&lt;p&gt;Glad I am involved in residential real estate right now....&lt;a href="http://moneynews.newsmax.com/headlines/commercial_vacancies/2008/07/07/110465.html" target="_blank"&gt;store closings and cutbacks are commonplace&lt;/a&gt; these days. I'm still amazed that Starbucks would close 600 stores. Wow..(always did think McDonald's coffee was better.)&lt;/p&gt;

&lt;p&gt;As a realtor living &amp;amp; working &amp;nbsp;full time in Las Vegas, It's always interesting to&amp;nbsp;hear or read&amp;nbsp;any outside&amp;nbsp;views of Las Vegas.&amp;nbsp; Today, I read an article online from a british publication,&amp;nbsp;"The Independent", by Guy Adams titled, &lt;a href="http://www.independent.co.uk/news/world/americas/down-and-out-in-las-vegas-860513.html" target="_blank"&gt;"Down &amp;amp; Out In Las Vegas."&lt;/a&gt;&amp;nbsp;and was left scratching my head.&amp;nbsp; It's easy for someone to pick apart Vegas when you don't live here. But what the author&amp;nbsp;left out in his article, is the optimism and hope &amp;amp; the will power people have here in Las Vegas to survive &amp;amp; thrive.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://i74.photobucket.com/albums/i250/artmaniac/active%20rain/untitled9.jpg?t=1215353010" id="fullSizedImage" alt="untitled9.jpg picture by artmaniac" /&gt;&lt;/p&gt;
&lt;p&gt;Las Vegas&amp;nbsp;is currently undergoing a massive change,&amp;nbsp;&amp;nbsp;evolving into&amp;nbsp;&lt;strong&gt;The&lt;/strong&gt;&amp;nbsp;&lt;strong&gt;Convention Showcase To The World. Steve Wynn has plans for a convention center that will&amp;nbsp;feature 2 million square feet of space!&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;In the next 3 years an estimated&amp;nbsp;42,200 jobs will be&lt;/strong&gt; &lt;strong&gt;created&lt;/strong&gt;&amp;nbsp;&lt;strong&gt;by the Palazzo, Encore, Fountain Bleu, City Center, Cosmopolitan, Etchelon Place and With projects such as&lt;/strong&gt;&amp;nbsp;&lt;strong&gt;the 100 Million dollar Fine Art Center, the Jewelry Mart&amp;nbsp;and a diversification of other projects&amp;nbsp;that are being built like the Lou Ruvo Brain Institute for Alzheimer's research.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.viewlasvegasrealestate.com/MyBlog" target="_blank"&gt;There&amp;nbsp;is expected to be as much as 15 Billion dollars&amp;nbsp;invested in Las Vegas over the next several years.&lt;/a&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The long term investing for Las Vegas real estate looks great, however on a down note, as many as&amp;nbsp;150 to 250 foreclosures a day could be hitting the market and we as a city could see as many as &amp;nbsp;30,000 - 40,000 homes on the MLS towards the end of the year. This may be true, but when you talk to any experienced real estate agent working in town, you will find a lot of homes will have as many as 10-15 offers on them.&amp;nbsp;And for example&amp;nbsp;many clients cannot find single story homes with a pool, and are actually on a waiting list to find these homes.&amp;nbsp;&amp;nbsp;Moral of the story? Don't believe everything you read and hear in the media&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Down and Out In Las Vegas ?&lt;/strong&gt; &lt;strong&gt;I don't think so&lt;/strong&gt;....Just new beginnings and opportunities for people all over the world to come visit or live, and absorb everything&amp;nbsp;this wonderful city has to offer. The people of Las Vegas have seen hard times before, but when the going gets tough, people dig in and&amp;nbsp;keep on going. After everything is said and done, Las Vegas is truly our home and a great place to live.&lt;/p&gt;

&lt;p&gt;There are two choices that people can make. The one choice that is unavailable to us is to limp along with the status quo and prop up the system with more debt, inflation and lies. That won't happen&lt;/p&gt;
&lt;p&gt;The more the government is allowed to do in taking over and running the economy, the deeper the depression gets and the longer it lasts. That was the story of the 30ss and the early 40s, and the same mistakes are likely to be made again if we do not wake up.&lt;/p&gt;

&lt;p&gt;The case began like hundreds of others filed since the U.S. housing boom spawned a rise in sales of adjustable rate loans. Susan and Bryan Andrews of Cedarburg, Wisconsin, claimed that lender Chevy Chase Bank FSB&amp;nbsp; had hidden the true terms of what they believed was a good deal on a low-interest loan.&lt;/p&gt;
&lt;p&gt;In their 2005 lawsuit, the couple said the loan's interest rate had more than doubled by their second monthly payment from the 1.95 percent rate they thought was locked in for five years. The interest rate rose well above the 5.75 percent&lt;/p&gt;</description>

      <title>THE $300B GOVERNMENT RESCUE IS ON ITS WAY!!!</title>

&lt;p&gt;A massive foreclosure rescue bill cleared a key Senate test Tuesday by an overwhelming margin, with Democrats and Republicans both eager to claim election-year credit for helping hard-pressed homeowners.&lt;/p&gt;
&lt;p&gt;The mortgage aid plan would let the Federal Housing Administration back $300 billion in new, cheaper home loans for an estimated 400,000 distressed borrowers who otherwise would be considered too financially risky to qualify for government-insured, fixed-rate loans.&lt;/p&gt;
&lt;p&gt;An 83-9 vote put the plan on track for Senate passage as early as Wednesday, but President Bush is threatening a veto, and Democrats are fighting each other over key details. Those challenges will probably delay any final deal until mid-July.&lt;/p&gt;
&lt;p&gt;The bill advanced as separate reports underscored rising economic anxiety: Consumer confidence slid to its lowest level in more than 16 years, and closely watched indices showed a continuing decline in home values.&lt;/p&gt;
&lt;p&gt;At the Capitol, Sen. Christopher J. Dodd, D-Conn., the Banking Committee chairman, said the lending measure "would allow us to begin to put a tourniquet on the hemorrhaging of foreclosures in this country."&lt;/p&gt;
&lt;p&gt;"We need to demonstrate to people in this country that have lost an awful lot of faith in almost everything, but certainly in (Congress), that we can get something done, that we can put aside differences and make a difference in their lives," Dodd said.&lt;/p&gt;
&lt;p&gt;Still, conservative Democrats known as "Blue Dogs" are concerned about how to pay for the measure, and members of the Congressional Black Caucus call it unacceptable, arguing it doesn't do enough to address the needs of black Americans.&lt;/p&gt;
&lt;p&gt;Congressional leaders also are divided on how high to place loan limits that apply to government mortgage insurance and financing. The Senate bill sets those limits at $625,000 while a House-passed version puts them at $730,000 - a crucial difference in high-cost housing markets like California, home to House Speaker Nancy Pelosi.&lt;/p&gt;
&lt;p&gt;Lawmakers have been negotiating behind the scenes with the Bush administration to avert a veto. Dana Perino, the White House spokeswoman, told reporters the Senate measure has "some really good aspects" and Congress is "on the right path."&lt;/p&gt;
&lt;p&gt;"We have been working closely with them to try to change the bill in a way that we think that it could be something that the president could sign," Perino said.&lt;/p&gt;
&lt;p&gt;Borrowers would be eligible for the housing rescue if their mortgage holders were willing to take a substantial loss and allow them to refinance, and if they could show an ability to make payments on the new loan. They would ultimately have to share with the government a portion of any profits they made from selling or refinancing their properties.&lt;/p&gt;
&lt;p&gt;The bill also would tighten controls and create a new regulator for Fannie Mae (&lt;a href="http://research.scottrade.com/public/stocks/snapshot/snapshot.asp?id=1&amp;amp;symbol=FNM"&gt;FNM&lt;/a&gt;) and Freddie Mac (&lt;a href="http://research.scottrade.com/public/stocks/snapshot/snapshot.asp?id=1&amp;amp;symbol=FRE"&gt;FRE&lt;/a&gt;), the mortgage giants that provide huge amounts of cash flow to the home loan market by buying loans from banks.&lt;/p&gt;
&lt;p&gt;It would provide a $14.5 billion array of tax breaks, including a credit of up to $8,000 for first-time homebuyers who buy in the next year. And it would boost low-income tax credits and mortgage revenue bonds. The measure falls $2.4 billion short of covering the costs of those tax items, a sort point for Blue Dogs who oppose initiatives that add to the deficit.&lt;/p&gt;
&lt;p&gt;Mixing in a controversy involving lawmakers, Republicans and Democrats on the Ethics Committee proposed adding mortgage disclosure requirements for members of Congress to the bill following a flap over reports that Dodd and Sen. Kent Conrad, D-N.D., got preferential home loans from Countrywide Financial Corp. (&lt;a href="http://research.scottrade.com/public/stocks/snapshot/snapshot.asp?id=1&amp;amp;symbol=CFC"&gt;CFC&lt;/a&gt;), a lender at the center of the subprime mortgage mess. The proposal by John Cornyn of Texas, the senior Republican on the committee, and Barbara Boxer, D-Calif., the chairman, would remove an exception that currently allows lawmakers to omit home mortgages from their annual financial disclosures.&lt;/p&gt;
&lt;p&gt;On the broader bill, the 42 House members of the Black Caucus said in a letter to Democratic leaders last week that it has "glaring omissions," including affordable housing funds for states affected by Hurricane Katrina and grants for states and localities to buy and fix up foreclosed properties.&lt;/p&gt;
&lt;p&gt;To draw GOP support, Senate Democrats diverted the affordable housing money to pay for the foreclosure aid program.&lt;/p&gt;
&lt;p&gt;Some Republicans, however, are still vehemently opposed to the legislation, which they describe as a government giveaway for reckless lenders and investors.&lt;/p&gt;
&lt;p&gt;"They expect the federal government to turn their backs on responsible lenders and borrowers and renters waiting - waiting - to become first-time homeowners, and support those groups that have pushed our housing market into decline with bad loans and bad investments," said Sen. Mike Enzi, R-Wyo. "This bill is a federal government bailout."&lt;/p&gt;
&lt;p&gt;The Senate bill would provide $3.9 billion in grants to deal with foreclosed properties - a House plan would provide $15 billion - but the White House singled out the funds in its veto threat, and Blue Dogs are demanding that the money be offset with cuts elsewhere.&lt;/p&gt;
&lt;p&gt;Rep. Barney Frank, D-Mass., the Financial Services Committee chairman, has said he'd be willing to jettison the money and add it to a separate measure in the interest of a deal.&lt;/p&gt;

That is just not the case so much anymore, but that being said there are still opportunities where you can buy $100,000 - $150,000 below the market values of 2005. &lt;p&gt;Great news! The number of existing homes sold locally in May surged to its best showing in 14 months even as sales of new homes lagged, according to two new housing reports released this week.&lt;/p&gt;
&lt;p&gt;Statistics from local research firms Home Builders Research and SalesTraq revealed a 5.2 percent jump in resales in May, with buyers snapping up 2,606 units. Buyers bought 2,477 existing homes in the same month a year ago.&lt;/p&gt;

&lt;p&gt;The last time resale closings surpassed 2,600 homes in a single month was March 2007. Closings on existing properties spent fall and winter mired at around 1,500 units a month.&lt;/p&gt;
&lt;p&gt;Analysts said May's results don't herald a permanent end to declines in local home prices and sales.&lt;/p&gt;
&lt;p&gt;Rising oil prices and a deteriorating job market could complicate chances for a widespread housing recovery, Murphy said. What's more, though banks sold about 1,300 foreclosures in May, they took possession of another 2,500 or so foreclosed homes in the same month. Until that statistic reverses itself, and banks are disposing of more homes than they're taking over, prices could continue to slump.&lt;/p&gt;

&lt;p&gt;The current high price of oil is artificial and the market is well supplied with crude, Iranian President Mahmoud Ahmadinejad said on Tuesday, pinning the blame on the sliding dollar.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;Ahmadinejad&amp;nbsp;goes on to say&amp;nbsp;that the fall in the dollar was a prime cause of the world's economic problems, saying it had affected "the world economy and in particular the economy of world energy exporters."&lt;/p&gt;

      <title>Latest Economic Update</title>
      <description>&lt;p&gt;Reflecting the stimulus from government rebate checks, retail sales rose a full percentage point in May, double what economists were anticipating, the Commerce Department reported June 12. Not including the higher prices consumers paid for gasoline, retail sales still rose a strong 0.8%, the biggest increase in a year.&lt;/p&gt;
&lt;p&gt;Sales of existing homes in April also caught economists off guard, climbing 6.3% instead of the negative 0.4% drop they were predicting. The new reading, issued June 9 by the National Association of REALTORS&amp;reg;, indicates that the drop in property values has started attracting more buyers and bargain hunters.&lt;/p&gt;
&lt;p&gt;Soaring gasoline prices helped push consumer inflation up 0.6% in May, the fastest pace in six months, the Labor Department said June 12. But core inflation, which strips out volatile gas and food prices, edged up a modest 0.2%, easing concerns that big jumps in energy and food costs were breaking through to more widespread inflation.&lt;/p&gt;
&lt;p&gt;The nation's trade deficit - what we import versus what we export - rose 7.8% to $60.9 billion, the largest imbalance since March 2007, the Commerce Department said June 10. Driving the deficit was a $4.3 billion increase in crude oil imports, which jumped to a record $29.3 billion in April.&lt;/p&gt;
&lt;p&gt;New claims for unemployment benefits rose to 384,000, an increase of 25,000 from the previous week, the Labor Department reported June 12.&lt;/p&gt;
&lt;p&gt;More upbeat economic news came from the Mortgage Bankers Association, which said that mortgage loan applications rose 10.9% from the previous week. Purchase applications increased 12.1% while refi volume was up 8.4% from the previous week.&lt;/p&gt;
&lt;p&gt;Economic news due this week includes reports on the Producer Price Index and housing starts on June 17.&lt;/p&gt;

      <title>Oil Rally Topped Dot-Com Craze in Speculators' Mania </title>
      <description>&lt;p&gt;The rally that drove oil to a record $139.12 a barrel last week surpassed the gains in Internet stocks that preceded the dot-com crash in 2000.&lt;/p&gt;
&lt;p&gt;Crude rose 697 percent since trading at $17.45 a barrel on the New York Mercantile Exchange in November 2001, and reached 28 record highs this year. The last time a similar pattern was seen in equities was eight years ago, when Internet-related stocks sent the Nasdaq Composite Index up 640 percent to its highest level ever, according to data compiled by Bloomberg and Bespoke Investment Group LLC.&lt;/p&gt;
&lt;p&gt;The Nasdaq tumbled 78 percent from its March 2000 peak, erasing about $6 trillion of market value, as investors concluded that prices weren't supported by profits at companies such as Broadcom Corp. and Amazon.com Inc. Billionaire investor George Soros and Stephen Schork, president of Schork Group Inc., say oil is ready to tumble because prices aren't justified by supply and demand.&lt;/p&gt;
&lt;p&gt;``There's nothing different between this mania, the dot-com mania, the real estate mania, the Dow Jones mania of the 1920s, the South Sea bubble and the Dutch tulip-bulb mania,'' said Schork, whose Villanova, Pennsylvania-based firm advises the Organization of Petroleum Exporting Countries, Wall Street firms and oil companies on the outlook for energy prices. ``History repeats itself over and over and over again.''&lt;/p&gt;
