real estate: Home Sellers: What a Great Agent Can Do For You - 04/03/14 02:20 AM
Written by Blanche Evans

You already know the smart way to sell your home is through a real estate professional, but you may not realize how much your agent really does for you.
A real estate practitioner is licensed and regulated by the state to sell real estate, but service levels are far from standard. Most practitioners offer full service, but what does that really mean?
It means you should have an agent's most professional advice and services - from pricing your home to preparing your home for market, to finding the right buyer, to shepherding the transaction to a … (0 comments)

real estate: Set the stage for higher home value, shorter market time - 05/31/11 05:39 AM
The moving process is already stressful without needing to worry about how long it will take to sell the house. Staging can help a house sell even faster.  Staged homes have a proven advantage over non-staged homes. Experts at Model My Home say that most of their staged homes spend nearly half the amount of time on the market compared the average. First impressions are important and you want your home to make a positive one so potential buyer can picture themselves living there.
The moving experts at TWO MEN AND A TRUCK® help answer questions about how to stage a … (0 comments)

real estate: Five Steps For A Succesful Transaction - 05/22/11 07:45 AM
Today's real estate is not "your father's real estate", to reference a Cadillac commercial. Collaborating with the right firm and associates (Why RE/MAX), as well as hiring the right agent is critical.
The first step is to listen to the professionals and not the media. All markets are different as well as the neighborhoods within those markets vary, sometimes slightly and sometimes wildly. The media, local and national, do their best to report markets and market trends. Just keep in mind that they are "professional reports" not professional "Realtors®" or "Real Estate Sales" people.
While "Realtors®" and "Sales People", essentially do … (1 comments)

real estate: Remembering our purpose - 12/21/10 04:58 AM
I closed a transaction yesterday. I was not much money nor was it the greatest home sold in my portfolio. However it was one of the most rewarding closings I have had in a very long time.
The home was a "foreclosure" and it sold for $58k. It was a cash deal (that was great), but the feeling this closing gave me helped me remember why I gotten into this field in the first place many years ago.
The buyer was older and had saved his money for fifteen years, and this would be the first property he ever purchased. It … (3 comments)

real estate: Homeownership Aspiration Remains Strong Among Americans - 12/14/10 01:57 AM
by Real Trends 12/13/2010
A new study released recently by Fannie Mae finds that most Americans strongly aspire to own a home and to maintain homeownership, despite ongoing turmoil in the housing market. However, demographic trends such as fewer married couples and less families with children resulting in shrinking households, combined with financial caution among consumers, are contributing to an increased willingness to rent.
According to the study findings, 51 percent of current owners and renters say that the housing crisis has not affected their overall willingness to buy a home. However, while homeownership aspirations are high for the long-term, Americans … (1 comments)

We need to let people know that just because the $8k tax credit is gone.... There is still the MCC (Mortgage credit certificate), which could give a buyer up to $59k in tax savings over a thirty year note. Is anyone else talking about this except me?

real estate: Tarrant County Real Estate Market News - 09/22/10 03:27 AM
I never like to talk about news that is less than good, because it is my nature to look at the glass half full. However sometimes you have to share the news, what ever it is, good or bad because as much as I don't like bad news; Information is power. I think that hearing news that is less than positive is all in the listener and what we choose to do with it is very individual.
The fact is things are just really slow right now. It happens just before school and just after school starts (on the norm), and … (2 comments)

real estate: Rent Or Buy - 06/29/10 12:09 PM
I have always beleived that buying is better than renting. After all, Renting is paying off someone elses mortgage not your own. With Interest rates at an all time low, and inventory at an all time high; It just makes sense to me.
Of course this is not the entire picture, as everyone needs to decide for themsleves.

Mortgage Rates Drop to Record Low:
30 year fixed mortgage rates dropped to their lowest levels in 39 years according to a new survey released by Freddie Mac, the second largest mortgage finance company.
Interest rates on 15 year fixed rates and … (0 comments)

real estate: Some Facts Regarding Appraisals - 06/09/10 09:58 AM
The article written by Lisa Udy is right on the money. While I agree that we needed to reel in the overinflated prices of homes in parts of the country, this is perfect example of "Over Correcting" the situation.
Appraisers Coming In Low To Avoid Lawsuits
by Lisa Udy on June 9, 2010

The housing market, no matter where you live, is being effected by powers that we small people have no control over. Unless you've been living under a rock for the last 2 years, you've probably heard that appraisals have been coming in really low.
These low appraisals … (0 comments)

real estate: National Association of Realtors Fighting for the consumer! - 05/03/10 05:47 AM
NAR was successful in defeating a series of amendments by Rep. Garrett (R-NJ) that would have increased FHA's minimum downpayment requirement, prohibited financing of the upfront premium, or decreased FHA's guarantee. The bill moves next to the House Floor. This legislation is a Talking Point for NAR's Capitol Hill Visits next week.
