st augustine: Multi-generational Homes in St. Augustine - 04/23/10 02:12 AM

The new age of homes entails multiple generations living under one roof saving time and money and reducing stress.  St. Augustine, Florida is no exception and one fine example of this is 1717 Castile Drive at the back gate of Anastasia State Park.  This is a great brick home built in 1979 listed at $425,000 on Anastasia Island in St. Augustine.
The  concept entails the ability for families with young children and aging parents to cohabitate.  Two master bedrooms on opposite ends of the house is typical.  In the case of this property, both older generations maximize their privacy with a separate … (1 comments)

st augustine: Open House Protocol for Buyers in St. Augustine, FL - 04/20/10 01:37 PM
Last weekend marked the state-wide Florida Association of Realtors Open House. There were more than 100's of  open houses throughout all of  St. Augustine in St. Johns’ County on both Saturday and Sunday. Both serious buyers and curious neighbors participated. It brings to mind some general guidelines for an open house participant:
To knock or not to knock? Knocking is generally not necessary unless there is some indication to do so. Announcing yourself is appropriate as the host may be with other lookers somewhere else within the home.

What is my obligation to the Host Agent? The host should introduce … (1 comments)

st augustine: With a Little Help From St. Joe - 02/23/10 11:43 AM

Selling a home requires a lot of factors coming into play at the same time:  Pricing, staging, marketing and a little help from St. Joe.  If you haven’t heard of St. Joe, allow me to introduce you to St. Joseph - the patron saint of home.  Homes for sale in St. Augustine, Florida require all the help they can get.

The big question I have for you is:
Have you ever buried a St. Joseph statute in an effort to sell a home?  YES   NO If you said YES, did the property sell and DID YOU DIG ST. … (0 comments)

st augustine: May I Never Complain Again - 12/29/09 01:26 PM
y Mother was a real estate broker/manager of 19 offices in Ct. during the 1980’s.  In a recent conversation with her, she described the work behind buying and selling homes used to be.  At one time, the field of real estate was predominately male, many of which crossed over from other careers that had not been successful.  Women entered the field thinking it could be part-time to accommodate other roles like mother, housewife, etc.

At this time there were no cell phones, no faxes, nor GPS.  An agent had to practice the route the day before or the early morning … (4 comments)

One of St. Augustine’s charming neighborhoods includes Fullerwood – a great little area just north of downtown with homes mostly built in the early to mid 1950’s.  It is within an easy walking distance to many and varied city events and a comfortable bike ride to the beach.  Currently I have a listing there that the owners have used as a weekend hide-a-way.  The seller had terrific fun accumulating cheerful art and distributing it throughout the house.

With so many homes for sale, preparing  the home for sale is important.  The sellers were instructed

People come from all over the world to St. Augustine to visit – why not come to live in the heart of where other people visit?  “The St. George”   is an incredible property that replicates the style of St. Augustine while  overlooking  the most historic view in the nation’s oldest city.

All guesses suggest that the buyer for this home will come from outside of St. Augustine or even,  outside of the United States.  I am seeking ways to market this property to other agents of affluent communities or the consumer directly.
