Whether you're working to design your new home, or looking to organize your existing home, you're going to love these closet ideas!

A closet storage system doesn't have to be big or elaborate.

Even a couple of carefully placed shelves and multiple height rods can make a huge difference!

On a budget? Many of these ideas can be duplicated with ventilated wire shelving in place of custom built and painted wood shelving.

The contrasting color on the closet walls is a nice touch too!

In a larger closet, a full "built in bookcase" idea can work very well.

It's probably better to use spacious shelves and organize smaller items in baskets or labeled bins that sit on the shelves.

These shelves will hold anything from piles of jeans to folded sweaters.

With a little higher budget available, the sky is the limit. Talk with your builder - we schedule a meeting directly with the trim carpenter to discuss your storage ideas.

Cary/Apex/Morrisville New Home Listings Down 29%

Looking for a new home in the Raleigh area? Thinking the choices have gotten a little thinner? You're right....

New Home inventory in the Cary/Apex/Morrisville market area was down 29% in third quarter 2009 versus third quarter 2008. Cary has been a top destination for over a decade, and Apex and Morrisville have both been highly sought after, particularly in the last five years.

New Home Listings by Price Point in Cary/Apex/Morrisville

Cary/Apex/Morrisville saw some shifts in new home inventory levels. Some price points saw more inventory, while others saw decreased inventory.

New homes in the Cary area under $300K reduced stayed nearly constant, moving from 25 to 27 listings.
New homes in the Cary/Apex area from $300K to $499K decreased from 139 listings last year to 112 listings this year. There have still been a significant number of sales in these price points.
New homes in the Cary/Apex area above $500K have decreased significantly - a sign that the "log jam" of inventory in these higher price points has finally begun to move through.

New Home Showings in Cary/Apex/Morrisville

Is anyone looking at new homes in Cary, Apex, and Morrisville? Yes, quite a few of them! Here's a breakdown by price point:

New homes in the $300-399K and $500-599K price points saw the most showings per home, on average.

That is, except for the under $200K price point - these homes saw more than double the average number of showings per new home! But with only 5 homes available at this price point, competition is likely to be fierce.

New homes in the $400-$499K price range also saw significant numbers of showings.

We work with quite a few military and veteran families relocating to the Fort Bragg/Raleigh area with "Stanton Homes for Heroes" - military and veteran discount program for new homes.

Are you aware that under current law those serving in the military who buy their first home are not likely to be able to use the first time home buyers credit?

I work with military families relocating to Camp LeJeune, New River Air Station and The Naval Hospital at Camp LeJeune in Jacksonville, N C and this has been such a disappointment to these families.

Most military are only at a duty station for a short period of time and must sell the house they have purchased before the 36 month requirement in the current law is fulfilled--which means they are not eligible for the tax credit.

Finally, someone is looking out for our service men and women.

Our own North Carolina Representative, Walter B. Jones introduced language earlier in the year that has been written into the new law that would allow military personnel to retain the first time home buyer's credit if they need to sell their home within the first 36 months due to deployment or transfers.

How To Lower Home Energy Usage

Reduce Your HERS Score in Your New Home

Any home's energy usage can be "rated" by a certified third party Home Energy Rater. Whether you're buying new or buying an older home in a great location, a HERS score will help you understand how much energy your new home requires.

What's a Good HERS Score?

A home build to standard construction methods has a HERS score of 100.

An ENERGY STAR home uses 15% less energy, and has a HERS score rating of 85 or lower.

What are some good ways to reduce home energy usage?

Here are some great ways to incorporate energy savings in to your new home.

HVAC Systems

1. Move ducts inside conditioned space.

This isn't always possible without adding more conditioned space to your home, but if conditioned air leaks out of your ducts (and it will), you don't want it disappearing!

Moving ducts inside conditioned space can reduce your home energy rating by up to 5 points.

2. Add a high efficiency furnace.

Moving from an 80% efficiency furnace to a 92% efficiency furnace can reduce your home energy rating by up to 6 points. However, moving from a 13 seer air conditioner to a 14 seer air conditioner will only reduce your rating by 1 point.

3. Add a radiant barrier in the attic.

Adding a radiant barrier like Techshield can reduce your attic temperature by up to 30 degrees in the summer. This will reduce your home energy rating by a couple of points (depending on the total amount of attic/roof space), and could cost as little as $500 or so.

Conditioned Crawl Space

Converting a standard crawl space to a conditioned crawl space will reduce your home energy rating by about 3 points. Not only that, indoor air will be healthier, and floors will work better - seasonal temperature changes can cause gapping and buckling, particularly with hardwood flooring. The crawl space can be one of the most common places for mold to grow.

Water Heating

1. Solar Hot Water

Adding a solar hot water heater can reduce your home energy score by up to 10 points - this is one of the most significant places to save energy.

2. Tankless Hot Water Heater

A tankless hot water heater can reduce your home energy rating by up to 6 points. Besides heating and cooling your home, providing hot water is one of the main places energy is needed for.

Interior Lighting

A home energy rater will count up to 90% of your fixtures towards the total home energy score. Replacing all those bulbs with efficient bulbs can get you up to 4 points.

There are many different kitchen countertop ideas that can count towards "green points" during the green home certification process. Here's a brief overview, along with a very general pricing structure:

Torzo

Torzo is a composite wheat straw material with no added formaldehyde. Torzo is rapidly renewable, 70% pre-consumer recycled content.

The cost of Torzo countertops is roughly 20-30% higher than granite.

Reclaimed Heart Pine Linear Butcher Block

Reclaimed wood can be a great sustainable option. Reclaimed heart pine cost is roughly 30-40% higher than granite.

Durat

Durat is made from 30-50% recycled hard plastics. It looks similar to Corian. The cost of Durat is roughly 50% higher than granite.

Eco-Terr

Eco-Terr is made from marble and granite chips, 70-80% recycled marble and granite with 5% recycled fly ash. Zero VOC. Eco-Terr cost is roughly 50% higher than granite.

Eco by Cosentino

Made from 75% recycled content. It is non-porous and doesn't require sealers, and also is high performance against staining and scratching. Look is similar to Corian. Cost is roughly 75% higher than granite.

PaperStone

PaperStone is a thick, granite-like slab created from 100% post-consumer recycled paper. PaperStone currently costs close to double the cost of granite.

Meld Xposed

Locally produced materials (North Carolina), 25% recycled, about double the cost of granite.

"Green" composite - roughly twice the cost of granite.

Meld EcoX

Created with 70% recycled materials, including local glass. Local material. About double the cost of granite.

Bio-Glass

Made with 100% recycled glass, non porous surface. Roughly three times the cost of granite.

The National Association of Realtors (also known in the industry as NAR) has a great Frequent Asked Questions communique for the consumer. Things are so different from the current version of the bill that consumers need to be aware of what this bill encompasses.

YOUR CONTRACT NEEDS TO BE SIGNED BY APRIL 30th and Closing by June 30th.

Question: Existing homeowner credit: Must the new house cost more than the old house?

Answer: No. Thus, for example, individuals who move from a high cost area to a lower cost area who meet all eligibility requirements will qualify for the $6500 credit.

Question: I am an existing homeowner. On October 25, 2009, I signed a contract to purchase a new home. I have lived in my current home for more than 5 consecutive years and am within the new income limits. I will go to settlement on November 20. If President Obama has signed the bill by the time I go to settlement, will I qualify for the new $6500 tax credit?

Answer: Yes. The existing homeowner credit goes into effect for purchases after the date of enactment (when the bill is signed). There is no reference to the date of contract for the new credit. The provision looks solely to the date of purchase, which is generally the date of settlement.

Question: I am a firsttime homebuyer but was not within the prior income limits at the time I entered into my contract to purchase on October 30, 2009. I will be covered, however, by the new income limits. If the new rules have been signed into law by the time I go to settlement, will I be eligible for a credit?

Answer: Yes. The new income limitations go into effect as soon as the President has signed the bill. The income limit and other eligibility rules will look to your status as of the date of purchase, which is the settlement date. So if the new rules have been signed when you go to settlement, you should be eligible for the credit (or a portion of the credit if you're within the phaseout range).

Question: I am an eligible existing homeowner. I have a fair amount of equity in my home. I have found a home with a nonnegotiable price of $825,000. Will I be able to use any of the $6500 tax credit?

Answer: No. The $800,000 cap on the cost of the purchased home is firm at $800,000. Any amount above $800,000 makes the home ineligible for any portion of the credit. The $800,000 is an absolute ceiling.

Question: I owned my home for 10 years, but sold it two years ago year and have been renting since. If I purchase a home, will I be eligible for the $6500 tax credit if I meet all the other eligibility tests?

Answer: Yes. Because you lived in the home for more than 5 consecutive years of the previous 8, you will qualify for the $6500 credit. For example, Say John and his wife bought a home in 2000 and lived there until 2008 when he got a divorce. Whether John has been renting or bought in the interim, he WOULD INDEED be eligible for the credit because he owned a home and occupied it as his principal residence for 5 consecutive years out of the last 8 years. The keyword here is "consecutive." As long as he lived in that house for 5 years straight what he did since 3 years doesn't impact eligibility.

Question: I am an eligible firsttime homebuyer. I entered into a contract to purchase on November 1, 2009. Do I have to go to closing before December 1? How does the extension date affect me?

Answer: You do not have to close before December 1. Once the legislation has been signed, it will be as if the Nov 30 date had never existed. Therefore, so long as the contract settles before April 30 (or July 1, worst case), the purchaser will be eligible for the credit.

What is a HERS Rating?

HERS = Home Energy Rating Score

Any home can be "rated" by a certified third party Home Energy Rater. Whether you're buying new or buying an older home in a great location, a HERS score will help you understand how much energy your new home requires.

The home energy rater will provide an analysis of the home, including review of floor plans, onsite inspections, and tests such as a blower door test (to test the leakiness of the house) and a duct test (to test the leakiness of the ducts).

A complex software program analyzes all the data, and provides a HERS Index score for the home.

What does HERS point mean?

Each 1 point reduction implies a 1% energy savings versus standard construction. A home with a HERS Index score of 150 will most likely require 50% more energy than a home built to today's standards.

A home with a HERS Index score of 75 will require 25% less energy than a home built to today's standards.

What are common HERS scores to see?

Standard New Construction = 100

A new home built to standard construction guidelines generally has a HERS (Home Energy Rating Score) of 100.

ENERGY STAR Construction = 85

A new home built to ENERGY STAR guidelines generally has a HERS (Home Energy Rating Score) of 85 or below.

Yearly energy costs are planned to be 15% lower than in a home built to standard construction.

20 Year Old Home = 120 to 150

In general, older homes have higher energy requirements. This can vary greatly depending on the home and any improvements made, so it is a very good idea to have an older home rated before purchase.

A score of 150 means that yearly energy costs will be 50% higher than in a home built to today's standard construction.

70 Year Old Home = 250???

How much will I pay in property taxes for my new Durham County home?

That's a very common question when considering purchasing a home in Durham County.

If you're considering relocating to Durham County, you may have a Raleigh, Durham, Bahama, Rougemont, or Chapel Hill street address.

Find Out What District Your New Durham Home is Located In

Ask your real estate agent what district number the property resides in. Or click on the link below to enter the address and find out the tax district: Durham County Address Check for Property Tax Rate.

This chart shows the 2009/2010 Durham County property tax rates. If you are relocating to a home inside a town, the tax rate will be slightly higher. If your new home will be outside of town boundaries, the tax rate can be extremely low.

The county rate gets combined with either the fire district rate or the town rate, depending on where the home for sale is located.

OK - But What Will I Actually Pay in Durham County Property Taxes?

What do all those little numbers mean? It's actually not as hard as it looks.

Take the assessed value of the property.
Divide by 100.
Multiply by the tax rate.

This will give you the yearly tax amount, per 2009/2010 rates.

And just to give you an idea, here's a table of sample yearly tax payments for different sample assessed home values.

You can also visit the Durham County Property Tax page to see any updates to tax tables or tax information.

As you can see, a City of Durham location will be the most expensive property tax location to live in Durham County, following closely by the City of Chapel Hill. Best bargains for property taxes are in Mangum, New Hope, Parkwood, Redwood, Eno, and Bahama.

When looking at properties, don't take the "city" address for granted - you could be in a different county, with different tax rates, depending on where exactly the property is located.

How Do I Find Out the Assessed Value of My Durham County Home?

If there's a particular home that you're considering, you can go directly to the Durham County Tax Administration Records site, type in the address, and see the assessed value of the property.

What if the Assessed Value is Different From the Sales Price?

If there is a discrepancy between the assessed value and the asking price of the home or lot, don't be afraid to ask your real estate agent to pull comps for you. Assessed values are not always aligned well with market values, as assessments are often made several years apart. Durham County was reassessed on January 1, 2008, and the new assessed values went into affect in Summer 2008.

Here in the Triangle, we've seen tremendous growth in "green construction"! Green features or green certified homes are in strong demand, ESPECIALLY programs that save energy, like Energy Wise.

It’s no longer just a fad, the movement toward Green Homes is a Solid Market Trend.

The green housing market is growing on all fronts—new construction, retrofits, single family and multi-family are all seeing strong growth in the area of green practices and products. The green housing market is following the classic growth pattern of innovative technology adoption progressing through various stages of market development. We are now at the stage where we are starting to move beyond the early adopters—a highly segmented group that is generally less price sensitive—into more mainstream market acceptance.

Although green technology has been around for many years, it is just now beginning to take root. Unfortunately, even though there are tens of thousands of green homes all across the country, we have very little quantifiable market data. I see this as a big problem. I admit, I am a bit of a data guy, maybe even a geek in that regard (I am sure my wife would have more to say about that…), but for me data can give us visibility about market activity and demand. Data can help guide the decision process on all fronts including development of new construction and renovation of existing homes. This is true on both the professional and consumer side of the business.

But all is not lost. There is some green market data out there if you're willing to dig deep enough and piece it together. The problem is that it is spread out and not well organized or segmented. Some of the market segments we need to know about the green housing market activity include geographical region, price range, house size, leading technologies implemented, and consumer uptake. When this information becomes available developers will build smarter, agents and EcoBrokers will market green homes more effectively, and consumers will become more empowered to make better and more informed green home buying and selling decisions. But until that time, we'll have to get by with what we got.

Okay, enough of my rant. Here are a few morsels of data about the green housing market that I’ve gathered from a McGraw Hill Construction report compiled in cooperation with the U.S. Green Building Council. In Part II of this post, I’ll present some of the other data I’ve collected from various sources.

Green home building products are gaining ground according to a report produced jointly by McGraw-Hill Construction and the National Association of Home Builders (2008 &; 2009). The chart above is from a presentation I recently gave showing the market forecast for new green construction.

The market for green homes is expected to rise from $49 billion to $140 billion over the next five years.

Standard homes are becoming increasingly green, with home owners using green products for 40 percent of their remodeling work.

Most Americans find out about green homes through word-of-mouth, followed by television and the Internet.

Green home owners are happy with their homes and are recommending them at rates significantly higher than recommendation levels of other industries.

Home owners are buying green homes because they are concerned about the health of their families, as well as to reduce energy and other home operating costs.

Education and awareness of green ranks as the most important obstacles, slightly higher even than the additional first costs associated with building green.

It's interesting to note that if the new construction part of green building is growing so rapidly, we can only assume that the green renovation market is growing even faster. But this is where I've hit a brick wall. The good news is that the Federal government's Recovery Through Retrofit program announced a couple of weeks ago will likely inspire the market analysts to get to work and start giving us data geeks something to chew on.

What is Veterans Day? - Remember Our Veterans Today!

Veterans Day is always celebrated on November 11th.

The holiday began in 1919, and was originally called Armistice Day. In 1954, Armistice Day (created to recognize WWI soldiers) was changed to Veterans Day, to honor soldiers who have served in every conflict throughout our history.

On Veterans Day we recognize those who served: both living, and those who paid the ultimate sacrifice, unlike Memorial Day when we recognize only those we lost in serving their country.

Take a moment today to thank a veteran - you probably won't have to look far to find one who served the United States of America in:

Vietnam

Iraq

Here's what homebuyers and builders are focusing on in today's new home market!

- Focus on Smaller Homes

Many builders are shifting from a focus on homes in the 2500 to 3500 sq ft range to homes mainly in the 1600 to 2500 sq ft range. The average and median square footage in new homes has dropped for the first time in many years. Smaller homes cost less too!

- "Great Room" Instead of Formals

More homebuyers are looking for a "Great Room" concept - one large room adjoining the kitchen for entertaining and everyday living, instead of a smaller Family Room and Living Room.

- Fewer Volume Ceilings

9 foot ceilings are still fairly standard on the first floor, but there is a decreased demand for vaulted or two story ceilings. A floor plan that offers a two story room can be "expanded" for very little cost, with a bonus room or game room added over the family room.

- More Focus on Floor Plan, Less Focus on Features

Homebuyers and home builders are opting out of many of the expensive options they were more likely to choose a couple of years ago, in order to keep overall costs in line.

- More Elaborate Kitchens, But Smaller Dining Rooms

The kitchen has become a focal point of the home. We cook, entertain, and even eat here, at large islands and seating areas. In some homes, the formal dining room disappears altogether, replaced perhaps with a home office.

- Three Car Garages

There has been more demand for larger garages, but space can get creative to save on cost. Tandem garages, where one car parks behind another, can save on the cost of an additional door, and might be more cost effective to build. Or garages may have a "workshop" or "storage" area or extension.

- Energy Efficiency

According to several recent surveys, many homebuyers are willing to spend anywhere from $5,000 to $11,000 or more to make sure that their monthly energy costs are much lower. ENERGY STAR and the Energy Wise program both offer lower energy costs. Energy Wise guarantees 50-70% savings on heating and cooling.
