It looks like the real estate slowdown has hit the Oklahoma City suburb of Mustang. This bedroom community of aprox 16,000 had significantly lower sales in July, '08 compared to July, '07

Median price: $140,000
July 2007 sales
54 units
Avg. price: $156,920
Median price: $145,450
There are currently 188 active listings in Mustang with an avg price of $201,695, and a median price of $163,975.
Total units sold this year through July 31: 230
Total units sold last year through July 31: 310

I really enjoy crunching numbers, however, the numbers I'm crunching today don't taste so good. First of all let me say I don't consider myself to be a negative person--I do consider myself to be a realist.
According to figures I pulled off our MLS site, closings in the OKC metro area are down 29% for June 1 thru today June 26 as compared to the same dates in 2007. Sales in Mustang are down almost 40%, in Yukon down over 32% and in Edmond down 29% compared to the same time last year, so it's not just one area, it … (2 comments)

mustang: How are you coping with $4.00 gas? - 06/10/08 01:33 PM
Here in OKC we are not at $4.00 yet but $3.85 is bad enough. How have these prices changed the way you do business? Here are some of the changes I've made....
1. We have a Honda Pilot and a Hyundai Accent. The Pilot gets about 18 or 19 mpg, the Accent 28-30 mpg  around town. Needless to say, the Pilot is spending a lot more time in the garage and the Accent is fun to drive.
2. I'm really trying to concentrate my business close to home---NW Oklahoma City, Edmond, Yukon, and Mustang. All of these areas are convenient for … (7 comments)
