Wow! I have been a member of Active Rain for a couple of years (I know my points don't show it) now and can't believe how much is has progressed. I give a lot of credit to the founders and designers that help keep the Rain coming down. I think there were less than 2000 members when I started and now over 117,000. That is crazy. I remember when AR had a contest to guess what day the 10,000th member would register. I wish I was more active as a blogger and after getting the email yesterday telling about the listing router I am going to try and do the right thing.

I am a worship leader in Central Kentucky and we have accountability partners that keep us straight per say. I need an accountability partner on AR to keep me blogging and active. Any takers? Anyway if you have read this far I am sure you are wondering what my title means Active Rain. Slogger!!!. Well a slogger is a word I made up that is a mixture of slacker and blogger (which I am). I am in rehab right now and appreciate any prayers, ha. Maybe I will contact Merriam-Websters and see about getting a new word put in.

Hey guys I am only a couple minutes away from helping a couple of my clients write an offer. I do however have a problem. They are making an offer on bank owned property and want to write in a contingency upon their home selling. I have talked with the bank and believe it or not they said they would entertain and possibly accept as long as there is a 48 hour kickout clause attached. Wow I thought that was awesome.

I talked to the buyers earier and I was excited, only for them to tell me they did not want to give the bank a kickout. I told them the bank would not accept the offer without this and they said they were looking out for themselves. What do you think I should do?

I have had several people lately want to make offers and most of them with contingencies. They don't want to list their home until they have found one to buy, this makes it really hard on us REALTORS®. It is hard enough to get a home 'sold' right now much less having to sell one in a week or two so another contract will go through.

Well I have to go. I will let you know how it goes.

My wife and I designed a new business card after I was tired of having the same thing as everyone else. Owning a photography business, I thought we do this for other people why don't I do it for me. We have had a couple of other Realtors® that have seen them and love them. After she wrote a blog on her blogsite we have had several people email and say they wanted some unique cards for themselves. I know most of you are not local but if you want your own special cards I am sure there is a photographer in your area that can help you. Central Kentucky's weather is a little odd to say the least. It is usually in the mid 20's one day then maybe 60 or 70 the next. You think I am kidding ask some of the people from Central Kentucky that currently use Active Rain. The last big snow we had was in February of 1998, my son was 1.5 years old. Since then we have had two daughters and they are now 7 and 4. Neither of our daughters have seen enough snow to actually be able to play in, until last night. We woke up this morning and had about 8-9 inches of snow. My kids looked outside and were amazed. So we threw every piece of clothing we could find on them and let them go out.

We went out with them for awhile but they definitely outlasted us. They are now working on a snowman after an hour or more of sledding. While playing, a firetruck came down our street and got stuck, then in the process of trying get back up the street slid off the street into the neighbors yard.

I have noticed a couple of Realtors in my area are sending feedback through email after you show their properties. I really like it and think it is a great way to give and receive feedback. So many agents here show your homes and you never hear from them again even after they said they would call back and give feedback.

I was just curious if anyone has any good suggestions on a feedback program, the ones I have looked at are around $20 a month and to me that is kind of expensive especially when you factor in all the other $$$ a month we spend. Yes, your right that is Steve Campell of Century 21 Comonwealth in Georgetown, KY.

Oh wait a minute. You thought I meant the big guy with the Cincinnati Bengals uniform on. The starting quarterback, one of the top rated passers in USC history. Not to mention Heisman Trophy winner. Carson Palmer #9.

The Cincinnati Bengals hold their trainging camp annually in Georgetown and it really is hard to believe how many fans come from several states away just to get to see these guys. I am sitting in my office this morning wondering if anyone will call on one of the most famous days of the year here in Kentucky. This evening the 133rd Kentucky Derby will be run over in Louisville. I know not everyone is a horse racing fan but it sure seems like it around here on derby day. Two of my three kids, 10 year old and 6 year old, were up this morning at 7:30 watching ESPN's coverage of the derby. My 6 year old girl had all kinds of questions to ask.

I haven't ever bet on the Derby, but I am gonna do a little game here on AR. How about everyone picking there trifecta (1st,2nd,3rd in exact order) and we will see who wins. I will put a list of the twenty horses at the bottom and all you need to do is comment with 1._____ 2._____ 3._____, also tell us why you chose those horses. This is a nice new product that will surely help us sell homes. The fishnflush is a toilet-tank with a fish tank designed around it. I thought it was crazy at first but actually it looks pretty cool on the website. Their is a seperate light kit you can buy that illuminates it in the dark, I am just not sure if I would want to stand in the bathroom to watch my aquarium.

The price is $299 on their website. I just thought I would show this to you, maybe this is just what your seller needs to get their home sold in this trying market (lol).

Hey everyone, I haven't been on AR in a few months and to my surprise there are almost 28,000 members now. I remember not long ago we had a contest to see what day the 10000th member would arrive. I think this growth would be comparable to compound interest.

When I stepped in the Active Rain this morning, I was kind of excited about seeing what my friend Mary Mcknight has been blogging about lateley. I was kinda surprised when I clicked on her link only to get a Account Disabled message. Does anyone have any idea what this about? Did she drop out, was she kick out, etc?

The big day for most UK fans has finally arrived. Minnesota will have a press conference in a little less than 30 minutes to announce Tubby Smith as their new Head Basketball coach. This means no more Tubby at UK. This will end a very successfull 10 year career in Lexington.

I think the Uk Athletic Department already has some ideas of who the new coach may be because I think they where getting ready to buy him out. Tubby is a very nice guy and it is sad how he was treated while he was here in Central Kentucky. You can check out one of the many sites deicated to get Tubby out of UK here.

Louisville come away with a hard fought double overtime win last night against West Virginia. It looked as if UofL would win pretty easily early on but WVU had different thoughts. Lousiville will play tonight against a very good Pitt team but their NCAA tournament birth is intact wether they win or losr tonight but it should be a very good game regardless. Louisville came away with a pretty easy win in January when they faced Pitt. Rick Pitino better get his team ready because Pitt will be ready to play tonight.

Kentucky pulled off an easy win against Alabama, but for the first few minutes of the game it looked as if it would be the other way around. Kentucky will play today against Mississippi St. and I think they will pull out another win. If Tubby can somehow win the SEC I think he will quiet a lot of his critics who want him gone.

I have a contact who is interested in trying to find a lease option in my area. Coming from a tourist town, lease options are pretty popular in her area. The problem is they are not popular in my area. She is not gonna work for the first year she is here so they are not going to be able to afford what they otherwise could. They also don't really want to have to move after the first year so they would like to find the house they like and use a lease option the first year and the purchase after she gets a job and they have more income.

I talked to my mortgage broker and he said he doesn't like interest only loans much but this could be a situation where one could be useful. Since she is looking to get a job after the first year they could refinance and get a conventional loan. I don't want to lose a customer over a lease option but like I said noone seems to want to do them around here. Anyway, does anyone have any good or bad opinions on lease options, have you had any experience with them.

Well, I think UK has sealed their invitation to the NCAA tournament. I am not saying they would have been invited if they had lost but I think they needed that win for a sure bid. The big question is still out there, what about Tubby?

I think either way UK will be in trouble for the next couple of years. If they fire him, what will future applicants think. If they don't the spiral will continue and not upward. If you look at his record at UK it would be really hard to justify firing Tubby, but I think the reality is he just can't coach, recruit, or motivate good enough to lead the most powerful program in the nation. I think Tubby would do fine at a smaller school or even a big school with not-so-big expectations. Let's face it at UK if you are not winning the SEC and making the final four you are just not doing enough. That is a sad fact.

Well I guess we will see what U of L has for WVU tonight, although they have a for sure bid to the NCAA along with EKU giving Kentucky three teams in the tourney. Look for my post after the U of L game.

While looking for a pic for the post, I ran across these two pictures of my daughter. My wife took this at one of our fall softball games, my kids like it more than I do.
