Extending the First Time Home Buyers Credit for Military Families

For anyone who has been stationed overseas and hasn't had a chance to take advantage of the credit, the extra 12 months can make a big difference.

Via Cindy Jones-Northern Virginia Real Estate & Military Relocation Services (RE/MAX Allegiance #1 RE/MAX Company in the World):

The US House of Representatives overwhelming voted to extend the first time home buyers credit for an additional 12 months to anyone in the military who has served overseas for three months in 2009. In a vote of 416 to zero the bill now has to go the US Senate and the President for final approval.

This extension could give up to 350,000 military families currently deployed overseas unitl November 2010 to take advantage of the current tax credit. In addition the IRS "recapture" rules will be waived for any service member who is deployed and must sell or rent their home.

Known as the Service Members Home Owners Tax Act this bill also contains the provision to waive the income tax liability currently in the expanded Department of Defense Homeowners Assistance Program.

The next step for this bill (HR 3590) is for the Senate Finance Committee to review the bill and hopefully move it to a vote in the full Senate.

This seems to be one time that the US Congress, Senate and President should be able to agree. Extending the tax credit for our military is the right thing to do no matter what your political beliefs.

Was out driving with the kids last night, and my 5 year old looked out the window, very excited.

"Look, Mom, there's a wishing star!!"

My two year old says absolutely anything her brother says, and becomes equally excited. "Stars, stars!"

I heard my son whispering, and figured he was probably making a wish. This isn't something we've ever talked about, but he's very perceptive and has a great memory, so I'm sure he heard about wishing stars somewhere.

A minute goes by.

Then I hear a wail, filled with deep disappointment.

"Mom, why didn't it work?" he cried.

I couldn't help it - I don't normally laugh at the worldview of a child, but I did. Then I tried to explain that wishing stars are fun to think about, but only God can really answer our prayers - and he doesn't always answer right away, and doesn't always agree with us on what's best for us.

Then I asked - "What did you wish for?" What wish, not granted immediately, could have given him that sense of betrayal and taken away a tiny bit of the magic of being a child and BELIEVING? Was it something that I could provide for him?

"I wished I could turn into a cat."

Hmm.

Well, what would YOU have wished for, if YOU could wish for anything?

Have you ever wondered about all the lingo that is associated with Green Homes and Energy Efficiency? Well, let me clear up a few things and give you a reference as to what different things mean.

ACH- Air Changes per Hour- This is part of the Energy Star & Diamond Level testing to determine how much air leaks through the walls and ceilings (Hint: A lower number, the more efficient)

AFUE- Annual Fuel Utilization Efficiency. A furnace's heating efficiency. Measures the heat delivered vs. the fuel used. Measures in percentages. The higher number is better.

ASHRAE-American Society of Heating, Refrigerating and Air-Conditioning Engineers. This is the primary organization used in the United States for the design standards in our HVAC systems.

ENERGY STAR-A joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy helping us all save money and protect the environment through energy efficient products and practices.

FRESH AIR SYSTEM-An electronic system connected to the HVAC system that brings in filtered outside air on a timed basis.

HVAC-Heating, Ventilation and Air Conditioning. HVAC includes the furnace, air conditioning components, fan and ductwork installed in a home.

IAQ-Indoor Air Quality. IAQ is the quality of the air breathed by occupants of an indoor or enclosed environment.

IRC- International Residential Code. First published in 2000, the IRC is the Building Code for the State of Texas.

JUMP DUCT- A flexible, short, u-shaped duct that connects a room to a common space as a pressure balancing mechanism.

LOW E2- Low emissivity. Glass is coated with a metallic oxide layer that improves thermal performance. The primary function is to reduce heat gain in the summer and heat loss in the winter.

MANUAL J- The ASHRAE method for calculating residential home cooling loads and the sizing of the system.

MERV-Minimum Efficiency Reporting Value. The ASHRAE standard for filter efficiency. Higher rating is better.

RADIANT BARRIER- Low emissivity attic decking under shingled roofs that reduces summer heat gain, reduces cooling energy usage.

R-410a- Environmentally-friendly refrigerant used in our HVAC systems.

R-VALUE- Resistance - Value. The resistance a material has to heat flow. The higher the R-Value, the greater the resistance.

SEER- Seasonal Energy Efficiency Rating. It measures the efficiency of the air conditioner once it is up and running. Higher number is better.

SHGC- Solar Heat Gain Co-efficient. The solar radiation entering a home through the windows. The lower the number, the better the window is at blocking heat gain.

U-VALUE- A measure of heat transmission due to the air temperature difference from inside to outside. The lower the U-value, the better.

New Homes Under $300K Show Biggest Drop

Looking for a new home in the Raleigh area? Thinking the choices have gotten a little thinner? You're right....

New Home inventory in Chatham County NC was down 16% in third quarter 2009 versus third quarter 2008. Chatham County, which includes areas around Jordan Lake, south of Chapel Hill, Pittsboro, and Siler City, has been lauded for rolling, wooded hills and unspoiled terrain.

New Home Listings by Price Point in Chatham County NC

Chatham County saw some shifts in new home inventory levels. Some price points saw more inventory, while others saw decreased inventory.

New homes in Chatham County under $300K reduced from 33 listings last year to only 18 listings this year, a 55% reduction in new homes at this price point.
New homes in Chatham County from $300K to $499K increased from 38 listings last year to 51 listings this year. There have still been a significant number of sales in these price points - the increased inventory at these levels may be partially reflecting an increased demand.

Overall New Home Listings in Chatham County NC Third Quarter

In third quarter 2008, there were 207 new homes listed in Chatham County NC.

In third quarter 2009, there were only 174 new homes listed in Chatham County NC.

Here's some great tips to keep in mind...

As with anything, the more initial planning you do the more time and money you'll save during the construction of the home. Here are a few ideas to consider when designing your new home

Go for a small home in lieu of a larger one. Create multipurpose spaces such as homework area/craft stations or an office that doubles as a guest room.

Build up not out. When building up, you minimize the size of the roof and the footings. Additionally, a multistory home also reduces the impact on the landscaping.

Consider an addition to your current home. Remodeling your home is a form of recycling. Before assuming you need to build something new, consider putting an addition on your home instead. Take the money you save and put it into more energy efficient systems and/ or components, such as insulation, solar panels, new windows, low flow toilets, etc.

Work with green professionals. Make sure to consult LEEDs certified contractors who are familiar with green building practices.

Make it easy to recycle. Provide adequate provisions for storing recyclables. Install bins in the kitchen or garage. Also, don't forget about composting, which is as easy as a bucket with a lid under the sink.

Design energy efficient building. Use high levels of insulation, high performance windows and tight construction.

Design with renewable energy in mind. Consider solar water heaters or solar panels on the roof.

Senate Passed $8000 Tax Credit Extension & Expansion!

Update Nov 5th - Tax Credit has passed both House and Senate! Final wording coming soon, President Obama due to sign the bill tomorrow.

Beware - this is not a done deal yet. Based on this story, it looks like the government has made a partial decision on extending the tax credit. However, even if a bill has passed the Senate, there is a different bill circulating in the House of Representatives.

Once those bills come together, the President still needs to approve it. Remember that old Sesame Street episode about how a bill becomes a law?

Looks like congress is on the way to extending the current $8k tax credit for first time home buyers until April 2010 and expanding it to existing home owners for a reduced credit of $6500 for folks who have been in their homes at least 5 years. Let's hope it makes it through the House!

Only 10 days till I'm off to camp. RE BarCamp in Raleigh NC that is.

It's been very exciting for me as one of the organizers putting this all together. There's a lot to an RE BarCamp!

I got to thinking how with almost 300 coming to RE BarCamp RDU next week there must be a few out there that are a bit intimidated or unsure about what they've gotten themselves into. One of my collegues even said to me the other day - I'm not going. When I asked why knowing that he signed up - his response was it's going to be way too over my head and I'm going to look like a fool.

Wow - that really hit home ~ so in a way this blog is for him....

Let's get ready to go to camp...

As with any camp or event you go to sometimes spending a little bit of time planning will take you a long way. So just how can someone plan to attend an RE BarCamp?

First of all go to the official webpage - www.REBARCAMPRDU.com. It has a lot of information about what you can expect... There's a list of thought leaders - people coming that have the experience to lead discussions on various different topics... Also read about the charity that we'll be donating to Homes4NC.

Thursday evening there's an event you won't want to miss. It's called Beer for Bloggers at Rally Point Sport Grill. But don't let the name fool you - it's really a great social networking opportunity to get to know those who you'll see the next day.

So what's going to be discussed while at camp? Let's take a minute to look at some of the topics that just might come up.

Twitter - if you haven't already done so go ahead and sign up. Once you've signed up (which takes just a few minutes) do a search for something that interests you - or even just your home town - find a few people that look interesting and start to follow them. Getting a feel of what you'll find on twitter - and what it looks like will help you understand when someone starts discussing #(hashtags) or DM (direct messages) or even what to RT (retweet)

Then there's getting connected socially online. Places like LinkedIn - this is one of the best professional networking sites out there, and one that most of you are probably already aware of. But did you know you can join groups on LinkedIn? There's groups for just about everything. In real estate if you're an ABR or CRS you could become a member of the ABR - Accredited Buyer Representative group ,Council of Residential Specialists group, or the Council of Residential Specialists. I enjoy RTPconnected and Linking Raleigh, NC. as these groups connect me to others in the area and they provide great information about things going on here in Raleigh (outside of just real estate related happenings). Listen for ways to get involved in conversations on LinkedIn. Just another way to socialize online.

Blogging is a topic that comes up often at an RE BarCamp - if you've thought about blogging but weren't sure where to begin - I invite you to check out ActiveRain. It's where I started and it's a great place to learn from others in the real estate industry. With over 160,000 members it's an environment where you can establish business relationships both within the industry and with consumers. Go ahead and sign up (you can do so with a free account to start) and start reading what others blog about. It won't take you long to start to formulate your own potential blogging plan and that will trigger questions that you can watch for discussions on while at camp.

That's a few of the places online I'd start with. But there's going to be more - much much more... Strategical planning - how to use all of these sites in your business, using videos, photo blogging, discussions could arise on ethics and compliance online, the topics are terrific! So think about which of these you would like to focus on before you head to camp. Start to put your questions down on paper to use to seek out answers from some of the best in our industry.

What else can you do to prepare for camp? Below are some of Jim Mark's ideas he came up with for RE BarCamp that was held in SD.

Remember there are no rules. RE BarCamps are put together for you to take out of them what best suites YOU. But you could plan to show up early get registered, and get acquainted with how the days going to set up.

The Raleigh Board of Realtors has a great facility. We'll be using 5 of their rooms the day of the event. Break out sessions will run simultaneously so be sure to familiarize yourself with the map we'll have for you. There will be an introduction/explanation chat at 9:00 am so you'll really want to be all settled in by then. The break out sessions, times and locations will be put out for everyone to view - and remember to choose wisely. That's where some of your pre-planning we discussed above will pay off. You'll be able to choose the break out sessions on topics that affect YOU!

Remember that this is a day where everyone is a volunteer! No one is paid, or screened, or certified. Take the time to read about some of the thought leaders and watch for a session that they are holding if they interest you. And if you feel like it - it's OK and you're encouraged to throw your thoughts into the discussion - ask questions!

There is actually one rule - it's called the 2 feet rule. IF the session isn't what you thought it would be - remember there's others going on - use your 2 feet to go find one of value to YOU.

There's to be absolutely NO selling at camp. Not from thought leaders, sponsors or organizers! The only way someone can pitch a product or service is IF you let them. Don't.

Make a commitment - make a commitment to stay the whole day AND to take back JUST one thing you'll start to implement on November 9th. You're going to learn and hear a lot of ideas - which sometimes can be overwhelming. So be sure to CHOOSE just one thing to start off with.

Take time to meet other people while at camp. How often in our industry do we actually take off our name badges and get a chance to our colleagues on a personal level? Remember we're all here to learn new ideas, and ways of bettering our business. At whatever stage we're in.

And one last thought that Jim recommended and I think is great: do something really nice for another camp participant during the day. Or as we say Pay it forward...

So come early - dress comfortably - jeans are fine, bring your laptop and your notes and you'll be guaranteed a day of learning that will rock your business!

New Home inventory in East Wake County NC was down 39% in third quarter 2009 versus third quarter 2008. East Wake County, which includes Wendell, Knightdale, and Zebulon, is one of the most affordable parts of Wake County.

New Home Listings by Price Point in East Wake County NC

There were fewer new home listings in East Wake County NC in every price point. Townhouses are the only category that has seen an increase in number of listings.

New homes above $400K reduced from 32 listings last year to only 12 listings this year, a 64% reduction in new homes at this price point.
Available inventory in the $300-399K point in East Wake County was down 65%, from 51 to 18 new home listings.
Available inventory in the $199K and below point in Knightdale/East Wake County area was down significantly as well - from 53 to 32 new home listings.

In third quarter 2008, there were 194 new homes listed in East Wake County NC.

In third quarter 2009, there were only 118 new homes listed in East Wake County NC.

If you've been looking at new homes in the Triangle, you may have noticed something... or rather, less of something. New Home listings have been steadily decreasing, even as the new home market has been starting to gather speed again.

Here's an overview of new home listings in the Triangle, this year and last year:

New home listings are down in every market area of the Triangle. In the areas that are significantly down, buyers may be hard pressed to find a bargain. Areas down less significantly may be somewhat more negotiable, depending on location, type of home, price point, and amenities.

Designing a Staircase for Your New Home

A staircase is necessary to reach the upper floor of your new home - but it can also be a statement of your own personal style and design. Here are some great ideas for staircases, from craftsman to traditional, wrought iron and more. Enjoy!

Most staircases are carpeted. This staircase features painted white balusters with a solid oak handrail.

The 6" newel post is also painted white, with a trimwork cap. The treads are exposed, with oak caps.

Since this staircase only has a few exposed treads, this is a cost effective method of adding more oak detail.

This is an example of an "Open Stringer" staircase.

An open stringer staircase has treads that overhang the trim stringer. The overhanging tread ends are called mitered returns. The balusters will attach directly to the treads from the handrail. The balusters are differing lengths.

Wrought iron balusters add a touch of elegance and permanence to a staircase.

Alternating baskets with standard balusters adds visual detail and avoids monotony.

A typical oak newel post supports the oak handrail.

This is an example of a "Closed Stringer" staircase.

A closed stringer staircase has a small wall that rises above the treads. The balusters in this case attach to this wall and not to the treads. The balusters are all the same length.

This oak staircase features oak treads with painted risers - the most common way to complete an oak staircase in the Southeast.

The bottom tread of the staircase is called a "bullnose tread". This tread is actually a double bullnose, because it wraps back around to the sides of the staircase.

This open stringer staircase adds more visual detail by wrapping additional balusters at the base of the staircase.

A staircase can be designed to be open and inviting, particularly when the staircase is part of a two-story or vaulted Great Room or Family Room.

This staircase features multiple angles anchored with newel posts and delicate, intricate wrought iron details.

Additional chair rail and crown moulding add to the feeling of luxury and lasting significance.

The exposed treads are also oak.

Curved staircases are almost a signature trademark of a luxury home.

They can be designed as part of nearly any home - but watch out, this type of staircase can add $10,000-15,000 to the cost of your new home, or more, depending on your preferences for design, curvature, and materials.

If your floorplan includes a curved staircase, but you'd rather work with some interesting angles, talk to your builder - most staircases can be redesigned in planning stages to suit your tastes and budget.

Most oak staircase risers are painted white, but using a deeper accent color on the risers can add a great detail of interest to your staircase.

An interesting newel can really change the look at feel of your staircase.

Newels can be boxy or round, small or large.

A newel is the "anchor" post, the main column that supports the handrail.

Newels can be custom designed for the homebuyer by the trim carpenters or staircase specialists.

With a multitude of options, the staircases in your new home can truly reflect your own personality.

Southeast Raleigh New Home Listings Almost Half of Last Year

Choices Getting Slimmer for New Home Buyers in Fall 2009

Looking for a new home in the Garner NC area? Thinking the choices have gotten a little thinner? You're right....

New Home inventory in Southeast Raleigh NC was down 42% in third quarter 2009 versus third quarter 2008.

New Home Listings by Price Point in Southeast Raleigh NC

There were fewer new home listings in Southeast Raleigh NC in every price point - the only exception was new condos, which increased by two units.

There were 21 single family homes were listed in the Garner NC/Southeast Raleigh area under $150K, making Southeast Raleigh NC one of the more affordable areas in Wake County. There were also 32 new homes listed between $150-199K.

The $400-499K price range had the most significant percent reduction of Southeast Raleigh NC new home choices - from 9 homes in third quarter 2008 to only 2 homes in third quarter 2009, a new home inventory reduction of 78%.

Garner NC area new homes in the $150K and under range saw a 60% reduction in inventory levels, from 52 to 21 new homes.

Garner NC area new homes in the $150-199K range saw a 52% reduction in inventory levels, from 67 to 32 new homes.

Overall New Home Listings in Southeast Raleigh NC Third Quarter

In third quarter 2008, there were 248 new homes listed in Southeast Raleigh NC.

In third quarter 2009, there were only 144 new homes listed in Southeast Raleigh/Garner NC.

On the bright side, if you're looking for a new home, there are many more choices of available lots in Garner/SE Raleigh NC, so it is easier to match up your floorplan, budget, and location (browse available communities here).

What Price Points are getting the most showings in Southeast Raleigh?

If you're looking to purchase in these price points, you'll have more competition for your new home.

$150-199K new homes in Garner NC area saw the most overall showings - and saw more than DOUBLE the average number of showings per new home in September 2009.

$300-399K new homes in Southeast Raleigh saw the second most showings, with each new home, on average, seeing two and half times as many buyers as overall new homes in the area. Might be a little more competition between buyers in this price point!
