Geothermal Heating Systems - Answers to Top Questions

Homeowners looking to build greener are considering geothermal heat pump systems. What's the buzz all about? Here are answers to some of the top questions - including how much this type of heating and cooling system will cost, and how it works, and whether you should install one.

What is a Geothermal Heating and Cooling System?

A series of pipes, or loops, are buried in the ground near the building or home that is be heated and cooled. These loops circulate a fluid that either absorbs heat from the surrounding soil, or dissipates heat into the ground. The fluid can be water, or a mixture of water and antifreeze, depending on the climate and the type of system.

How can the ground heat and cool air or water?

Have you ever been in a cave? You probably noticed that the air was nice and cool, no matter how hard the sun was blazing up above ground. A geothermal heat pump system takes advantage of the natural temperature stability underneath the earth. The ground underneath the frost line (usually about 4 feet deep) stays a constant 50-55 degrees, no matter what the weather up above is like.

How does the geothermal system heat the air?

It's similar to a traditional system - but in this case, the earth's temperature has done most of the work. A geothermal heat pump works with the fluid from the loops, removing the heat. It then concentrates that heat, and transfers it to the home's standard duct system. When cool air is needed, the process is reversed.

How much space is needed for the geothermal loops?

The loops needed for a geothermal system can be buried either vertically or horizontally. The horizontal method is preferred if enough suitable land is available.

Horizontal Loop System

Horizontal installation of geothermal system loops is probably most common. Several different methods and layouts are available. The most common: two pipes (one of which is buried 6 feet deep while the other is buried 4 feet deep), or two pipes (placed side by side in a two foot wide trench, at a 5 foot depth). There is also the "Slinky" method, in which pipes are looped in a spiral pattern, allowing more pipe in a shorter trench.

Vertical Loop System

Vertical loops require drilling equipment. Four-inch diameter holes are drilled about 20 feet apart and 100 to 400 feet deep. Two pipes are inserted into each hole and connected at the bottom with a "U-bend" to form the required loop. The vertical loops are connected near the surface with a horizontal pipe system, which is then connected to the heat pump in the home.

What is a Geoexchange system?

A geothermal system is called many different things, including geoexchange, ground water, ground water source, ground water assisted, and water furnace heating and cooling. All refer to some type of "loop" system that harnesses a constant underground temperature and uses it for heating and cooling.

How can I install a geothermal system into my Raleigh new home?

If you are considering installing a geothermal heat pump system, you'll want to make your decision before the foundation is completed, if possible. There will be some cost savings if the trenching work can be done at the same time as other lot and foundation preparation work. Also, once the framing is completed, most home builders will have already ordered a conventional HVAC system.

What home builders in the Raleigh area will install a geothermal system?

Even though geothermal systems have been used since the 1940s, they are not a typical feature of most homes. Look for a custom home builder or a green home builder who is willing to work with nonconventional building methods and materials.

How much does a geothermal system cost in the Raleigh/Triangle area?

Like any heating and cooling system, the total cost depends on several factors. How large is the home? What is the climate like? And in this case, what are the soil conditions? Is there enough room for a horizontal loop system? At what point was the decision to install made?

In general, your heating and cooling equipment and installation costs will be at least double a conventional system - or count on adding $6-12K or more to the total price tag of your Raleigh home, depending on the type of system, the excavation needed, and the size of home.

Do I save any money by having a geothermal system?

According to Energy Star and the US Department of Energy, a geothermal heating and cooling system will save you about 30% on the cost of heating and cooling energy each month.

There are other benefits too.

A reduced use of energy reduces air pollution.

Most geothermal systems have a 25 year manufacturer's warranty. On the flip side, Westinghouse and Trane warranty their heating and cooling products for up to 10 years. So a higher cost upfront may lead to lower replacement and repair costs later.

There are aesthetic features as well - a geothermal system has a smaller indoor-only unit, so there's no big air conditioning unit sitting outside the home. Homeowners say these systems are quieter and offer more uniform heating and cooling.

Should I install a geothermal system?

A conventional and geothermal heating and cooling system each have attractive features. The lower cost on a conventional system attracts many homebuyers, but the potential long term savings and healthier environmental impact influence others to choose a geothermal system. Work with your home builder to determine which system is better for your needs.

The Town of Cary is leading the way to helping the Triangle area use less water - by offering incentives to residents.

As of July 1st, the Town of Cary now offers four different ways for residents to get a financial return while saving water.

Rebate for High-Efficiency Toilets

Town of Cary residents can apply for a $150 rebate to replace a toilet that uses more than 3.5 gallons per flush with a new High-Efficiency toilet that uses 1.28 gallons per flush. Cary has approved four hundred rebates (up to three per single-family home), and by June 17 has issued 150 of those.

According to the Town of Cary, issuing all 400 rebates will save the town 2.6 million to 4 million gallons of water per year. That estimate comes out to at least 6500 gallons per toilet, or 2941 yearly flushes per toilet!

Turf-replacement Rebates

The turf-replacement incentive program just started July 1st. Town of Cary residents will be offered 50 cents per square foot to replace currently irrigated grass lawns with either warm-season grass or "natural area" landscaping (ie shrubs or flowers and mulch). Warm season grasses use about 20% less water than cool season grasses - but homeowners will need to adjust their habits to use that much less water.

Warm Season Grass Incentive

The Town of Cary is offering reduced water irrigation meter fees to residents of new developments that install warm season grass instead of cool season grass.

Rain-Barrel Making Workshops

A free workshop will be held on July 14. Rain barrel conversion kits are $16, and barrels are $34.

Raleigh Recreation: Looking for something fun to do this weekend?

Try a walking tour of the Downtown Raleigh Historical District!

Christ Episcopal Church will catch your eye as you walk or drive through downtown Raleigh.

Not only is this beautiful stone church visually appealing, it is actually the oldest example of early Gothic Revival style in the South.

Richard Upjohn, who designed Trinity Church in New York and founded the American Institute of Architects, designed this building in 1848.

The sanctuary for Christ Episcopal Church was consecrated in 1854, but Christ Church was actually organized in 1821, so this stone church replaced the original frame structure.

The bell tower was completed 7 years later, in 1861. It is of different color stone, and is topped with a gilded weathercock.

A common Civil War tale is that the bell tower's rooster was the only chicken left in town after Sherman's troops went through Raleigh.

Starting in the 1870s, stained glass memorial windows gradually replaced Christ Church's original clear glass windows. The last stained glass window was installed in 1897.

The only alterations to the interior of Christ Church have been to the altar and lighting.

However Christ Episcopal Church itself has expanded quite a bit - though all has carefully been done in the same style and materials as the original structure.

The first major expansion was actually designed by Hobart Brown Upjohn, the grandson of Richard Upjohn, the original architect. In 1914, a parish house and chapel were connected to the sanctuary with arched cloisters.

Additional expansions were completed in 1941 and 1970.

Today, even as a dedicated Raleigh historical landmark, Christ Episcopal Church still offers services every Sunday. Schedules vary only in the summer. Call 919-834-6259 for information.

Raleigh Recreation - Looking for something to do this weekend?

As part of a tour of the State Capital or a downtown Raleigh walking tour, you won't want to miss the North Carolina Veteran's Monument.

The North Carolina Veterans Monument is a stately stone monument dedicated in 1990 to honor WWI, WWII, and Korean War veterans.

Each side of the base is dedicated to veterans from one of the three wars - WWI, WWII, or the Korean War. A plaque lists major battles and depicts a battle scene.

On top of the tall granite shaft, Lady Liberty stands tall, holding a palm frond to symbolize peace and victory.

Behind the monument, the Raleigh State Capital Building stands tall.

The flags of the Army, Navy, Air Force, and Marines fly above a pillar dedicated to each.

The gardens and pathways surrounding the WWII North Carolina Veterans Monument in Raleigh are open and inviting, and there are benches that offer an opportunity to sit and reflect on what the monument stands for.

The WWII memorial is on the north side of the Raleigh State Capital Building. Directly across Edenton street is the Agriculture Building (built in 1923) and the North Carolina Museum of History - also well worth a visit.

Raleigh Recreation - Looking for something to do this weekend?

The History Museum in Downtown Raleigh is FREE and well worth a visit. And right now, there's an exhibit on display that is even more compelling than usual.

"A Thousand Words: Photographs by Vietnam Veterans"

This special exhibit consists of 60 photographs, taken by young men who were serving in the Vietnam War.

The room is quiet. Each photograph tells a story - the photograph itself is described by the soldier or the soldier's family.

There are photos of cities, with tree-lined streets and shiny cars parked.

There is a story of how soldiers, working in sweltering heat far from a base, managed to bathe in the fields - by asking the gunners to blast a few holes in the field. The holes would slowly fill with (fairly) clean water from the sandy ground, and the soldiers would try to wash some of the heat and grime away.

What struck me most was the faces of each of those in the photographs. The Vietnam Veterans I know are the ages of my uncles and my father. I guess I think of them in terms of how they are now, not of how they were. These guys were young, very young. They looked like the high school students I used to teach, like my little brother and his college friends.

Many of these pictures are heartwrenching - but they are worth seeing. If you know anyone who served in the Vietnam War, you'll walk away from this exhibit with a little better understanding of what they saw and what they did - whether or not they were there by choice.

"A Thousand Words: Photographs by Vietnam Veterans" will be on display until November 17, 2008, and then will continue on a national tour.

Are Formal Dining Rooms Disappearing? What's Better for Resale, an Office or a Formal Dining Room?

What's on your "must have" list when you consider a new home?

Lots of closet space - check.

Great kitchen layout - check.

Formal dining room - nah, can I have an office instead?

It's certainly not the case in every situation, but we have been asked more than once to convert a formal dining room into an office. In a plan like this one, this could mean making these simple changes:

Add French Doors between the Dining Room and the Foyer.

Wall off the doorway between the kitchen and the dining room.

Add cable and phone outlets in the dining room.

And there you go, a great downstairs office in a smaller floor plan.

Breakfast rooms are getting larger. They're right next to the kitchen, and informal dining seems to be gaining in popularity.

Rather than set up two separate dining areas, some homebuyers are opting for a convenient downstairs office instead.

But what about resale value?

If homebuyers are set on having that dining room converted, there is more than one way to have a great office - without turning off future homebuyers who love to have the formal table set up and ready to go.

To make the home appealing to a wider audience:

Instead of walling off the doorway between the dining room and the kitchen, add a door. You may never actually open it, but it will be easy to removed by a future homeowner, leaving the framed doorway.
Go ahead and add the cable and phone jacks. Usually asking for phone and cable jacks before construction begins can mean a charge of $50-100 each - but it will be much harder to run wiring for extra jacks once the home is finished, which of course means more expensive.
Consider adding a butler's pantry or wall of built-in cabinets, if room allows. Your builder may be able to suggest ways to gain room to do this. These cabinets will be very useful whether the room is used as an office or as a dining room. For an extra splurge, consider clear or frosted glass on the upper cabinets.

The example shown is very specific to a dining room - a wine rack and a built-in wine cooler are great for entertaining.

But even a basic set of cabinets is very helpful - in the office, store all your office supplies out of site. Convert to a dining room, and there's a wonderful place for table linens, the good china, and more.

No matter what choice you make, think about versatility, and work with your builder to incorporate the functions that you need most - without reducing the ability to sell your home in the future.

The North Carolina Museum of History is often called the "Raleigh History Museum" by locals, and those newly local. No matter what it's called, it's worth a visit. And best of all, it's FREE!

The North Carolina Museum of History is impressive - starting with the exterior of the modern, clean building.

How Old is the North Carolina Museum of History?

It all started in the 1880s. A Raleigh News & Observer city editor named Frederick Augustus Olds began collecting pieces of North Carolina history from around the state, and noting the stories that went with each piece.

In 1898, the collections were first displayed in the old Agriculture Building in downtown Raleigh. These collections have migrated and grown throughout the years.

In 1992, the building at Five East Edenton Street opened, with room to store and display the 250,000 items that illustrate North Carolina's history.

What will I see at the Raleigh History Museum?

The exhibits are constantly changing, so each visit to the North Carolina Museum of History is a new treat.

Step past the sculptures welcoming you to the place where "History Happens".

The galleries offer 55,000 square feet of displays.

In July, visitors can see:

"Bearing Witness" - Civil Rights photographs by Alexander Rivera
"Showboat" - Artifacts, memorabilia, and photographs tell the story of the USS North Carolina

What kinds of kids activities are there?

This isn't just boring history for adults - the North Carolina Museum of History offers many different kid-friendly activities.

There's even a "For Kids Only" section on the North Carolina Museum of History website, with challenges and activities for different age groups.

Summer Camps and school activities are offered, with titles like "American Indian Life", "A Taste of the Past", "The Blue and the Gray", and "Pirates, Ships, and Lighthouses".

When Should I Visit?

This FREE museum has a great range of hours. Weekends are busier than weekdays, but traffic and parking in downtown Raleigh are better on the weekends, so either option works well! Parking is available just a block away.

The Dead Sea Scrolls - Don't Miss This Exhibit at the North Carolina Museum of Natural Science in Downtown Raleigh

Everywhere you go in Downtown Raleigh right now, your eye will catch one of these signs.

"The Dead Sea Scrolls" are now on display at the North Carolina Museum of Natural Science.

Approach the building, and you'll see some Hebrew notations on the banner, and thanks to the Israel Antiquities Authority.

I've been through the exhibit - and all I can say is it's well worth the $22 ticket ($15 for Friends of the Museum).

You won't be allowed to take any photographs, so don't worry about bringing the camera.

But allow plenty of time. You'll want to soak in the details.

The first thing you'll do is be issued a hand-held "wand" to place up to your ear. The exhibits are self-paced, so as you pass each numbered station, you'll enter the corresponding number on the wand to hear the narrator speak.

You may need to wait in line, but when you do enter the exhibit on the second floor, you'll enter a cave that transports you to the Holy Land.

There are artifacts and exhibits, photos and bits of pottery. There are elaborate chests and pottery jars. And there is so much history. You'll learn how the scrolls were found, and learn about the remnants of the ancient city they were near.

You'll learn about politics and culture, and about how the Dead Sea Scrolls were dated and identified.

You'll learn how Duke University had the opportunity to purchase the scrolls decades ago when they were first discovered - and turned them down.

And finally, in a climate-controlled room with dim lights, you'll see the Dead Sea Scrolls themselves. Each fragment is translated and displayed in a heavily protected case.

The entire exhibit is very quiet, and probably better suited for children over 5, though all children all welcome (but no strollers allowed in the exhibit). Raleigh Historical Buildings - State Bank of North Carolina (Built in 1813)

Downtown Raleigh offers some great walking tours and historical buildings. One of the buildings that you'll want to take a look at is the State Bank of North Carolina.

This stately building was built in 1813, though some records state 1812 or 1833. The brick building with towering pillars is Raleigh's oldest surviving financial and commercial building.

The architectural style incorporates the transition from Federal to Greek Revival. This Raleigh historical building was commissioned and first used for the State Bank of North Carolina.

The first bank president lived in the building.

In another note of trivia - US President Andrew Johnson's father once worked here. Jacob Johnson worked as a porter for the Raleigh branch of the State Bank of North Carolina.

In 1873, the building was acquired by the nearby Christ Church for use as a rectory, but the building's banking career was not yet over.

In 1968, the North Carolina National Bank purchased the original State Bank of North Carolina building and moved it 100 feet southeast.

The North Carolina National Bank renovated the building, and used it as their downtown branch, bringing the building back to it's original purpose - though probably with some high-security additions!

In 1975 and 1976, this building was a center of historical activity, as it was used by the State Bicentennial Commission.

Today the building is again the home of a bank - it serves as a branch of the State Employees Credit Union, and is a registered Raleigh Historic Landmark.

The State Bank of North Carolina is stop #25 on the Downtown Raleigh Walking Tour that highlights more than 60 sights to see in downtown Raleigh. Stop #1 is the Raleigh State Capital. Grab your walking shoes, or hop on a Raleigh Rickshaw, and get your tour started!

The building is located at 123 New Bern Avenue, and is open during bank hours.

Wake County Continues to Show Slow and Steady Appreciation

The Raleigh/Triangle area is still showing the slow, steady appreciation that homeowners have enjoyed for the past 10 years.

Sales of homes throughout the first five months of 2008 have been analyzed, and a 3.21% appreciation rate has been reported for Wake County, versus last year.

No, these appreciation rates aren't crazy. Someone who bought a home 6 years ago wasn't able to sell it at 50%, 60%, or 70% profit at the height of the national boom.

But that's a good thing. Real estate values didn't overinflate in the Raleigh/Triangle area - and homes are holding, and increasing, their value now.

Granville County NC Property Taxes - How to Find out How Much You'll Pay

Whether you're considering relocating from one side of the Triangle to the other, are relocating to Fort Bragg, or are coming to the Raleigh area from Florida, New Jersey, New York, or elsewhere, you've probably wondered what the yearly property taxes might be for your new home.

Granville County is just north of Wake County, and just northwest of Durham County. Lower land costs make this county an attractive place for many homebuyers looking to have some land of their own. Creedmoor is particularly popular - just a few minutes from Falls Lake State Park, with easy access to Durham and Raleigh.

Granville County revalues all real estate every eight years. This procedure allows the Tax Department to adjust the appraised value of real estate to reflect the property's true value in light of changing real estate market conditions. The most recent valuation occurred in 2002 with the next scheduled for 2010.

Here are the 2007 rates, by town and district.

To get the total property tax rate, you'll first need to find out which district the home will be in. The total rate is then found by adding the Granville County property tax rate to the district tax rate.

It's not as confusing as it looks. The tax rates are based on the assessed value of the home, not the asking price.

Divide the assessed value by 100.
Multiply the result by the rate on the right side of the table.
The result will be your yearly property tax bill, as of 2007.

This table gives sample property tax bills for all the towns and districts in Granville County, NC: Oxford, Creedmoor, Stem, Stovall, and Butner. Your tax bill can be lower if your home or property is not actually within a municipality, or town.

For 2007, the district tax rates vary from .755% to 1.48%. There is no guarantee that tax rates will remain the same - check the Granvilla County Property Tax page for most recent information.

Tax rates are based on the assessed value, not the actual sales price of the home. If there is a discrepancy between the assessed value and the asking price of the home or lot, don't be afraid to ask your real estate agent to pull comps for you. Assessed values are not always aligned well with market values, as assessments are often made several years apart.

North Carolina ranks and inspects each facility, and assigns a rating based on a set of standards.
