Having sat a little longer than average a listing gets an offer. Its a darn good offer - with a offer price more than recent sales.
But the seller wants more. Really? I question the motivation here, and why after all recent sales a $10,000 more in your pocket than anyone else begs you wanting more?
So we counter, and voila - another $1000 in the pocket of the seller...almost tanked the deal...over a few thousand dollars.
Once again the statistics say the home has done well in our re-sale market.

Recenlty - I've been surprised at some comments from buyers.
They didn't KNOW Realtors® in Calgary had access to all the MLS Listings. That we can sell property it the Province of Alberta.
Now I keep my selling area to the Calgary Region, only because I have easy access to the city and well selling outside my area is like asking your auto mechanic to repair your computer. I don't know that area of service.

So, when times are tough and the market is less then. REALTORS® need an ego boost once in a while.
So the other day I closed on a great home, and the couple moved in AND already started a family.
I have to tell you, it was a joy just stopping by to see what they were up to.
SO when you feel a little DOWN, remember.... This is how I get out of my down in the dumps mindset.

Firstly I love animals and I have 3 cats and 2 birds. Wish I had room for a dog - but the house is full.
HOWEVER, my pet peeve is leaving a dog in the home while STRANGERS are coming to see the home.
BUYERS can be overwhelmed by FIDO sniffing their crotch OR worse getting so exicted they pee on the carpet.
BUT MY Worse pet peeve with dogs - and maybe there was something up with Fido's butt..
BUT the dog doing the BUTT SCOOT BOOGIE on the carpet IS NOT a thing you want to show a potential buyer.

I did it, I had to have the "TALK" with some sellers - and backed it all up in an email to boot.
YOU need to lower the price - be more realistic and come to the harsh reality of REAL ESTATE in today's market.
If your home hasn't been viewed in weeks - not even a nibble or a drive by. THEN based on the market LOWER YOUR PRICE to sell it or take it off the market.
Carrying inventory is a huge wallet emptying expense - and I sell houses. Not babysit them.

So our listing count is up, and yet there are buyers out. Which is a good sign. I've noticed in recent days the first time buyer is out braving a new world of HOUSE HUNTING.
I spoke to a fellow REALTOR® who noticed the same trend. Under the $250,000 price range...buyers are sniffing around.
NOW - yes when you do get an offer - they are WELL....LOW LOW LOW. Buyers are trying to get a little something something for less.
I still get a kick out of it - when a seller holds out for MORE...and then turns around and wants

So sometimes we do take our jobs too seriously. Its business and sometimes we just need to lighten up.
At least for a few minutes and perhaps sit back and breathe. Recently a huffy Realtor® gets up in my grill over something that if they had ONLY given a few minutes more and thought about it, ...would have been so much less stressful.
IS there really a point to tick off everyone...in a Real Estate transaction..NO. WIN/WIN attitude and lets make it right.
I honestly believe if there is a will there is a way. OR if not...got to just walk
