&lt;p&gt;The Property:&amp;nbsp; Two bedroom, two bath ranch in Uniontown OH.&amp;nbsp; This ranch has 804 sq ft of living area.&amp;nbsp; It was purchased in September of 1994 for $69,000.&amp;nbsp; It sold in 8/24/2012 for $65,000.&amp;nbsp;&amp;nbsp;That's a decline in value of 99% in 18 years.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Liens:&lt;/p&gt;
&lt;p&gt;1st Mortgage with Chase Bank for $85,794&lt;/p&gt;
&lt;p&gt;2nd Mortgage with Citi Financial for $16,794&lt;/p&gt;
&lt;p&gt;Hardship: Loss of income.&lt;/p&gt;
&lt;p&gt;Summary:&lt;/p&gt;
&lt;p&gt;I placed the propery on the market in March 2012 for $69,000.&amp;nbsp; We negotiated a deal for $50,000.&amp;nbsp; Chase countered at $65,000 and the buyer would not meet the counter.&amp;nbsp;The property was&amp;nbsp;back on the market&amp;nbsp;within days and&amp;nbsp;went pending with a new buyer for $65,000.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The property closed August 2012.&amp;nbsp; Chase accepted $56,243.00 or .65cents on the dollar for the first mortgage.&lt;/p&gt;

The brothers wanted to kickback with their friends. &amp;nbsp;The brothers built stately homes along the shore of the man made lake they built. &amp;nbsp;Fishing and relaxing on the sandy beach was the order of the day. &amp;nbsp;In the 1950's the Lake became a residential community with the winding narrow beach roads still intact today. &amp;nbsp; A perfect viewing area for the fireworks was the Dog Daze Hot Dog Shop where we dined prior to the july 3rd&amp;nbsp;fireworks. &lt;p&gt;I'm showing a house tomorrow to some new clients&amp;nbsp;that is "For Sale By Owner."&amp;nbsp; I called and identified myself and asked would they pay me a commission if my buyers wanted to make an offer.&amp;nbsp; The FSBO&amp;nbsp;lady said they needed all the money and how come the buyers couldn't pay me, after all you are the buyers agent.&amp;nbsp;Couldn't the buyer&amp;nbsp;just add the commission&amp;nbsp;to the price?&amp;nbsp; I said&amp;nbsp;that is not how we do things.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&amp;nbsp;My buyer didn't have a computer and liked to drive by the homes&amp;nbsp;to look at&amp;nbsp; the outside first.&amp;nbsp; This worked out well for both of us.&amp;nbsp; More work for me, because I couldn't put her on automatic email campaign, I'm previewing all houses before I call&amp;nbsp;her based on her specifications.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;"Hi Buyer, I said,&amp;nbsp;I've got some more houses for you to see."&amp;nbsp;&lt;/p&gt;
&lt;p&gt;"Oh Hi Deb,&amp;nbsp; my buyer said, we were just having lunch to celebrate the successful home inspection.&amp;nbsp; I love my new house."&lt;/p&gt;
&lt;p&gt;I felt my head spin&amp;nbsp;round like in some exorcist movie.&amp;nbsp;Taking a deep breath, I said "what are you talking about.&amp;nbsp; What house? &amp;nbsp;Why didn't you call me?"&amp;nbsp; The kick in the stomach was when she said,what ever agent&amp;nbsp;sent me a house that&amp;nbsp;I liked, I went with that agent.&amp;nbsp; You were just one of many agents helping me.&amp;nbsp;&amp;nbsp; I&amp;nbsp; was one of many helping her!&amp;nbsp; The house she purchased was against every thing she said she wanted.&amp;nbsp; It was on a&amp;nbsp;busy street with no fenced private back&amp;nbsp;yard in an area of town she didn't want.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I wanted to say, "whadda you mean, you wrote an offer with someone else. We have an exclusive&amp;nbsp;buyer agency agreement in place. &lt;p&gt;I went down to the Community Park to stroll the Farmer's Market.&amp;nbsp; But after I got there and saw the beautiful veggies, jars of honey, pastries, flowers, and even locally raised beef vendors, I was hooked.&lt;/p&gt;
&lt;p&gt;The market is every Thursday from 3pm to 7pm.&amp;nbsp; You will not be disappointed.&amp;nbsp; Grocery store charge by&amp;nbsp;&amp;nbsp; the pound, but I was able to buy by the piece or by the quart.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I bought a huge butterner squash for $1.00. Just earlier thay day, &amp;nbsp;I saw this guy on the cooking channel making something with the butternut squash, so I had to have one.&amp;nbsp;When I left I was loaded down with a lovely bunch of carrots with the tops, onions, cucumbers&amp;nbsp;and tomatoes.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I guess I had better get cookin'&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;a&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I joined the Paul and Carol David YMCA&amp;nbsp;this past&amp;nbsp;January, and I have been happy with the programs, staff and the facility.&amp;nbsp; They have programs for&amp;nbsp;everyone, the staff is helpful, the instructors are professional and the building is clean, spacious&amp;nbsp;and well planned.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;a&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;My schedule includes yoga,&amp;nbsp; pilates, treadmill workout, weights, cardio&amp;nbsp;and even the pool when I take swimming lessons.&amp;nbsp;&amp;nbsp;I'm stiff and get fatigued easily&amp;nbsp;from having MS, but I do what I can, and I can feel the difference already. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;a&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;I have to say I don't feel all that graceful in the yoga class, but I love the cool down time when we lay on our mats covered with a blanket.&amp;nbsp; You would be surprised at how cold you get when you stop exercising.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
