      <title>Are foreclosures still a deal?</title>
      <description>&lt;p&gt;I work with a lot of foreclosure buyers and sellers in the Winston Salem, NC area. I must say foreclosures are a new breed these days. Once upon a time foreclosures were not a desirable property and had a stigma about them for the average buyer. These days EVERYONE wants to buy a foreclosures! Man things have changed.&lt;/p&gt;
&lt;p&gt;The misunderstanding that I have seen in this new market is that buying a foreclosure means you are getting a great deal. NOT TRUE!!&lt;/p&gt;
&lt;p&gt;Many times it is true that buying a distressed property can land you a good investment. However, in this buyers market there are a lot of GREAT deals that are not foreclosures.&lt;/p&gt;
&lt;p&gt;The rub with a distressed property is that you are buying it &quot;as-is&quot; so there is no repair request done. Meanwhile, you can get a great deal on a home that is being re-sold and negotiate a great price AND get the seller to help you with repairs.&lt;/p&gt;
&lt;p&gt;The moral of the story: Everthing that glitters is not gold. Keep an eye out for the deals out there, not just the foreclosures!       <title>How local is local?</title>
      <description>&lt;p&gt;It always seems that sellers want a &quot;local&quot; agent to list their home. While a agree with this statement, its the definition of local that seems to be a point of clarity. Just because some one lives in the very near geographical location to you home, does not mean they are the best agent to represent you.&lt;/p&gt;
&lt;p&gt;Often sellers are better to hire a trained, professional, who is likey in high demand in more than just one small location.&lt;/p&gt;
&lt;p&gt;For example, there are a lot of animal vets near my house, but I drive past them all to get to the best vet I have ever encountered from the best school out there. He cares for my pets in a manner that other vets will not. Again, being convenient is not always the same as being talented.&lt;/p&gt;
&lt;p&gt;If more sellers were aware of the importance of hiring a trained, experienced, professional I think the housing market would mend a lot faster. Don't get me wrong you should not hire someone who is not knowledgeable about the area and the community. After all, location, location, location, always helps a property sell.&lt;/p&gt;
&lt;p&gt;Moral of the story: Sellers should be more selective of the QUALITY of the agents they hire rather than the QUANITY of miles the live from the property. Always interview agents and hire the well trained, equiped agent, with whom you can get along well.&lt;/p&gt;

      <description>&lt;p&gt;With this new market comes new terms and unique situations. The real estate market today is full of foreclosed and distressed properties. So here is a quick breakdown of what you might encounter in this market:&lt;/p&gt;
&lt;p&gt;BPO: this stands for &quot;Broker Price Opinion.&quot; Banks who have taken possession of a property and are ready to sell it call on&amp;nbsp;real estate agents to help them determine the sales price.&lt;/p&gt;
&lt;p&gt;REO: stands for &quot;Real Estate Owned.&quot; This is a short term used to describe a bank owned property. The real estate has gone all the way through the foreclosure process and the bank is now the official owner...and they want to sell it.&lt;/p&gt;
&lt;p&gt;Short Sales and Pre-Foreclosures: These terms are used interchangeably. They refer to a property that is still owned by an individual, but they are getting behind and want to sell before the bank has to foreclose. Sellers have to demonstrate and document a financial hardship and they can check with their lender to see if they will allow the property to sell for less than the amount owed. This is a win-win. The bank takes a hit of course, but it is less than the cost and time involved to foreclose. Meanwhile, the seller's credit is hit, but not AS hard as a foreclosure. This also demonstrates their sincere efforts to avoid foreclosure.&lt;/p&gt;

      <title>Finding foreclsoure deals</title>
      <description>&lt;p&gt;Everyone is looking for a deal! In most people's mind that means buying a foreclosure. While foreclosures are certainly known for being a good opportunity for buying a deal. They are not always the best avenue.&lt;/p&gt;
&lt;p&gt;In a market where the media is really preaching foreclosures we would certainly be branding with that idea. However, the market in my area is an 80-20 market.&amp;nbsp; 80% of the homes are trying to sell and the other 20% are really IN the market. That 20% includes many foreclosure but also some GREAT re-sale properties that are priced very aggressively. This smaller portion of the market is a &quot;seller's market&quot; and those homes go fast!&lt;/p&gt;
&lt;p&gt;So for sellers it is important to know that everyone wants a deal, so when you get ready to sell you better be in the best condition and the lowest price of all your competition. This will ensure you get sold instead of just &quot;trying.&quot;&lt;/p&gt;
&lt;p&gt;Buyers, don't get tunnel vision and be open to ALL the deals out there, not just foreclosures. Often foreclosed home will not qualify for FHA loans due to condition of the property. With a good re-sale you can get a turn-key home at a great price! It is important that you have a good agent advise you on any purchase to ensure that you are actually getting a deal today! Be weary of the &quot;when the market turns&quot; pitch! This market may be our new norm so make sure you have someone helping you plan for when you get ready to re-sale the home years down the road!       <title>HARP loan may sound good to you!</title>
      <description>&lt;p&gt;HARP Loans were released April, 2009 by Fannie Mae and this&amp;nbsp;is a new refinance program. It stands for&amp;nbsp;Home Affordable Refinance Program.&lt;/p&gt;
&lt;p&gt;This new program good until June 2010, allows home owners to qualify for the now low mortgage interest rates.&lt;/p&gt;
&lt;p&gt;Many home owners have lost value in their homes over the last few years and because the value has gone down they were not eligible to refinance Their LTV or Loan to Value does not allow them qualify for a conventional mortgage.&lt;/p&gt;
&lt;p&gt;As with every home loan there are requirements. Some of the major points are:&lt;/p&gt;
&lt;p&gt;1. Property can be 1 to 4 units for a primary residence.&lt;/p&gt;
&lt;p&gt;2. Current mortgage loan must be owned Fannie Mae or Freddie Mac&lt;/p&gt;
&lt;p&gt;3. Monthly Mortgage Payments must be up-to-date&lt;/p&gt;
&lt;p&gt;4. Loan-to-value (LTV) can be no more than 105% &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;This may be a great option for you if you are planning on staying in your current home for several more years. This is not a good idea if you plan to sell the home in the next 2 years and you have refinanced for near 100% or more. This can help you cut the budget and help you live more comfortably if you plan to stay in the home.       <title>Does the lender or the real estate company matter?</title>
      <description>&lt;p&gt;This is a common question when people start looking at the home buying process. In my opinion and experience the name of the bank, or the name of the real estate company do not really matter.&lt;/p&gt;
&lt;p&gt;What does matter is that you get a loan officer and a Realtor that is friendly, courteous, understanding, and great at communication. Personally I want people I work with to email or text me about most things, but then if I have a question or concern that needs detailed explanation they need to answer the phone when&amp;nbsp; I call. At the very least they should return my call promptly. ESPECAILLY during business hours!&lt;/p&gt;
&lt;p&gt;Many lenders can provide a lot of the same programs so if you find a person you like, share with them your research about another program. Many times they can match or beat the competition. Be cautious however, as many great sounding programs end up not being so great when closing time comes. For this reason you ALWAYS want to get a copy of your Good Faith Estimate (GFE) which a lender is required to give you. Then you can compare GFEs to see which really is the best deal.&lt;/p&gt;
&lt;p&gt;As for Realtors, ,most every company will have good realtors and bad realtors. Interview a few to make sure you are getting a good one! They should be someone you get along with and can communicate well. Ask them what kind of training they have attended, what do they know about the market, are they a full time or part time agent?&lt;/p&gt;
&lt;p&gt;In the end, a good realtor, good loan officer, and the right house will make the process smooth and exciting!&lt;/p&gt;

      <description>&lt;p&gt;Finally the good guys win one! If you are like me and often finding yourself helping folks get out of home BEFORE they foreclosue in a short sale situation, then you know it can be frustrating. Banks are hard to work with, require a lot of time and effort, and often the agent loses in the end.&lt;/p&gt;
&lt;p&gt;Dont get me wrong, if we help a family get out of&amp;nbsp;bad situation and avoid foreclosure then there is no losing. However, all our extra efforts are often un-rewarded as banks force us to cut commission at the last minute to cover something....it happens, a lot.&lt;/p&gt;
&lt;p&gt;I once recieved a $400 commission for MONTHS of hard work with both the buyers and the sellers trying to make something happen before the house hit the court house stairs.&lt;/p&gt;
&lt;p&gt;WELL NOW there is hope. According to the Fannie Mae servicing guide there is a section dedicated to agent commissions. In that section we get some protection and reward for doing the right thing all these years:&lt;/p&gt;

&lt;p&gt;In an effort to boost the economy and jumpstart real estate sales, Congress recently enacted a bigger and better tax credit of up to $8,000 for qualified first-time home buyers purchasing a principal residence on or after Jan. 1, 2009 and before Dec. 1, 2009.&lt;/p&gt;
&lt;p&gt;This tax credit is $500 higher than the home buying incentive that was included in the legislation passed last summer and it does not have to be repaid.&lt;/p&gt;

&lt;p&gt;Davie County real estate is still holding strong. Despite the nationwide housing crunch that the media is blasting out, property in Davie County is holding value. You might say: &quot;but houses are sitting on the market much longer and I can not get the amount of money I need from my property.&quot; I would say that it is taking longer likely due to the price. The most important factor in real estate right now is correct pricing. I listed a home in Advance, NC and had multiple offers within 30 days. Does that mean I priced it too low and I should have listed it higher? No, it means the property was priced right and I did exactly what I told the sellers I was going to do. &amp;nbsp; This is not always the case. Sometimes the property is priced well but perhaps the location of the condition of the property is preventing the sale. This is yet another problem with many less experienced agents. They are great at telling you what you want to hear, but awful at telling you what you need to hear. Honesty is always the best policy. My goal is to accomplish your goal of selling your property. Sometimes this means I have to tell you something you do not want to hear. If there is something that might prevent the sale of the property then it must be addressed. &amp;nbsp; Do not get me wrong, I am not a Negative Nelly. I focus primarily on the positive. For most folks that is getting their property sold. That is what we, at Keller Williams Realty, call a Win-Win. &amp;nbsp; I was talking to an associate of mine just the other day and we were discussing how difficult a market analysis is for many agents. It seems that lots of real estate agents have a hard time determining the market value of a property. We discussed this at length and tried to determine the cause of this phenomenon. &amp;nbsp; We determined that is all boils down to knowing your market. When you know your inventory and know what is being sold and what is not, then you have the edge. There is always something about determining value that is a &quot;gut feeling.&quot; It is that innate understanding of the market that allows a good real estate agent to determine proper value. &amp;nbsp; Again, do not get me wrong, the market is ultimately what determines value. However, sometimes the numbers are not exact and it takes experience and good judgment to make the call and set a good value range. &amp;nbsp; I feel like this is something that we are really good at in Davie County. It is hard to be really good at this in more than a few areas simply due to the size of the market you have to know and study. However, when it comes to Davie County real estate and home values, we know our market. &amp;nbsp; Growing up in Davie County and watching the market of many years has contributed to our success in this area. Also, the quality training provided by Keller Williams Realty has helped to refine our skills. I grew up in the Mocksville area after briefly living in Advance. Later, my associate and sister moved to Advance where she continues to watch the market on a daily basis. After living in Mocksville, and Advance I actually moved to away from Davie County. I now live in Davidson County near High Rock Lake. I still watch and study the Davie County real estate market, thinking that I might someday return there. Meanwhile, I also have learned the High Rock Lake real estate market. Being on the lake often granted me the geographical knowledge I needed about the lake.       <title>High Rock Lake Real Estate</title>
      <description>&lt;p&gt;The real estate market on High Rock Lake is still holding strong. Many of the homes on the lake are second homes or vacation properties. Most of the people in the market for this type of property are not being hit very hard by the mortgage crunch. As the warm weather creeps in the real estate traffic is also coming with it.       <title>High Rock Lake Living</title>
      <description>&lt;p&gt;Living on High Rock Lake is great! There are a couple of draw backs though. First it is a long commute to nearby big cities. Second, there are not a lot of local choices when it comes to food and shopping. Speaking of food I have to give a plug for Southern BBQ in Southmont, they have great service and awesome food. &lt;/p&gt;&lt;p&gt;Thats about all the drawbacks... The good stuff is everything else! The summer is great since you can play on and in the water. Fishing is some of the best around. I think the winter is one of my favorite times to be living on the lake. The boat traffic is very slim and if you go out on a weekday, it is like having the whole lake to yourself. Also, I see more wildlife like the Bald Eagle I saw last summer. &lt;/p&gt;&lt;p&gt;This is a great time to buy on the lake also since intrest rates are down and buyers have a lot of homes to choose from.
