According to our local statistics, Branson single family homes sales last month total was again only 19 single family, built-on-site homes with the highest priced one selling for $650,000 and the lowest priced one selling for $60,000. The medium price is down to $140,000. Not good news for Branson home owners or sellers. 10 homes were short-sale and foreclosure sales and that is more news we really did not need. That is an increasing influence by the distress sales market in our Branson Market and not the good sign we have been looking for!

There were 9 condos reported to have closed escrow last month, which is 1 more than the previous month. The sales prices ranged from $198,000 to $28,700 with the median price of $65,000, which is unchanged but 5 were REO/Short sales. This is a short-sale and foreclosure influence in the Branson Condo Market over 50% which is not the good news I wanted to report. As you can see on the graph below, we are downward trending.

According to local information, Stone County MO single family homes sales last month total was down again to just 15 single family, built on site, homes with the highest priced one selling for $665,000 and the lowest priced one selling for $31,500. That is not good news for home sellers in the Table Rock Lake area. The medium price of those homes sold was down to $140,000. The only good news is only 3 were sold as short-sales and foreclousres. Major areas covered by this report are Branson, Branson West, Cape Fair, Crane, Hurley, Kimberling City, Lampe, Galena, Shell Knob & Reeds Spring.

There were 4 condos sold and they sold for $144,000 down to $92,000 and the medium price was $124,000. One more sold and just one was a foreclosre/short sale is the positive aspect of our condo market news.

Short-sale buyers often wonder why they are not able to buy homes for half of what they should be selling for, Tri does a great job of explaining the selling side's reasons why that often will not be possible.

5 Reasons Why the Short Sale Seller Still Cares About the Price

There is something about a short sale that makes some buyers think that the short sale seller is somewhat of a non-entity, a mere speed bump in front of their negotiations with the bank. But, that is not truly the case, the short sale seller is still the record owner and has their own concerns when considering the amount offered for their home. A short sale is not simply a foreclosure with a twist.

Nonetheless, I’ve heard the following statements time and time again from potential short sale buyers:

“This is where we want to start with the bank”

“We want the bank to counter us, not the seller”

“They should just be happy to avoid foreclosure!”

“Why does the seller even care, it’s a short sale!”

Here are 5 reasons why the short sale seller may still care about the price:

1) Potential tax liability. The goal of the short sale is to obtain debt

forgiveness from the bank; however, short sale buyers should consider that debt forgiveness may have negative tax consequences for the short sale seller. As a result a short sale seller may still care about the price, because often the higher the price, the less tax liability they face. Many short sale sellers will be able to avoid tax liability, but certainly not all will -- this is especially the case where the property was an investment and the seller is still solvent.

2) They have an opinion. Most people have an opinion about the value of their home. It is usually their largest investment and will probably be yours. Many short sale sellers could afford to keep their home if they purchased it at today’s prices and they have watched the market descend. They aren’t always thrilled that their home is selling for what they view as “peanuts.” Sellers who have maintained and improved their home tend to have a strong opinion about its value -- even if it is a short sale.

3) Neighbors. Yes, people care about their neighbor’s property values. Especially short sale sellers. These are not the folks who back a U-haul up to their home in the middle of the night and leave their former neighbors with a foreclosure to contend with. They tend to care. Many times short sale sellers are thinking about their neighbors who are trying to sell or refinance and they don’t want their financial distress to negatively affect their neighbors.

4) The Bank. Short sale sellers know that even if they don’t have an

opinion about the value of their home, the bank will. Submitting a low offer that is not likely to be accepted by the bank does little to improve their situation. Banks use Broker Price Opinions and appraisals to value short sale properties. If the comparative sales are 20% higher than your offer -- negotiations with the bank could be long, drawn out, and ultimately unsuccessful.

5) An Experienced Short Sale Agent. Hopefully,the seller has done

their homework. And, that includes hiring an experienced short sale agent to handle their short sale. If their agent has advised them well, a short sale seller has listed their home at a price that will likely attract a potential buyer AND lead to short sale approval from their bank. An experienced short sale agent already has an idea of what the bank will take and knows that accepting an unrealistic offer will often elongate the short sale process for the seller.

If you want to have your offer accepted and presented to the bank, it must be accepted by the short sale seller first. And, there are still many reasons why the seller may care about the price.

According to our local statistics, Branson single family homes sales last month total was down 5 to 19 single family, built-on-site homes with the highest priced one selling for $409,000 and the lowest priced one selling for almost $59,000. That is a big decrease in the number of single family homes sold and the medium price is back down to $160,000. Not good news for Branson home owners or sellers. Only 7 homes were short-sale and foreclosure sales and that is the bit of good news we needed. That is a decreasing influence in our current Branson Real Estate Market and a good sign we have been looking for!

There were 8 condos reported to have closed escrow last month, which is 2 less than the previous month. The sales prices ranged from $160,000 to $40,000. That is a major decrease in resales with a median price of $65,000. This is a increasing short-sale and foreclosure influence in the Branson Condo Market to over 50% which is not the good news I wanted to report either.

According to our local information sources, Stone County MO single family homes sales last month total was down again to just 25 single family, built on site homes with the highest priced one selling for $599,000 and the lowest priced one selling for $40,000. That is not good news for home sellers in the Table Rock Lake area. The other news is the medium price of homes sold was back down to $165,000. But the good news is only 10 were short-sales and foreclousres whereas last month half of them were foreclosures or short sales. This decreased influence from short-sale and foreclosure home sales in the Stone County & Table Rock Lake Area Singe Family Home Market is the best news for our market we have had in quite awhile. Major areas covered by this report are Branson, Branson West, Cape Fair, Crane, Hurley, Kimberling City, Lampe, Galena, & Reeds Spring.

There were 3 condos sold and they sold for $52,000 to $160,000 and the other was $63,000 and 2 of them were foreclosres or short sales so not much positive can be reported about the condo market.

According to our local statistics, Branson single family homes sales last month total was up 7 to 24 single family, built-on-site homes with the highest priced one selling for $380,000 and the lowest priced one selling for $35,000. That is a great increase of number and the medium price is up to $175,000 and that is two great improvements in the single family home sales for Branson home owners and sellers alike. 11 homes, which is under 50%, were short-sale and foreclosed homes included in these totals. That is a decreasing influence in our current Branson Real Estate Market and another good sign we have been looking for!

There were 10 condos reported to have closed escrow last month, which is a lot less than the previous month. The sales prices ranged from $460,000 to $24,900. That is almost double the previous months median price increasing to $85,000. This is a decreasing short-sale and foreclosure influence in the Branson Condo Market to 50% which is very good news as well.

According to Septemeber's local information sources, Stone County MO single family homes sales last month total was down 3 to 29 single family - built on site - homes with the highest priced one selling for $533,000 and the lowest priced one selling for only $27,000. That is not good news for home sellers in the Table Rock Lake area this year as the medium price of homes sold was unchanged too.

This is an increased influence from short-sale and foreclosure home sales in the Stone County & Table Rock Lake Area Singe Family Home Market with over 25% of the market being distress sales.

There was only 1 condo that reported being closed through escrows last month which is 4 less than the previous month. It sold as a 2 bed/2bath for $79,000. This is not good news for sellers of condos in the current real estate market as it was a foreclosure sale.

According to the MLS statistics, Branson single family homes sales last month total was 17 single family, built-on-site homes with the highest priced one selling for $967,500 and the lowest priced one selling for $65,100. That is a decrease of 6 single family built on site homes sold over the previous month. The medium price of $163,000 is the only bright spot in the single family home market news for Branson home sellers. 9 homes, which is over 50%, were short-sale and foreclosed homes included in these totals. This is becoming a major influence in our current Branson Real Estate Market.

There were 16 condos reported to have closed escrow last month, which is twice as many as the previous month, seems like good news until you read futher. The sales prices actually ranged from $460,000 to $23,500. However, condo sales dropped almost in half to a median price of $43,000. This shows a major short-sale and foreclosure influence in the Branson Condo Market as well.
