According to our local statistics, Branson single family homes sales last month total was again only 19 single family, built-on-site homes with the highest priced one selling for $650,000 and the lowest priced one selling for $60,000.  The medium price is down to $140,000.  Not good news for Branson home owners or sellers.  10 homes were short-sale and foreclosure sales and that is more news we really did not need.  That is an increasing influence by the distress sales market in our Branson Market and not the good sign we have been looking for!

According to local information, Stone County MO single family homes sales last month total was down again to just 15 single family, built on site, homes with the highest priced one selling for $665,000 and the lowest priced one selling for $31,500. That is not good news for home sellers in the Table Rock Lake area.  The medium price of those homes sold was down to $140,000.  The only good news is  only 3 were sold as short-sales and foreclousres.   Major areas covered by this report are Branson, Branson West, Cape Fair, Crane, Hurley, Kimberling City, Lampe, Galena, Shell Knob … (0 comments)

According to our local statistics, Branson single family homes sales last month total was down 5 to 19 single family, built-on-site homes with the highest priced one selling for $409,000 and the lowest priced one selling for almost $59,000.  That is a big decrease in the number of single family homes sold and the medium price is back down to $160,000.  Not good news for Branson home owners or sellers.  Only 7 homes were short-sale and foreclosure sales and that is the bit of good news we needed.  That is a decreasing influence in our current Branson Real Estate Market and a good … (2 comments)

According to our local information sources, Stone County MO single family homes sales last month total was down again to just 25 single family, built on site homes with the highest priced one selling for $599,000 and the lowest priced one selling for $40,000. According to our local statistics, Branson single family homes sales last month total was up 7 to 24 single family, built-on-site homes with the highest priced one selling for $380,000 and the lowest priced one selling for $35,000.  That is a great increase of number and the medium price is up to $175,000 and that is two great improvements in the single family home sales for Branson home owners and sellers alike.  11 homes, which is under 50%, were short-sale and foreclosed homes included in these totals.  That is a decreasing influence in our current Branson Real Estate Market and another good sign … (4 comments)

According to our local information sources, Stone County MO single family homes sales last month total was down again to just 27 single family, built on site homes with the highest priced one selling for $1,200,000 and the lowest priced one selling for $68,000. According to the MLS statistics, Branson single family homes sales last month total was 17 single family, built-on-site homes with the highest priced one selling for $967,500 and the lowest priced one selling for $65,100.  That is a decrease of 6 single family built on site homes sold over the previous month.  The medium price of $163,000 is the only bright spot in the single family home market news for Branson home sellers.  9 homes, which is over 50%, were short-sale and foreclosed homes included in these totals.  This is becoming a major influence in our current Branson Real Estate Market.

Politics aside, I have been hoping this year would be better than last year for quite some time.  Thankfully, I can tell you already this year is better than I expected just a few months ago.  Keeping a positive attitude and expecting the best always helps, but seeing more contracts and closings this month at almost the mid-point than a couple of the previousl months combined proves that it is truly happening locally just as I had hoped, and even better.

REALTOR® for a brokerage that went out of business last year, I was forced to create a new brand and re-start my business from square one in an environment that could not be described as a "cyber-culture." Just to avoid any misconceptions, I am not saying that the Ozarks are full of illiterate, banjo playing, hillbillies, but our lifestyle is not a starbucks-fueled, hyper-blackberry, speed-racer paced one either.
