Finally a fully clickable interactive map of Parker, Colorado Neighborhoods.

Each time you click to view a neighborhood you are taken to the neighborhood homepage. On that page you will find a map of Parker, CO and interesting details and information about each individual neighborhood. Neighborhood information will include schools and what school each neighborhood feeds into, amenities, HOA info, access, location and of course every home for sale in that specific neighborhood.

Relocation buyers have asked for this for years. Searching for homes without knowing exactly where the neighborhood was located made finding the right area a little difficult.

Many buyers and especially relocation home buyers will buy a home specifically for an Elementary School. Now we have taken the guess work out of searching for homes within a specific Elementary School feeder zone. Simply click the Elementary School and it will show you which homes are available within that school's feeder zone.

We have been working on this for many months and it's finally here. Well, I've had it online since December but it's taken several months to complete all the neighborhood pages.

Home Prices Up Over 9 Percent Year Over Year

Reports are coming out daily that housing prices, new building and activity are up across the board in most markets across the country.

In the Denver Metro a recent article by the Denver Business Journal quoted a 9% year over year gain. In an earlier article if you keep reading you can see that some analysist are even saying the housing slump in Denver MAY BE OVER!

Finally some good NEWS for the housing market. They are only stating in these articles what we Realtors have been talking about and covering in our office meetings for over 12 months. I think most active Realtors in the Denver Metro noticed the change starting over a year ago.

I’m sure the media wanted to give it some time before spreading the word in case we as Realtors were just crying wolf or blowing smoke to try and generate business.

Well, the business is here and homes are selling at a record pace so buy now or sit back and wait 12 months. It’s your call but remember the prices right now might look darn sweet in 12 months when they are 8-10% higher.

Here is a note from the Redman family.

Nate inherited a rare neurological disease known as ataxia affecting balance, coordination, vision and other organ systems ( www.ataxia.org ). Nate’s particular type is spinocerebellar ataxia, type 7; he was diagnosed in 2009 when he was just 17 years old. There is no known cure or drug that can improve his mobility, hand coordination issues or vision. Thus, he is experiencing disease progression and requires a wheelchair as well has his service dog Booster. Nate has been able to live on his own this year in an apartment in Littleton but will be moving in with a friend next week who will act as a caregiver which will be so much better for everyone and lots more fun for Nate too.

On Sunday, September 9th, 2012, the Greater Denver Ataxia Support Group is conducting its 2nd fund and awareness raising event, a 5K Run, Walk and Roll, to support ataxia research. Last year, our first year, was successful far beyond our expectations. We raised $25,000 and had over 160 participants. I can still hear my friend’s question to me, asked nearly 11 ½ years ago when my son was only a few months old, “So have you signed him up for Kindergarten?”

Kindergarten? I hadn’t gotten past filling out his paperwork for his birth certificate yet. As our conversation continued, she informed me that if I ever wanted to have Parker Core Knowledge Charter School (PCK) as an option for elementary school and middle school, I had to get my boys on the list yesterday! Being a teacher myself, I had heard briefly about charter schools, but I never really thought about them as a feasible option for our children. In fact, it never crossed my postpartum mind. I started to panic, I already had a two year old, so his chances where down the drain I convinced myself. But thankfully, in between feedings, I loaded the boys in the van and carefully followed the directions I was given. I ended up at a strip mall off of Parker Road and Plaza. The first thing I saw was a group of kids walking quietly down the hall, in a straight line, all wearing uniforms. What kind of school was this? I walked in the office and was greeted by a friendly face. I asked,

“Is it crazy to put my kids on the list for Kindergarten? I don’t even know when they would start?” Today I say, “NO WAY!”

That feels like eons ago, but I couldn’t be more pleased with the outcome. I am not sure when early education became such a crucial choice for parents. My grandpa, who just turned 92, had options, I guess. It was to either send your child to the one room school house miles away, or keep him home to work. Today, it seems we are stressing through the education questions that I faced when I went to college, at preschool. I do, however, believe that when choices are given, responsibility and ownership come along with it. That is one reason why so many families are committed to Parker Core Knowledge Charter School. We made it our choice and with good reason.

Our school holds true to its mission statement which in part states, “We will strive to build a solid foundation of knowledge and skills, and we will present opportunities which challenge each and every one of our students to become critical thinkers, responsible citizens, and future leaders.” (http://www.ckcs.net/) I am so pleased with the education our kids are gaining. As a former teacher in Douglas Country, I have seen how schools operate, each class as its own island. I see PCK as a well engineered design. The primary grades set the foundation for learning. Topics and subjects that are introduced in the early years are repeated and built upon in the later years. All the teachers are “on the same page” as far as math and reading. This allows for students to already know the given expectations from year to year. Lastly, core virtues are taught, demonstrated, and practiced all year long. The school focuses on the whole person.

For the first time ever, our school has launched even more children off to a great start with their new preschool and junior kindergarten. I taught preschool for 10 years so I understand how critical it is to prepare children for Kindergarten academically, socially, and emotionally. These young little people can happily wear a Batman costume 365 days a year, but at the same time are so eager to learn from the world around them. PCK Preschool & Junior Kindergarten offers that great balance, meeting the children where they are developmentally, but preparing them academically for any school they attend. It won’t be long before you hear parent’s asking each other, “So did you put your child on the waiting list for Parker Core Knowledge Preschool?”

Dates: June 1st and 2nd, 2012.

Please drive slowly through Stonegate as there are many kids out of school and trying to enjoy the fun.

Times: Most people start putting items out for sale around 8AM and keep them out until around 2:00. Yes there are always early risers that will have items out before 8AM and keep them out past 2PM. Some stay open into the evening.

Directions; From I-25 and Lincoln Ave in Douglas County Colorado. Take the Lincoln Ave exit and head East 3 miles to the entrance of Stonegate. Stonegate Village and the garage sale will be in both the North and South entrances of Stonegate. The entire neighborhood will be participating. Stonegate is located in Parker, Colorado

Early birds seem to get the best deals each year so get here early or be faced with picking through the scraps. As mentioned in previous years I've seen people with their tables out at 6:30AM and buyers lined up ready to go that early.

Expect to see professional garage sale buyers too. I've witnessed people driving around in huge moving trucks buying items at just about every house. I guess they take it back and sell it on Craigslist or eBay. I don't know.

One final tip is that the best deals are almost always found on the second day. A lot of the garage sale items will be picked over but sellers will be letting it go cheap.

Idyllwilde Neighborhood Sold Homes 2011

Idyllwilde turned out to be a great selling year for the Award Winning Neighborood of Idyllwilde in Parker, Colorado.

Village Homes started this neighborhood about 8 years ago and when they did it was the talk of the town. People were flocking to Idyllwilde looking for a little slice of Heaven in Parker. The neighborhood is perched high on the East side of town over looking the Town of Parkerand the Front Range. Many home have full direct views of the mountains and back right up to the neighborhood bike and walking paths.

Are you single and looking for love? Buy a home.

According to a recent poll of singles homeowners are more appealing in the dating scene. Here is the article on CNN Money.

“Over one third of women and 18% of men said they would rather date a homeowner versus a renter.”

I guess it wasn’t the case for my wife since she dated me when we were both living in apartments. I also have to say that one of the best parts of getting married and starting our lives together was struggling to save for our first home and going out and looking for that first home. The entire process was fun and exciting doing it together.

I think we would be much less appreciative if one of us already owned a home when we met. Trust me, there are no silver spoons in our relationship. We kicked it hard for everything we have and it was FUN.

Anyway back to the poll…here are a few highlights.

Less than 5% of people polled said they wanted to date someone still living at home with Mom and Dad. We call these “Boomerang Kids” nowadays.
Not having a roommate also increases your chances in the dating world.
The biggest turn-on feature of the house for both men and women was the master bathroom.

It’s not NEWS that first-time home buyers will be the “savior” of the housing market. Reports keep coming out that the high-end market needs to get better before the real estate market can come back. Some even say investors will bring us out of this market. The truth is that first time home buyers must enter the market before this market will turn around. In order for that to happen jobs need to be created, loans need to be more and our younger generation needs to see value in buying a home of their own.

It’s a simple cycle but it begins with entry level buyers. So if sex is your motivator then buy a house, get more dates and help the economy.

In no particular order I will throw down a few of my favorite restaurants around Denver. I’m no food critic or a food snob. Well, maybe a food snob.

We all look for fun things to do with our wives , family and friends so why not support the economy and go out to eat. I remember 10 years ago when you wanted to go out to eat you better get an early start or have a reservation or forget about getting a seat. Restaurants were packed to the roof every night. Remember the boom time of the early 2000’s? I do.

1. Best Restaurant period end of story – Fruition. Yum, just typing the name made me hungry. Try it or miss out on one of life’s great pleasures. You will not get in this place (usually) without a reservation. Not a place for kids. Date night or bring one other couple with you. It’s excellent and a fun place to eat and talk.
2. ChoLon – 1555 Blake Street #101 Denver, CO 80202 - Very addictive dumplings. Don’t try to share these with your wife unless you both want to go home mad. Whoever eats the last one leaves the other person pissed. I’ve never been here for dinner just lunch and it’s always crowded.
3. Colt & Gray – 1553 Platte Street #120 Denver, CO 80202 – Cool place with cool people and excellent food. Good date night with the wife or girl friend.
4. Mizuna – 225 East 7th Avenue Denver, CO 80203 –I’ve been here twice and never disappointed. It’s just great food with awesome service. Both times we visited Mizuna we had a blast and left with a very happy belly.

We are going to be trying two other great restaurants in Denver soon. Our next outing will be

Linger 2030 W. 30th Ave which we have reservations for. This place must be great since we could not get a reservation for almost a month out. I can’t wait. I have friends that eat here regularly (probably why we couldn’t get a reservation) and they all say this is the place to be. We’ll see.
ll Posta – 2011 East 17th Avenue, Denver - This is another restaurant in Denver that has raving fans. We have a reservation here in a few weeks so I’m excited to see what they have to offer.

Anyway that’s my quick list with all the places that come to mind right now so they must be my favorites. If’ you were looking for fun things to do and wanted a list of good restaurants then here it is. Go try some and let me know what you think.

Hess Road to I-25 to Open January 24, 2012

Hess Road to I-25 in Parker Opening January 24, 2012.

Finally! The day has come that Hess Road or “Stress Road” as Parker residents call it will open to traffic. After a few months delay yes it will really happen.

The planned opening is January 24th around 11AM. There will be a ceremony to mark the event with we have all been waiting for.

Hess Road in Parker, Colorado will now take you directly from Parker over to I-25 and connect up with the Castle Pines Exit off I-25. This will save many of us a lot of time going forward and should break up a lot of the morning and evening traffic on Lincoln Ave. We all can already tell a huge difference in traffic with the recent opening of Mainstreet to I-25. That alone has made a huge difference.

Business Meeting At PACE

Has anyone seen our Colorado snow? Think Snow.

Deep Snow

Earlier this week I saw on the local NEWS that Colorado is hanging around 73% of our normal snowpack. Looks like Alaska is getting all the snow for now and Seattle is getting hit as I write this.

The Rocky Mountain snowpack is vital to Western US States for their water supply. Just ask Nevada and California since they get a lot of their water from Colorado snow runoff. If we don’t have snow we will likely have a drought this summer. Farmers were on the NEWS last night talking about the possibility of changing up their normal summer crops if we don’t get more snow soon. Pretty scary stuff. Yep it also means higher food prices. Even if the rest of the country is getting plenty of water for crops they will find a way or reason to jack up food prices if there is a drought. You just know they will.

I’m writing about this for selfish personal reasons more than anything…I want an 18 inch powder day of skiing. Just like everyone else on the Front Range. We are all house bound for the lack of snow in the hills and the usual winter activities we all enjoy are limited without DEEP snow. I went snowshoeing last week with the kids and up at 10,000 feet elevation and there was less snow there than here at my home in Parker, Colorado. Sad.

When will it be our turn? Who knows but if the storm currently sitting over Seattle moves this way if could help us a lot. If not then I guess we will all be looking forward to the huge Spring snows to get out and enjoy deep powder in Colorado.

Rental Property or the stock market?

Think about it. If you have a million dollars in your retirement accounts and start drawing from your savings when you retire eventually you will run out of money. (If you live long enough.) You need income in retirement.

Many people are looking to rental properties to help get that income. Rental properties pay you forever or at least as long as you own them. So drawing down all of your retirement money is probably less likely if you have additional income.

I have clients right now making $8,000 to $10,000 a month just from rental income.

Yes the stock market is taking a dump again. It’s sad when you think about it. As a person working hard for retirement the stock market just isn’t turning out to be a viable option for most of us. I know for sure I cannot afford to lose thousands of dollars every 5-10 years in the hopes that in 3-5 years the market will gain it back to where I was two days ago.

Lose Money or Own Property?

In the past two days I’ve received 4 calls from what I consider to be sophisticated business people who are also previous clients of mine. All of them were seeking a better alternative to the stock market and Social Security for their retirement needs.

Last month I sold this property (BELOW) to an investor that already has the property rented. The current income is bringing a return of over 15% on his money. He had the property rented two weeks after closing. The bank that foreclosed the property repainted the interior, added some new appliances and replaced all the carpet. All my investor did was a little landscaping and have the exterior of the house repainted.

With the foreclosures and banks not lending money to people with foreclosures on their record it has turned the rental market into a hot investment opportunity. All of these people moving out of homes need a place to live and many scoff at the idea of moving back into an apartment. They want homes to live in. Rental rates in Parker and the Denver Metro are as high as I have ever seen them. I know it won’t last forever but it certainly is a great way to make some money now and for the future.

Buy property within your IRA. Much easier to do than you may think.
Foreclosures offer a great way to buy properties at a discount.
Short Sale homes take longer to close but the deals are worth it.
There are many great loans available to investors with a little cash and good credit.
