Foreclosures Down in Steamboat Springs, Colorado Foreclosure filing are down nationally and foreclosures are down in Steamboat Springs, Colorado as well.  A year ago there were roughly 40-50 bank owned properties for sale in Routt county and Steamboat Springs, Colorado. Today there are 13 bank owned properties for sale in the Steamboat MLS. Short-sales in Steamboat Springs have dropped as well. Today there are 27 Short Sales in the Steamboat MLS.   Rising real estate values and declining unemployment is a major factor in the improvements. And with these low interests rates, people are able to refinance and lower their mortgage payment.

Steamboat Springs' summer to fall transition is a mixed, bumpy ride both weather and real estate market wise. Real estate continued along its own bumpy ride with the number of transactions totaling the second highest all year at 140, but with gross dollar volume just over $35 million which only ranks 5th year to date with 9 months down. It occurred to me last night while browsing the MLS that each time I saw Realtor "x" name appear on a listing that the value of another neighborhood was about to drop.
Yes, we all know of these agents, the one that get those bank owned listings. They alway bring the listing into the MLS to sell so they are priced low. And if it does not sell soon, the price drops, and drops. And now every home in that area suffers.

It's bitter cold in much of the United States. Uncharacteristically cold. It's cold where is live too. - 30 this morning. Yes, negative 30 this morning. And even colder tonight. But it's cold all winter here in Steamboat Springs, Colorado.
Get to the point you say. A few days ago a home closed here in Steamboat Springs. It was a bank owned home, once owned by a predominant lawyer in town. Was once listed for over 2.5 million.
