How to Get More Points on Your AR Account... - 05/28/08 07:45 AM
Make every day COUNT on AR!
Several weeks back I started a process along with my daily reading and commenting of AR posts.  When I comment on a post, I also subscribe to that person's BLOG and create an ASSOCIATE with them.  They usually reciprocate and as a result in the last month my subscriptions and associations have grown quickly.  The by-product that comes from this is that you get many more readers to your blog entries daily and your comment count will skyrocket.  I recommend you start this process as well.  It will build better bonds between us as a … (21 comments)

Due Diligence: A Cornerstone to Success in Real Estate Investing - 05/27/08 11:12 AM
Back in my corporate days in the dot com industry, there was always a great amount of due diligence taking place.  We were always looking at acquiring competitors and they were always looking at acquiring us.  And if you were going to spend $50MM of someone else's money purchasing another company, you'd better make very sure that you have done all your homework and you know what you are getting for the venture capital that you are about to spend.
I was thinking about this very issue today as I pondered how to approach this article.  Real estate investors tend to not … (6 comments)

Austin is listed as a Recession-Proof City by Forbes.com - 05/26/08 10:55 AM
Austin has been named again among one of the best cities in the USA, this time by Forbes.com and their analysis of the most recession-proof cities in the country. In their research, Forbes analyzed the 50th largest metro areas in the United States and looked at many statistical areas such as unemployment data, job growth not related to farming activities, average home prices and they also focused on a 2007 report: "U.S. Metro Economies: The Mortgage Crisis" which was funded by the U.S. Conference of Mayors.
The top three cities in their findings included Oklahoma City, San Antonio and Austin.  The … (1 comments)

Old Glory is to be Honored and Revered! - 05/26/08 09:58 AM
On this Memorial Day, I was reminded of a few years back when I visited the Silver Dollar City Theme Park in Branson, Missouri.  This is a wonderful step back into the 1800's when there are plenty of old time foods and crafts to be enjoyed, but the most moving of all my experiences there is the flag raising ceremony at park opening.  The first guests in the park that morning are called to the main street square and all veterans are asked to form up.  We were asked to march with the sheriff to the flag pole and raise Old … (5 comments)

10 Things You Should Ask a Real Estate Agent Before Working With Them - 05/26/08 07:08 AM
Having the right real estate professional by your side can greatly improve your home-buying experience. A good rule of thumb is to interview a minimum of three candidates, but make sure you interview at least two.  Here are 10 questions to ask during an interview:
Are you a full-time professional REALTOR®? How long have you worked full-time in real estate? What geographic areas do you specialize in? Do you have a Website? What information can I find there? How will you keep me informed during my home search and throughout the transaction? Do you have a staff or a team? If … (2 comments)

Paragraph 6.C of the 1-4 Family Residential Contract (resale) published by the Texas Association of REALTORS(r) states the following:

Freedom is Not Free - Let's Show Our Appreciation this Memorial Day! - 05/20/08 09:22 AM
A few years ago I took my wife and son to Washington, D.C. for the Memorial Day weekend.  We did the whole tourist routine around the D.C. area: Smithsonian, National Art Museum, The US Capitol Building, etc.  As it turned dark on Saturday evening we had been in the crowd watching The National Memorial Day Concert from the steps of the Capitol.  Many celebrities were there performing and we of course heard the National Symphony Orchestra play "The Stars and Stripes Forever".  This was rousing and invigorating for a national holiday for sure.
After the concert we decided to walk back … (10 comments)

The Two Most Important Things in Selling Your Home... Now... - 05/18/08 09:22 AM
Most sellers know that we are in a major real estate slump in most markets of the country as I write this.  Selling a home in markets such as this requires that you understand two things: Pricing and Marketing.  This article will introduce you to these two concepts and why they are important to you as a seller.
If no buyers see your home, no offers will ever be written on it.  This is why market pricing of your home is critical to your success!  Your REALTOR(r) should be an aggressive price hound in this market and may not tell you … (8 comments)

Reducing Your Summer Energy Costs (pt. V) - 05/17/08 08:48 AM
Fighting Indoor HumidityThe dryer the air in a home is, the cooler the home feels, so humidity reductions should be your goal for your home in the summer.  Unfortunately, we can be our own worst enemy in this area because each time we bathe, shower, wash clothes, do dishes or boil water we are putting more moisture back in the inside air!  Make sure you always use your exhaust fans in the kitchens, laundry rooms and bath rooms whenever such activities are in process.  Turn these fans on shortly before you start such an activity and leave the on at least … (3 comments)

OK so I risk getting immediately disqualified from the contest because of the serious tone of this song, however it has been so inspiring to me in the recent past that I felt compelled to share it.  We all know that the real estate business can have the highest highs, as well as the lowest lows for we the real estate industry AND for our clients often times. It offers us a real opportunity to be a stabilizing factor to them in tough times.
I love this about our industry, but also often suffer from "the blues" when I am thrust headlong … (10 comments)

Reducing Your Summer Energy Costs (pt. IV) - 05/16/08 08:32 AM
Unintentional HeatingMany of the appliances you use on a daily basis add unwanted heat to your home. Your oven is possibly the biggest culprit. Try to avoid baking or broiling on hot days. Use your stovetop to cook meals that can be quickly heated, and keep lids on the pots to hold the heat in. Also make sure you use the smallest burner possible to match the size of your pot. Make sure to run your kitchen exhaust fan while you are cooking, and for up to a half-hour afterward, to remove as much of the heat from your home as … (3 comments)

Reducing Your Summer Energy Costs (pt. III) - 05/15/08 08:22 AM
Keeping the Heat OutsideWe all love windows, don't we?  But they WILL cost you money in the summer months.  They let the heat in along with the sunshine, making it infinitely more difficult to keep the house cool.  You should keep the shades closed and keep the sunlight out to reduce cooling costs.  In fact the best way to shade your windows is from the outside, using awnings, deciduous trees, vines on a trellis or other such decorative foliage.  All these can do a terrific job of keeping your home cooler, particularly on the south and west sides where more heat … (3 comments)

Reducing Your Summer Energy Costs (pt. II) - 05/14/08 07:37 AM

Air Conditioning (part II)
Now on to some additional myth-busting.  It is another common fallacy that you can cool your home off faster by setting a lower temperature on the thermostat.  This somehow kicks the air conditioning system into "overdrive" where it cools faster - NOT TRUE.  Actually it does nothing to speed up the process and you take the risk of forgetting to adjust it back up to 78° after the event, thereby costing more in electric bills.  Just set it for the normal temperature and wait out the cooling process.
If you feel chilled in the house, or … (9 comments)

Personal Property vs. Real Property - 05/13/08 07:52 PM
When you negotiate a contract, make sure you know what furniture, fixtures and appliances, if any, are being sold with the property. Technically, anything that’s permanently affixed to or installed in the home is real property. Everything else is the sellers’ personal property. This definition leaves a gray area that can lead to disputes between a buyer and a seller. When The HBH Group lists your property for sale, we will work with you to be very specific in what is included and excluded from the sale. If we are working with you as a buyer, we will also make sure … (2 comments)

Reducing Your Summer Energy Costs (pt. I) - 05/13/08 07:49 PM
Energy ExpensesFor the average Texas resident well over half of your total energy expenses in the summer will go to cooling your home.  Electricity is produced most often in our area of the country by using fossil fuels which as you know are getting more costly every day and also come with a pollution by product of reducing quality of our air, placing more carbon dioxide in our atmosphere (whether or not you believe in global warming, the pollution is an issue that most people agree is a problem).  You can make a difference by reducing your use of energy in … (5 comments)

We CAN change our attitude.  We can make a positive attitude a habit for ourselves, daily.  I am reminded of a fantastic quote from Dr. Chuck Swindoll.  I had this hanging on my office wall for many years.

Home owners energy saving tips: Reducing your utility costs related to hot water heaters - 05/12/08 01:00 PM
There are a few easy ways to cut down on utility costs as they apply to heating water, the third largest energy expense in your home. There are many ways to save which would include using less hot water, insulating your existing heater, or buying a new one.  Insulating blankets may be purchased at Lowe's or most home improvement stores.  New water heaters are MUCH more efficient than models made just a few years ago.  If your current unit is more than 10 years old, you should consider replacing it not only for the energy savings, but also as a safety precaution, especially if it … (9 comments)

In a Catastrophe, Home Inventories Can Be Your Salvation! - 05/08/08 09:10 PM
Why a Home Inventory is ImportantPut yourself to the test.  Could you make a list of everything in your home from memory, without going room by room?  Most of us would answer no, which is why a Home Inventory is such a necessity.  When a natural disaster or burglary occurs, your insurance company will require documented proof of possessions that are stolen, damaged or destroyed.  They will want an itemized list which is not easily created, especially during a crisis.  A Home Inventory will also help you determine the amount of insurance coverage you need.
What to IncludeEVERYTHING!  The first items that … (4 comments)
