Home Mortgage Lead-Generating Scam? - 04/18/09 08:45 AM
Looking for an advertiser for our web site, I came across https://www.mortgageloan.com/ to see local rates at 4 lenders. So, after giving eveything but my blood type and the promise of my first born named after them, i.e. income, email, etc. I received this: Your inquiry has not been sent to a lender. This can happen because: Lenders have exceeded limits for new inquiries today. Your inquiry falls outside of lender loan parameters Lenders below are offering their lowest rates available. Nebraska Housing Market Analysis - 04/18/09 08:31 AM
From Housing Predictor.com, the forecast for Nebraska sounds pretty good! Nebraska Some think the elusive bottom of the housing market could be fairly near in Nebraska, despite the recessionary economy and lack of consumer confidence. Nebraska ranks near the bottom of states in foreclosures, and few mortgages are subprime or Alt A loans, which have triggered the avalanche of foreclosures. Nebraska is a key agricultural producing state, and farmers are concerned about the state of the economy. Farm income is still running at about the same as last year, but drops in the prices of commodities could have a major impact (0 comments)

The $8,000 tax credit ROCKS, if only they knew! - 04/15/09 08:11 AM
My partner took advantage of that and when she filed yesterday she found she's getting that and then some. I don't think people realize it's a CREDIT, i.e. if you owe $3,000 in taxes, which isn't unlikely for a non-home owner that can afford a home, appying the tax credit means you'd instead get a check for $5,000. We're not pushing it on our web site we're launching this week but I see the other local broker web sites are making a big deal out of it as they should. I liken that announcement to the announcement that the analog TV (0 comments)
Open Houses in Omaha - 4114OpenHouses.com - 04/10/09 03:56 PM
Thanks to all who helped us get back to page 1 for Google, for 4114OpenHouses.com and we went from oblivion to page one for Ask.com as well. Now, how do we keep up there before we launch soon? Blogging seems to have as much an impact as changing and manipulating and fine-tuning the meta tags. Reverse-engineering existing SEO champions is something to consider, eh? It's like that promise from Trulia, "We guarentee if you buy our enhanced placement, you'll be in the top 3 of any search criteria." But they never addressed what happens if 4 people buy into that. Consumers don't realize that Buyer's Representatives can be FREE! - 04/08/09 08:43 AM
Chuck says it best but it's worth repeating: I bought 3 homes before an agent took the time to explain the commission process, i.e. it's either all going to the Listing Agent or split between them and the Selling Agent. Either way, if I'd have known that, I would have used a Buyer's Agent much sooner. (0 comments)
All Open Houses in Omaha? - 04/07/09 01:41 PM
Today Paragon was going to make available all open houses in Omaha in an IDX download. In layman's terms, you don't have to any longer go to 4 web sites to get 75% of the open houses in town. All Broker web sites, along with ours, are going to show all open houses. So, I went to the two largest Broker Web Sites in town and there's nothing there that shows they received this information in time to update their web site. Does Paragon have this IDX feed anywhere in the USA where it's working, being used, and more convenient for (0 comments)
Links to ActiveRain - 04/01/09 09:17 AM
So I did a Google Search for Real Estate Blogs and came up with this web site that claims to have the blogs for Real Estate around the country. http://www.real-estate-blogs.com It says to put a link on here before linking from them to here? So, there I did it! Real Estate Blogs Directory - Directory of real estate blogs and blogs of industries affiliated with and serving the real estate industry. (1 comments)
The Best Web Site for Buying a Home? - 04/01/09 07:27 AM
Sure, I'm biased but click on this link and decide if you would know more about this property from our web site than any other. Click on Visual Tour. This takes NO AGENT INPUT and is free, seamless and a great way to view properties. Click on Microsoft's Bird's Eye View and you see it's proximity to the lake. Click on Google's Map/Street View and then type in "Elementary Schools" on "Search the Map" in lower left corner. No other Broker Web Site I've seen has this feature If a consumer learns to use this, they won't want to be without (4 comments)
Consumers use the internet to shop for homes.
When they find an agent, do they all STOP shopping online? Why not shop online with them?
That's the premise for 4114Homes.com. Instead of taking them to 10 homes on Saturday they MIGHT be interested, send that list of 10 to them and ask which 4 they'd like to see!
Consumers, have you ever pulled into a driveway for a home and said, "I don't want to see this one" without even getting out of the car? You can see the location with TWO Maps using 4114Homes.com
Know before you go? Duh!
