The Hardest Job or The Easiest job in the World - 08/27/11 09:52 AM
Do you thing being a real estate agent is The Hardest Job or The Easiest Job in the World?  Juli Vosmik wrote a blog about an agent NOT answering the phone and not getting back to her in a timely mannor.  It's amazing how everyone sees the same job with very different eyes.  Yea I know what everyone is thinking --but we all know a little more/less than others, We are all busy in our own ways, and on and on (blah, blah).  That is just excuses.  We are in the business to find people looking to buy and sell property … (11 comments)

King Kong of Listing Agents - 08/25/11 10:16 PM
Have you ever worked with an agent that thinks he/she is the King Kong of Listing Agents?  I was working with a buyer and we made an offer on a house.  It was accepted... the very next day the buyer found out he was being transferred to another state.  The sellers agent said to bad and wanted the earnest money for the seller.  The sellers told me directly that they it was cool and would release the earnest money back to the buyer ( They knew it was a situation that was not the buyers fault)  but the listing agent said NO … (4 comments)

Pre Listing and Listing Presentation. - 08/21/11 07:10 PM
I have been in real estate for awhile now and never had a Pre Listing and Listing Presentation.  In the business there are 3 major skills; 1. Knowing the rules and regulations of a realtor2. Knowing how to talk to/with people (talking in general, knowing how to talk to them in solving their problems and knowing how to talk WITH them).  Most of OUR talking is done by listening.3. Knowing how to market a product (ourselves, the properties we list, the buyers we work with, etc)
I am having a GREAT year. One thing I like to do is listen to motivation/inspirational materials.  A … (0 comments)

The Lion and Gazelle - 08/17/11 05:52 AM
Every day in the forest the loin gets up hungry,  to survive he has to get out the in the fields and search for his food,  to eat he has to search and stock his prey and run after it to eat-- that is survivle.  the loin does this first thing due to the fact that as the day goes on, it gets hotter and hotter and that takes its toll on the loin.  The gazelle wakes up every day hungry and eats vegetation but has to be aware of the hungry lion.  When he sees the lion he has to … (0 comments)

Think and Grow Rich - 08/16/11 10:25 PM
Think and Grow Rich by Napoleon Hill has been credited as the second most successful book in world history.  The only book to be more successful is the Bible.
Thoughts are Things.  There is SO much involvement in the mind, and if you get them all working on the same goals in life,    the is NO WAY you can fail.
The areas of the mind that we all have to get ahold of are:
Desire-- How bad to you want it?Faith-- Do you have 100% faith in yourself?Autosuggestion-- DO you contstanly see yoruself obtaining your goals?Specialized Knowledge-- Do you have the specialized knowledge in … (5 comments)

Your Morning Routine Dictates Your Success/Failure - 08/16/11 06:22 AM
How are you starting your mornings?  Do you wake up to an annoying alarm clock, reach over hit the snooze button and lay there thinking that you would like to throw that alarm clock out the window? (yet ever if you wanted to you are to tired to do so)  Laying there you hate the thought of getting out of your nice and comfortable bed.  All you want to do is sleep another 2 hours.  The alarm goes off again, you shut it off, grumble under your breath and get up feeling like your ass is filled with weights.  No energy or … (7 comments)

School Reunion - 08/15/11 10:18 PM
My 20 year high school reunion is coming up Aug 27.  I'm excited to see everyone there.  I was VERY non social and kept to myself in school.  Now I'm in a business where talking and a positive spark are keys to success.  Putting this reunion together...the person organizing it had to step down due to her daughters illness.  I stepped in and getting everyone I can from class to be there.  Most of the people I contact (mostly thru facebook) don't even know who I am.  This reunion is going to be GREAT.  Now I'm outgoing and enjoy getting people … (0 comments)

Professionalism for our clients - 08/15/11 10:11 PM
Nothing is more pathetic that a (so called) professional that is nervous and stumbles and stutters through there presentation and answering questions.  I am a big hockey fan and all those hockey players have coaches and consistently practice (role play).  They are professionals and so are we.  If a pro athlete stops practicing (role playing), how long do you think they will stay a professional?  How long will they be recognized in their field?
We as professionals owe it to our clients to do role playing (practicing with others).  If we don't... we truly cheat our clients.

Weather and Moods - 08/15/11 10:02 PM

Knowing the Market and Appraisals - 08/14/11 04:29 PM
I feel that we as professionals know the market well enough to let the sellers know what its worth and we provide the proof with our CMA's and other local market facts.  But if the seller(s) are set on a higher price then I think, its a great idea to have an appraisal done.  There are other realtor's out there that will tell the seller(s) that it will sell for the sellers price.  When that happens I tell them to get an appraisal before working with another Realtor.  If the appraisal comes in at my recommended price they list with me.. … (5 comments)

What makes me mad as hell - 08/13/11 04:18 PM
What makes me "mad as hell" is the lying on anyones end.  I will not tell a lie.  In main part is because its unethical, dishonest, and can hurt everyone involved.  Also trying to remember that lie would be hard to do.  If I don't know an answer I always to the person(s) " I don't know the answer but will find out and let you know asap"  You cant make chicken salad out of chicken sh*# but some people try.  That is when the Sh*# hits the fan and your reputation starts to go down hill.  Our reputation is everything … (4 comments)

Positive Spark - 08/13/11 08:42 AM
When dealing with sellers and buyers, we let them talk... its the nature of the business to hear them out.  And what they tell me dictates where I need to create that "positive spark".  Some people are pinned down by what they tell themselves from a bad experience.  I really enjoy my job knowing that I can help people see the light when all they see is darkness.  Im full of positive energy, especially knowing that every morning I get up GOD gave me the gift of another beautiful day.  Spreading that energy is fun.
I know a local realtor that is nothing … (3 comments)

Buying Houses in Western PA - 08/12/11 05:54 PM
I have been buying and selling houses for 10 years.  Im looking for anyone that has a client(s) that needs to get their house dealt with fast.  If you have any clients that need to get out from under their mortgage in one way or another I may be interested in it.
Im looking in South Butler County and North Allegheny/East Allegheny Counties.
As for commissions, I will pay half if not all of your listing commission up front.
Why lose a listing and/or have it expire.  On all listings that are not selling... present this option to your sellers.

GREAT HOUSING NEWS - 08/12/11 05:51 PM
I dont know about other realtors out there but this is my best year to date in the business.  The business is moving in a great professional mannor.  I think the economy and slower market has weeded out the "Not so serious" agents out there.  Houses are going to be selling reguardless of whats going on in the economy and the realtoers that are professional and knowledgable of there markets are going to be the driving forces that people out there in the real world need to see.
