It had gotten so hot the other day, my husband and I decided to get some ice cream. We went to the legendary Stricklands ice cream on Triplett Blvd in Akron OH.
It was so hot, even these cute dogs had their own cones. Before I could take a picture, the big dog Brandy had eaten all of hers. The little pooch was still going strong.
I'm showing a house tomorrow to some new clients that is "For Sale By Owner." I called and identified myself and asked would they pay me a commission if my buyers wanted to make an offer. The FSBO lady said they needed all the money and how come the buyers couldn't pay me, after all you are the buyers agent. Couldn't the buyer just add the commission to the price? I said that is not how we do things.
Isn't that kinda how we got into this mortgage mess with all the out of the box razzle dazzle? Trying to make the deal work? I don't know, What do you think?
The Canton OHio area has been hit pretty hard by foreclosures, but there is opportunity as well. If you are looking for a home that need some work, the FHA 203(K) loan might very well be the ticket.
The FHA 203(K) loan rolls the cost of the repairs into the mortgage, but you cannot go hog wild. The repairs and the mortgage loan must be within what you qualify for.
Lenn Harley in Maryland does an exceptional job of explaining the FHA 203(K) loan.
FORECLOSURES IN MARYLAND? WHAT ABOUT THE CONDITION? MEET THE FHA 203(k) Rehab Loan.
You've seen those foreclosures for sale in Maryland. The question is, CAN YOU SEE THE POTENTIAL?? If you can imagine how you could make repairs and upgrade that home, you are a good candidate for the FHA 203(k) purchase financing.
YOU CAN ROLL THE COST OF REPAIRS into your mortgage loan.
Banks sell their foreclosed properties "AS IS" and will seldom make any repairs. This is why the bank owned properties are often purchased"cash only" by investors with cash to buy the homes outright and then do the "fixing up" after settlement. Investors have benefited greatly by getting good prices on bank owned homes.
YOU CAN BENEFIT BY BUYING A "FIXER-UPPER" TOO with an FHA 203(k) financed rehab purchase.
SOME IMPORTANT POINTS ABOUT THE FHA 203(k) LOAN:
You can combine the mortgage and home improvement into one fixed-rate loan.
No need for a second mortgage.
Sellers are often more willing to negotiate purchase price whan they can sell "as is".
THE STEPS TO BUYING A HOME WITH 203(k) financing are simple:
Negotiate the lowest price for the property.
Add the repair cost estimate.
Get appraisal for "After - Repaired Value"
Close on your purchase/loan
Make repairs and the contractor gets paid from the repair escrow held by the lender.
REPAIRS THAT ARE OFTEN INCLUDED IN AN FHA 203(k) REPAIR LOAN.
New Kitchen, Updated Bathrooms, Landscaping, Paint, Carpet or Hardwood Flooring, Lighting, Plumbing, Appliances, Energy Efficient Upgrades to appliances, Windows, Fencing, Roofs, and more, even Room Additions and Garage Additions.

My buyer didn't have a computer and liked to drive by the homes to look at the outside first. This worked out well for both of us. More work for me, because I couldn't put her on automatic email campaign, I'm previewing all houses before I call her based on her specifications.
"Hi Buyer, I said, I've got some more houses for you to see."
"Oh Hi Deb, my buyer said, we were just having lunch to celebrate the successful home inspection. I love my new house."
I felt my head spin round like in some exorcist movie. Taking a deep breath, I said "what are you talking about. What house? Why didn't you call me?" The kick in the stomach was when she said, what ever agent sent me a house that I liked, I went with that agent. You were just one of many agents helping me. I was one of many helping her! The house she purchased was against every thing she said she wanted. It was on a busy street with no fenced private back yard in an area of town she didn't want.
I wanted to say, "whadda you mean, you wrote an offer with someone else. We have an exclusive buyer agency agreement in place. (Unfortunately it had been in place for three months and expired the day the offer went pending Hmmm!) I thought we had a relationship. We've written two offers ( that you lowballed), we talked twice a week about what she wanted. We previewed countless homes. I met her family. I thought I was her Realtor.
Farmer's Market in Jackson Township Community Park.
I went down to the Community Park to stroll the Farmer's Market. But after I got there and saw the beautiful veggies, jars of honey, pastries, flowers, and even locally raised beef vendors, I was hooked.
The market is every Thursday from 3pm to 7pm. You will not be disappointed. Grocery store charge by the pound, but I was able to buy by the piece or by the quart.
I bought a huge butterner squash for $1.00. Just earlier thay day, I saw this guy on the cooking channel making something with the butternut squash, so I had to have one. When I left I was loaded down with a lovely bunch of carrots with the tops, onions, cucumbers and tomatoes.
