Hagerty of the Wall Street Journal, "The number of homes listed for sale in many U.S. cities continued to fall in April in what some analysts see as a sign that the market may be nearing a bottom. But the picture is clouded by uncertainty over how many foreclosed properties will hit the market."

This is certainly a beautiful time of the year in Trinity County! A ride out to Trinity Lake reveals a splash of color from the blossoms of the Dog Wood trees.

This is certainly a buyers market in our county. Weaverville has 37 active single family homes on the market with median listing price of $284,500. Highest listing is $445,000 and lowest is $150,000. Junction City, Lewiston and Douglas City have listings from $825,000 to $158,500 making an average listing price of $424,742 with 24 homes on the market.

Weaverville received a few inches of snow the last two weeks, Trinity Pines had over 2 feet of snow for a while and the Trinity Alps are as beautiful as ever.

Trinity County real estate is active: 238 current active listings, 102 homes, 115 vacant land parcels, 5 commercial lots, 4 multi family parcels (one is a ranch with several buildings), 3 business opportunities, 3 business ventures with real estae and 5 commercial lots. 32 properties are presently in escrow, 1 business opportunity, 2 commercial buildings1 4 single family homes, 12 vacant land parcels and 2 manufactured homes.

Local Weavervile area churches take turns in sharing Lenten Services to remember the Passion of Jeasus Christ. Each night there is a service thee will be a soup supper at 6pm followed by worship at 7pm. The service schedule is as follows: Holy Trinity Lutheran Church, March 5, Church of the Nazarene, March 12, St. Patrick's Catholic Church, March 19 and Trinity Congregational Church March 25.

The Douglas city fire Department will have a Fire Bells Spaghetti Feed from 4 to 7pm Friday March 6. There are many community activities in the different towns of Trinity County.

Sales statistics for Trinity County

Trinity County is enjoying some much needed rain. We even had a few inches of snow at the 2,000' level that has since disappeared. The Trinity Alps are ardorned with snow covered peaks.

Along with the statistics in my last blog concerning real estate sales in the Weaverville, Lewiston, Trinity Center/Coffee Creek, Douglas City and Junction City, it might interest you to know how the sales are progressing in the Hayfork, Hyampom and Wildwood areas.

Single family homes sold in the last 12 months total eighteen sales with an average price of $264,411. Average acreage was 14.98 and average days on market were 120 days with 53 days average escrow period.

In the Weaverville, Trinity Center/Coffee Creek, Lewiston, Douglas City, Junction City and Big Bar areas for the last twelve months: Average home sale price was $253,794 with an average of 189 days on market and 38 days in escrow from a total of 45 home sales. Presently there are 53 homes on the market in these areas.

Winter in Trinity County

Winter has finally arrived! Snow covered mountains and beautiful breathtaking views! What a wonderful place to live or have a vacation home. Prices are reasonable for all types of real estate right now.

The annual Weaverville Joss House Lion Dancers will be "exercising" the Lions on Saturday, February 14th along Main Street. It's quite entertaining and sometimes has quite a crowd following them along the way. A celebration at the Joss House is held prior to the Lion Dance, so make a date to attend this year or sometime in the future.

Weaverville's Snyder Highland Art Center sponsers an "Art Cruise" in Old Town Weaverville. The art center and many of the local businesses are open to the pubic. Art is displayed and refreshments are served for the public.

Make a day trip or an overnight trip to Weaverville and take in the mountian hospitality and clean fresh air of beautiful Trinty County.
