    <title>Colorado Resorts Single Family Price Comparison</title>

&lt;p&gt;Thinking about buying a home in a Colorado resort community? &lt;strong&gt;Here are the average prices for single family homes&lt;/strong&gt; in some of the more popular ski areas including Steamboat Springs, Breckenridge, Vail, and Aspen. (Click to enlarge photo.)&lt;/p&gt;

&lt;p&gt;Aspen, Colorado has the highest prices by far at $5,193,174.  Yes, that is one house.&lt;/p&gt;
&lt;p&gt;Eagle County is a large county that includes Vail, Beaver Creek, Edwards, and Eagle. The average price is $1,491,328. Homes in Vail Village are much higher, with prices in the $2,000-$3000 per square foot range.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Routt County has an average price of $922,581.  It has the best ski mountain, Steamboat. &lt;/strong&gt;(I'm biased.)&lt;/p&gt;
&lt;p&gt;Summit County, on I-70, includes Frisco, Breckenridge, Copper, and Keystone. A single family home in Summit County averages $830,624.&lt;/p&gt;

    <title>Wanted:  Stagecoach Colorado Buyers</title>

&lt;p&gt;&lt;a href="stagecoachcoloradorealestate.com" title="Stagecoach Colorado real estate" target="_blank"&gt;Stagecoach Colorado&lt;/a&gt; is a buyers market, where Buyers are the ones who can take there time and find what property they want for the price they want to pay. A buyers market differs from a sellers market where there is so little real estate available the seller can pretty much name their price&amp;ndash;and get it.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt; So where are the buyers? &lt;/strong&gt; After years of appreciation, Stagecoach is experiencing a slow year.  In fact, there are &lt;strong&gt;over 200 lots available right now&lt;/strong&gt; in Stagecoach.  That&amp;rsquo;s about one out of every ten lots for sale.&lt;/p&gt;
&lt;p&gt;Since May 1, a traditionally active time in Stagecoach, only nine properties have sold. Five lots, three townhomes, and one single family home.&lt;/p&gt;
&lt;p&gt;Only one other property is currently under contract. (A &lt;a href="http://stagecoachcoloradorealestate.com/morningside-at-stagecoach/" title="Morningside, Stagecoach Colorado"&gt;Morningside&lt;/a&gt; lot).&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What does this mean to buyers and sellers?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;strong&gt;If you don&amp;rsquo;t need to sell your property, don&amp;rsquo;t list it.&lt;/strong&gt; &lt;/strong&gt; There is a multi-year supply of lots that won&amp;rsquo;t be absorbed by buyers this year. Unless you have a great lot with an equally stellar price, you are one of many. Wait until supply and demand come back in line and sell it then.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If you are looking to buy, however, it doesn&amp;rsquo;t get much better than this for timing. You have so many choices right now and room to negotiate. The market will rebound, and as Steamboat prices rise, Stagecoach prices will follow.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Buyers looking for a single family home can buy a brand-new place under $400,000. In fact, there are 10 single family homes in Stagecoach currently available for under $400,000. Know what that gets you in Steamboat? Not much.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Stagecoach also offers the lowest priced land available in Routt County.  The lowest priced listing is currently&lt;a href="http://stagecoachcoloradorealestate.com/wp-content/uploads/2008/08/dice.png"&gt;&lt;img title="dice" class="alignnone size-medium wp-image-59 alignright" src="http://stagecoachcoloradorealestate.com/wp-content/uploads/2008/08/dice-300x300.png" height="125" alt="Stagecoach Real Estate" width="125" style="float: right;" /&gt;&lt;/a&gt; $22,900 in &lt;a href="http://stagecoachcoloradorealestate.com/south-station-at-stagecoach/" title="South Station I, Stagecoach Colorado" target="_blank"&gt;South Station I&lt;/a&gt;. These lower priced lots without roads up to grade are definitely speculative, but have you seen the stock market lately? Oil futures? Stagecoach offers real property&amp;hellip;.something they aren&amp;rsquo;t making any more of, last time I checked.&lt;/p&gt;

&lt;p&gt;Everyone wants to know how the real estate market is doing in Steamboat, so I thought I&amp;rsquo;d find out.&amp;nbsp; When you look for Steamboat real estate, the town is divided into three main areas:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;The Mountain Area&lt;/strong&gt; are all the houses, condos, townhomes, and fractional ownership places around the market and down to Pine Grove Road.&lt;/li&gt;
&lt;li&gt;The &lt;strong&gt;Downtown Area&lt;/strong&gt; includes real estate in Old Town, Fairview, and west to CR 129.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Fish Creek Falls Area&lt;/strong&gt; which includes Fish Creek Falls Road, Hilltop Parkway, the Sanctuary, Elkins Meadow, Steamboat Blvd. and Tamarack Drive, Rocky Point, Mountain View Estates, and everywhere in between.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;When I looked up how many places actually sold, I only looked at Steamboat real estate and only residential units.&amp;nbsp; I didn&amp;rsquo;t count vacant land or commercial real estate.&amp;nbsp; The results were surprising in this real estate climate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;242 places sold this year and 49 are under contract. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This data is based on information from the Steamboat Springs Board of Realtors (SSBR) MLS for the period of 1/1/2008-8/7/2008.&lt;/p&gt;    </content>

    <title>Oak Creek, Colorado Goes Bio?</title>

&lt;p class="h2" style="text-align: left;"&gt;Oak Creek, Colorado is looking into forming a central heating system by replacing its coal boilers with a biomass boiler/geoexchange heating system. The biomass boiler will burn pellets created from all the dead beetle kill pine trees.&lt;/p&gt;
&lt;p class="h2"&gt;If it happens, it sounds like a winning way to significantly lower fuel costs for the small town located about 20 miles south of Steamboat Springs and get rid of all the &lt;a href="http://steamboathomesales.com/blog/mountain-pine-beetles-affecting-steamboat-springs/uncategorized/2008/04/10/" title="lodgepole pines" target="_blank"&gt;dead lodgepole pines located all over Colorado&lt;/a&gt;.&lt;img title="Oak Creek to use dead trees for fuel" src="http://activerain.com/image_store/uploads/5/3/0/8/2/ar12181240528035.jpg" height="169" alt="Dead Lodgepole Pines" width="244" /&gt;&lt;/p&gt;
&lt;p class="h2"&gt;When the beetle epidemic started, Mark Mathis constructed a plant in Kremmling to grind up the trees and form them into pellets for heating homes and businesses.&amp;nbsp; (There is also a pellet plant in Walden.)&amp;nbsp; Mr. Mathis claims that Oak Creek can recoup the costs for the central burner in four years, and Oak Creek can see significant savings after that.&lt;/p&gt;
&lt;p class="h2"&gt;It has been estimated that &lt;a href="http://steamboathomesales.com/blog/mountain-pine-beetles-affecting-steamboat-springs/uncategorized/2008/04/10/" target="_blank"&gt;90% of the lodgepole pines will be dead by 2013&lt;/a&gt;, so long-term supply of the pellets is one of the big question marks.&lt;/p&gt;

&lt;p&gt;The &lt;strong&gt;Steamboat Wine Festival&lt;/strong&gt; kicks off tonight with the &amp;ldquo;Wine on the Mountain Kick Off&amp;rdquo; event at the top of the gondola. It is one of the events that sell out every year, but don&amp;rsquo;t worry if you don&amp;rsquo;t have a ticket. You can drink wine at all the various tasting events from the time you wake up in the morning until the time you crawl back to your room.&lt;/p&gt;
&lt;p&gt;(I know, professional tasters rarely swallow the wine and rarely drink too much, but these events are for amateurs, so get Alpine Taxi on speed dial just in case. Their number is &lt;em&gt;&lt;span class="style10"&gt;&lt;strong&gt;&lt;span class="style18"&gt;970-879-TAXI (8294).)&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Other popular events are the Stroll of Steamboat Friday afternoon where you can walk around to various retail locations in Steamboat and taste wine and appetizers.&amp;nbsp; You need to check in at the tent on the court house lawn to get your glass, then you can sample wines there then walk around downtown Steamboat.&amp;nbsp; Several restaurants, galleries, and shops are set up with wine and food to sample.&lt;a href="http://steamboathomesales.com/blog/wp-content/uploads/2008/07/wine.jpg"&gt;&lt;img title="CBR002969" class="alignright size-medium wp-image-634" src="http://steamboathomesales.com/blog/wp-content/uploads/2008/07/wine-300x199.jpg" height="199" alt="" width="300" /&gt;&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;Saturday afternoon is the Grand Tasting at Torian Plum. It&amp;rsquo;s in a big tent on the lawn and features over 800 wines and excellent food from Steamboat Restaurants. There is a band and it&amp;rsquo;s quite the event.&lt;/p&gt;
&lt;p&gt;Most events are in the late afternoon or early evening, but there are plenty of wine dinners you can attend if you'd like to drink even more wine and eat even more food. Generally, Steamboat&amp;rsquo;s better restaurants offer a set 5 or 6 course meal with different wine pairings. &lt;p&gt;In case you missed it among all the bad real estate press, &lt;strong&gt;$100,000,000 in Steamboat Springs real estate sold last month (June 2008).&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Yes, the Steamboat Springs real estate market is slower this year. Heck, over $1.5 billion in real estate sold in 2007&amp;ndash;an all time record. It was bound to be slower this year just because of the massive amount of property that changed hands last year. Throw in a slower economy and tighter credit, and&amp;ndash;what a shocker&amp;ndash;less real estate is being sold this year.&lt;/p&gt;
&lt;p&gt;That doesn&amp;rsquo;t mean the sky is falling in.  As I just mentioned, $100,000,000 in real estate sold last month.&lt;/p&gt;
&lt;p&gt;This week, there were 6 Steamboat Springs properties that sold last week and 13 Steamboat properties that went under contract.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The average days on market for homes under contract was 51 days.&lt;/strong&gt; If properties are priced right, they will sell.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;List price to sold price was 95%.&lt;/strong&gt; Sellers in Steamboat are not giving property away. The fundamentals for buying in Steamboat Springs are still there&amp;ndash;more people want to move in than want to move out of Steamboat.&lt;/p&gt;

&lt;p&gt;The Steamboat real estate market continues to defy the national housing market&amp;rsquo;s doom-and-gloom headlines.  &lt;strong&gt;Prices from June 2007 to June 2008 are up over 6%. &lt;/strong&gt;In fact,&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;The Average Transaction Price&lt;/strong&gt; for Steamboat Springs real estate &lt;strong&gt;is&lt;/strong&gt; reported to be &lt;strong&gt;$719,799 a 6.25% increase&lt;/strong&gt; over the average transaction price for the same time YTD last year.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Median Transaction price&lt;/strong&gt; for Steamboat real estate &lt;strong&gt;is also up from $389,000 to $400,000&lt;/strong&gt; compared to the same time YTD last year.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt; 57% &lt;/strong&gt;of the Steamboat real estate Residential Improved Units Sales for June &lt;strong&gt;were in the $1 Million and above price range&lt;/strong&gt;, compared to only 45% last June.&lt;/li&gt;
&lt;li&gt;Over &lt;strong&gt;$100,000,000 in Steamboat real estate was sold in June 2008&lt;/strong&gt;&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;What does that mean for buyers interested in Steamboat real estate?&lt;/p&gt;
&lt;p&gt;Our market has definitely slowed as some buyers take a wait-and-see attitude toward the economy. On the flip side, we have more inventory to choose from so you can look around and find exactly what you want.&lt;/p&gt;

&lt;p&gt;Anyone who reads my &lt;a href="steamboathomesales.com" title="steamboat real estate blog" target="_blank"&gt;Steamboat real estate blog&lt;/a&gt; knows I do a market report weekly listing all the Steamboat properties that sold and the Steamboat properties that went under contract. You can find specifics in those reports, but this is a chart that lists only the number of Steamboat area properties that sold and those that went under contract.&lt;/p&gt;
&lt;p&gt;Granted, it's pretty general, but it does show that Steamboat Real Estate is selling in this slower market.&amp;nbsp; It isn't the crazy market of 2007, but it looks more like the market of 2006 before Intrawest bought the Steamboat Ski Area and buyers went wild buying property.&lt;/p&gt;
&lt;p&gt;The Solds and Under Contracts include everything--Steamboat condos, Steamboat Single family homes, &lt;a href="stagecoachcoloradorealestate.com" title="Stagecoach Colorado real estate" target="_blank"&gt;Stagecoach land&lt;/a&gt;, North Routt properties, Hayden homes and land and even properties from Craig, Colorado that were on the Steamboat Springs MLS.&lt;/p&gt;
