We hope you each had a very Merry Christmas this year!
Hopefully you were able to spend some time with family and friends and maybe were even surprised by an out of town friend or relative!
More than presents are the relationships we have with people.  No one goes to their deadbed saying I wish I got more presents!  They say, I wish I had spent more time with people!
So let's make a New Year's resolution to do just that!  In 2016, we will spend more time with the people we love!

Many of my customers have commented about how much they like living in a townhome after moving out of a single family home which they lived in for decades.

Here are a few of the freedoms they now enjoy:

Today is July 1st!

We have now completed six months of the year and are in the second half of 2013!  
Questions to ask yourself would be:
1.  How am I doing with my business?
2.  How am I doing with my sales?
3.  What are the goals that I had for the year that I need to focus on?
Nothing like stepping back to look ahead!
 
Also today is a big day of celebration in Canada!  They are celebrating the 146 Anniversary of forming the government.

As I communicate with my Realtor friends across the country and hear the double digit percentages that they are experiencing in their market, I have to wonder, " Are home prices rising at an unsustainable rate?"
What do you think?
Isn't this what happened in 2005 and 2006, that created the problem of buyers and lenders expecting a huge appreciation in the home values the next year?
Fortunately on that point, Rochester, New York is safe!  We are only plugging along with an increase of 5-6%.  A big part of of our market is experiencing an inventory down almost 20%! … (6 comments)

Spring ahead, Fall back!  Referring to our clocks and Daylight Savings Time.
How many times have you heard that phrase?  Doesn't it help you keep it straight?  There was a lot of comments on Twitter and Facebook, about people setting the clocks back on Saturday night and others, like myself, that do it Sunday morning.
Either way is good, as long as you didn't have an early morning appointment and missed it because you chose to do in on Sunday morning and forgot until it was after the appointment time.  Many people had this happen to them this morning!

As you know, if you live in the "North," March came in as a Lion and it remains to be seen, if it will leave as a Lamb.
Last year was different, it was mild most of the winter.  However, year after year, it appears that March is the swing month for our weather.
Weather does affect our real estate market and the better the weather, the better the activity for Rochesterreguy.
So we put up with a little more winter for a few weeks and then see Spring in sight!

For those of us that live in the northern part of our country, our real estate market has to deal with the winter deep freeze.

Rochester can have some pretty cold temperatures!  How do you cope with the low temps with your business?  Many people do not want to go out in these temps!
I know for me it means catching up on paperwork and inside details.

Some of you "out there" might just be wondering what the "mortgage financing process" entails.  I am sure you all know that your clients come in for an application appointment but after that - where does the application go and what happens to it?  Here's the answer!
 
Right after the loan officer is done filling out the application and gathering the preliminary documents from the client, their file goes to the Opening department.  The Openers are entrusted with making sure that the initial "i"s and "t"s are dotted and crossed and that all the necessary supporting documents are in place.

On September 23, 2012, the electronic signature for real estate purchase offers became legal in New York State. we were the last State in the country to make it legal.  I was always hearing stories from my Realtor friends in other States about how convenient and easy it made the task of getting signatures on a purchase offer when the parties were all over the country!

I just finished a great Open House at 92 Keyel Drive in Penfield this afternoon!  I had 12 groups through over the 2 hour period.

I had just relisted the property for $159,900 which was a $5,000 reduction from the previously listed price.  I would say there were at least 4 groups that could be writing an offer.  This home has 3 bedrooms, 1 and 1/2 baths and is 2,181 square feet.  It has 2 woodburning fireplaces and hardwood floors throughout!  It is located on a lot that is 125 feet by 200 feet deep.

I'm sure you have heard someone say, "Why vote, it won't matter anyways!"
Would one vote change the election?  Probably not, but it's what is represented by that vote that is significant!  Each of us believing that our voice is important, display that belief by voting!   And by voting, we are showing our position on the issues that the candidates represent.

Sometimes the differences are very clear between the candidates!  Other times, the candidates have clouded their position and misrepresented their platform to make it seem different that what it will really be, once elected.

September is REALTOR(R) Safety Month and our Association is promoting it to our members to remind them that they need to exercise caution in their business practice.

When I heard that the e-PRO program was doing a 4-cities tour with the latest in technology and Toronto was one of the cities, I immediately put in a reservation to go! It is called the NAR Tech Edge.

When you have the opportunity to learn from others who are utilizing a tool better than you, and it is practically free, why wouldn't you want to participate?

Happy Birthday Twitter!
It seems like I have been tweeting for at least 5 of the 6 years!  My current numbers are 2,709 people following me (followers) and 2,216 people that I am following (following) and have made 15,086 tweets!
I have met people on twitter and then met them in real life (irl).  I have done real estate referrals because of twitter and sold houses to buyers who I first met on twitter.
A lot of people don't understand twitter!  They think it is all about broadcasting or spamming!  Or, they think it is a bunch of gibberish!

Today, March 20th, is the first day of Spring! 
It is also called the Equinox which is often understood to mean "equal [day and] night", this is not strictly true.  Yesterday, which was the last day of winter, was more the equal day with 12 hours and 7 minutes of daylight!
Usually, we are in the middle of a snow storm with 18 degrees outside and the winds blowing at 25 mile per hour!  But this year we have been having spring-like weather throughout most of the winter!

rochesterreguy: St. Patty's Day Parade in Rochester - 03/17/12 11:10 PM

Yesterday was St. Patrick's Day and this year it fell on a Saturday and the weather was spectacular!  It usually is cold and rainy and sometimes snowing!  But this year was different!  It was in the mid-60's with brilliant sunshine!
As you would expect with great weather, the crowds came out to celebrate!  And celebrate we did!

It was a very long parade with many different group participating!

The Irish Dance Clubs.

The Fire Departments showed off their antique truck all polished up and shiny!

The Marching Bands and Armed Forces were proudly represented.
