascend and descend, and for the veteran to move on or off the platform.

Walkway or Ramp Requirements

If the garage or carport is detached, a walkway or ramp is required to connect the parking area to the home. This walkway must be covered.

Ask your builder if they can make your new home wheelchair accessible, and if so, what type of garage or carport they recommend as the most cost effective combination.

Steady Appreciation Across Five Triangle NC Counties

Second Quarter results are just being released - and those results are very positive for home values in the Raleigh/Durham/Chapel Hill area.

While other areas of the country may be struggling to as a result of bubble markets over the past five years, the Raleigh area continues to see slow and steady appreciation in home values.

According to second quarter 2008 Triangle sales results:

Chatham County - 4.71% appreciation.

Durham County - 3.64% appreciation.

Johnston County - 5.42% appreciation.

Orange County - 7.20% appreciation.

Wake County - 5.89% appreciation.

The Triangle as a whole shows a total of 5.55% appreciation. These rates are determined by monitoring sales and purchase prices of homes in the Triangle. Appreciation is measured by the difference in price between what the home was originally purchased for, and what it sold for in 2008.

Try a walking tour of the Downtown Raleigh Historical District!

Raleigh, NC offers a lot more than a great career environment, culture, parks, and recreation.

There's also a lot of history here - and the Downtown Walking Tour is a good way to get a view of some of that history.

The Labor Building in downtown Raleigh is just one of over 60 points of interest on the official Downtown Raleigh Walking Tour.

The Labor Building is stop #30 on the Downtown Raleigh Walking Tour.

The Labor Building was built in 1888, using convict labor and convict-made bricks as supervised by State Penitentiary Warden Col. William J. Hicks.

A.G. Bauer designed the Labor Building, which was planned to house the State and Supreme Court Libraries.

The NC Department of Labor offices have been in this building since the 1920s.

The Labor Building is located at 4 West Edenton Street, directly across the street from the northwest corner of Capital Square, and just a block north of the Fayetteville Street area of Downtown Raleigh.
