      <title>SUPPLY UP! DEMAND DOWN! Let's Build More Homes and Ruin the Wealth of Palm Beach County's Citizens!</title>
      <description>&lt;p&gt;&lt;strong&gt;I just received&amp;nbsp;an email that was asking the following.....&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&amp;nbsp;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I'm looking for anyone who has evidence of, or experience with,&amp;nbsp;any &quot;buy &amp;amp; bail&quot; transactions.&amp;nbsp; Those would be transactions whereby someone purchased a new home at today's discounted price then stopped making payments on their prior residence which had them in a negative equity position.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;ABC-TV News&amp;nbsp;wants to do a story on how the brand new lending guidelines restrict people from being able to pull off the &quot;buy &amp;amp; bail&quot;.&amp;nbsp; It's not an expose style article and no one will be expected to incriminate themselves in any manner.&amp;nbsp; We're looking for expert opinions.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Please let me know if you can supply any pertainent info.&amp;nbsp; Many thanks.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I then translated the word HOME with TRACT-OF-LAND purchased by Home Builders.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Are we in a place where Home Builders are Buying and Bailing? Well maybe more elloquently said, Home Builders Had Purchased TRACTs-OF-LAND and are now Filing for Bankruptcy?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Just a thought. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>Do Real Estate Agent's Have to Put a Property's Construction in the MLS Listing in FLorida?</title>
      <description>&lt;p&gt;Hello Folks,&lt;/p&gt;
&lt;p&gt;I am wondering if Real Estate Agents, in the State of Florida,&amp;nbsp;HAVE to&amp;nbsp;fill in the Construction Bucket&amp;nbsp;in the MLS Listing, with the type of construction the Listed Property is made of, &amp;nbsp;for example, if the property is a Frame House, can the Real Estate Agent INTENTIONALLY NOT PUT THAT INFORMATION into the Listing, such that that Bucket has no information displayed?&lt;/p&gt;
&lt;p&gt;It would seem to me that the Real Estate Agent would fear a LAW SUIT for not disclosing something as important as that!&lt;/p&gt;
&lt;p&gt;Would&amp;nbsp;the Responsibility be on the Agent, on the Broker, or on the DBPR, or on the local Association of Realtors, or the MLS Service?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Some people say that the Construction Material is very important regarding the cost of Insurance.&lt;/p&gt;
&lt;p&gt;Some say that the discount on Frame Constructed Properties is close to 10% off of CBS homes.&lt;/p&gt;
&lt;p&gt;Some say that CBS homes are Code Compliant with the new&amp;nbsp;Building Code, even though the property was built before the new Building Code.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;I am just posting this to the RE&amp;nbsp;Opinions section.&lt;/p&gt;
&lt;p&gt;I, myself, would be afraid to have a Listing on the MLS that did not state the material that the property was made of. Yet, I see sooo many Listings with out the information!&lt;/p&gt;
&lt;p&gt;How do they get away with it?&lt;/p&gt;
&lt;p&gt;I look forward to your responses.&lt;/p&gt;</description>

(especially here in Jupiter, Juno Beach, Palm Beach Gardens, and Tequesta, Florida)&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;We also have Alligators and Crocodiles,,, But so does the North! &lt;br /&gt;&lt;br /&gt;Watch out for the Guys wearing the Crocodile shirt,,, or is that the Alligator Shirt,,,&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Oh yes, the Sharks up North are Fierce! &lt;br /&gt;&lt;br /&gt;Especially when you are the Only Bait In Town!       <title>Do I Qualify to Sell My Property as a SHORT SALE?</title>
      <description>&lt;p&gt;I need to make sure at least one item is fully defined in my previous post. &lt;br /&gt;&lt;br /&gt;I had mentioned in my previous post: &quot;If a seller qualifies for a Short Sale, then it doesn't matter how much is owed. &quot; &lt;br /&gt;&lt;br /&gt;A Seller REALLY Qualifies for a Short Sale if the Seller is DESTITUTE. &lt;br /&gt;&lt;br /&gt;In other words, if the Seller Has, a Combination of, ANY OF THE FOLLOWING: &lt;br /&gt;&lt;br /&gt;No Income AND has No Savings AND has No Other Resources, AND owes Unfathonable Amounts of Money, AND is able to Declare Bankruptcy in a New York Minute, AND it is not due to reasons of their own choosing,,, &lt;br /&gt;&lt;br /&gt;BASICALLY if a Seller CANNOT Make A PAYMENT to any of THOSE THAT CAN FORECLOSE ON A PROPERTY,,, &lt;br /&gt;&lt;br /&gt;Then that Seller Qualifies for a Short Sale. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;This EXCLUDES those that &quot;just don't want to make a payment because he/she has decided not to make a payment because the property's value is lower than what is owed on the property&quot;. &lt;br /&gt;&lt;br /&gt;Those people have to get dirty. Their Credit Report Rating has to get WAY Low,,,low,,,,below low,,,low,,, Harmfully low! &lt;br /&gt;&lt;br /&gt;If a person is digging Himself/Herself out of a Financial Hole that is so big that they can declare Bankruptcy, then they, too, are candidates for a Short Sale. A Bankruptcy is the HOLD/HOLE Card, the (donald)Trump Card, that makes the playing field even (But the cost will be FOR A LONG-TERMED Penalty) &lt;br /&gt;&lt;br /&gt;THERE ARE MANY &quot;big brother watching systems&quot; SYSTEM IN THE USA THAT KEEPS TRACT OF ALL THAT GOES ON FINACIALLY. If you have to give a Social Security Account Number to the person on the other side of the Phone Conversation,,,, They have Access to the Big Brother Watching System. &lt;br /&gt;&lt;br /&gt;We don't know about them. They exsist. I am not complaining about them. I too am a Capitalist. &lt;br /&gt;&lt;br /&gt;TO THE POINT.... &lt;br /&gt;The Banks, The Lenders, The Investors, The Insurance Companies, The IRS, The HOA's, The County Tax Collectors, The ,,,, &lt;br /&gt;&lt;br /&gt;Will Foreclose on a Property if the Foreclosure Activity will be in Their Best Interest or in their Client's Best Interest. They will not Foreclose on a property if the Foreclosure is not in their best interests, unless directed by some sort of irrational &quot;Policy&quot;! &lt;br /&gt;&lt;br /&gt;They will Suffer. They will ask for/accept&amp;nbsp;penneys on the dollar, just to release the lien on the property, otherwise, they CLOUD THE TITLE and the property (in more cases than not) will not be passed onto the next owner. &lt;br /&gt;&lt;br /&gt;Each State, has it's own Foreclosure Laws. Those Laws will actually determine (directly, or indirectly) what each Lien Holder will do in a Foreclosure Situation. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;By the way, I am not an Attorney or a CPA.       <description>&lt;p&gt;SHORT SALE QUESTION - HOW MUCH IS OWED ON THE PROPERTY? How much can be negotiated on a Short Sale?&lt;/p&gt;
&lt;p&gt;&lt;br /&gt;I am most curious about the first part of&amp;nbsp;this question. &lt;br /&gt;&lt;br /&gt;More than a couple of folks I have talked to about purchasing properties that required a &quot;Short Sale&quot; has asked &quot;How much is owed?&quot; &lt;br /&gt;&lt;br /&gt;I cannot figure out why they are asking that question. &lt;br /&gt;&lt;br /&gt;Can&amp;nbsp;the folks here&amp;nbsp;enlighten me? &lt;br /&gt;&lt;br /&gt;If a seller qualifies for a Short Sale, then it doesn't matter how much is owed!!! &lt;br /&gt;&lt;br /&gt;If the seller CANNOT MAKE PAYMENTS (to any of the following: HOA, Condo Association, IRS, County Taxes, 1st Mortgage Lien Holder, etc,) and hasn't made any payments for many months, then the OWNER(s) OF THE LIENS can possibly Foreclose on the property, or has to suffer quietly until the property is sold, and then, May or MAY NOT, be paid. &lt;br /&gt;&lt;br /&gt;By definition, the &quot;Short&quot; in &quot;Short Sale&quot; means that the Market Value of the property is SHORT of what is Owed on the property. Be sure to understand the definition of &quot;What is Owed On the Property&quot;. &lt;br /&gt;&lt;br /&gt;At least One of the Lien Holders of all the Liens on the property is going to have to agree to take less (err, receive a Short payment on that which is owed) than what is owed. &lt;br /&gt;&lt;br /&gt;Thank you for your collective&amp;nbsp;responses, &lt;br /&gt;&lt;br /&gt;To answer the 2nd question. The percentage that is negotiable depends on many items,&lt;/p&gt;
&lt;p&gt;What will be Netted from the Short Sale as opposed to what will be Netted from a Foreclosure (ON THOSE THAT QUALIFY FOR A SHORT SALE) is one of the big ones. The WHO IS THE ONE FORECLOSING is another BIG one. &lt;br /&gt;&lt;br /&gt;Be sure to consult with your Attorney and CPA before you enter into any Short Sale Purchase or List your Home as a Short Sale Listing! There is a lot of finger pointing going on!&lt;/p&gt;

      <title>Are You in a Situation Where You are Trying to Sell Your Home and the Builder is Still Selling Homes in Your Subdivision, AND, They have Systematically Lowered their PRICES to where You cannot Sell Your Home, because You OWE TOO MUCH??</title>
      <description>&lt;p&gt;WOW, here in Florida, there has been a lot of this!&lt;/p&gt;&lt;p&gt;Past Floridians, and Americans, and Foreign Investors, are taking a Beating!&lt;/p&gt;&lt;p&gt;But they,&amp;nbsp;the New Home Builders,&amp;nbsp;told&amp;nbsp;you that Prices May Change! Yup, you were warned! And the New Home Builder&amp;#39;s Attorneys made sure that that was on every piece of&amp;nbsp;paper they gave out. Yup, you were warned.&lt;/p&gt;&lt;p&gt;The New Home Builders are acting like the &amp;quot;5 and Dime&amp;#39;s&amp;quot; of yester-year, when on special occasions, like Holidays, Season Changes, etc., the small department store would place a $1.00 item on sale for $.89 during the event,&lt;strong&gt; but later would raise the prices&amp;nbsp;back to the $1.00 original price, after the event&lt;/strong&gt;!&lt;/p&gt;&lt;p&gt;I will not mention names here, but, how many times have you heard from any New Home Builder&amp;#39;s Sales Reps&amp;nbsp;that, After this END OF QUARTER,&amp;nbsp;or this END OF YEAR&amp;nbsp;&lt;strong&gt;Sale&lt;/strong&gt;&lt;strong&gt;, prices will be back to regular prices?&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;I will go on the stand, and swear that is what was told to me, and I have witnesses.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;If you are in the situation that I described in the Title Above, please respond to this Blog. It only takes a minute.&lt;/p&gt;&lt;p&gt;I am feeling alone. Like, I am the only one that has been Duped.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I have an Appraisal, dated in June of 2006,&amp;nbsp;on a property that I purchased in Florida, that indicated that the value of the property was worth approximately $569,000 as of that&amp;nbsp;date.&lt;/p&gt;&lt;p&gt;I Closed on the property. Yup, I closed on that property, even though many Buyers walked away (Unbeknownst to me at the time)&amp;nbsp;and lost their 10% to 20% deposits. I couldn&amp;#39;t afford to lose my 10% Deposit. The Builder said Close or Lose your Deposit. I knew if the value was worth $569,000, my purchase price was $525,000, that I could sell that property for $540,000, or even $525,000&amp;nbsp;and still get a portion of my deposit back after costs to sell.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The local real estate market in Northern Virginia was experiencing problems starting in July of that year. My concern about purchasing a property in Florida was relieved, after all, Real Estate Markets are Local, THE APPRAISAL MADE BY A LOCAL PROFESSIONAL THAT WAS REGULATED BY THE STATE OF FLORIDA INDICATED THAT THE LOCAL MARKET WAS GOOD!&lt;/p&gt;&lt;p&gt;&lt;u&gt;In that appraisal&lt;/u&gt;, there was a Newspaper Ad that indicated that in the 3rd quarter (July through September) of the previous year, that the Real Estate Market was going strong,,, LOOK THE ARTICLE UP, PALM BEACH POST. Very misleading if you ask me.&lt;/p&gt;&lt;p&gt;At the time, I was living in Northern Virginia. I depended on the Professionalism of the LOCAL Experts. Real Estate Agents, Appraisers, Mortgage Companies, Attorneys, Etc.&lt;/p&gt;&lt;p&gt;NONE OF THE LOCAL PROFESSIONALS INDICATED THAT AS OF the date of HURRICANE WILMA, THE REAL ESTATE MARKET HAD TANKED in Florida. But, since I have moved to Florida, it seems as if that is common knowledge amonst the locals.&lt;/p&gt;&lt;p&gt;As it turns out, a couple of months after I purchased the property that was appraised at $569,000, the New Home Builder started to sell the same model at $399,000. And the prices continued to drop to $299,990.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The real reason why I am posting this Blog is not related to the information above; but, rather,&amp;nbsp;&lt;/p&gt;&lt;p&gt;the MLS, and the Property Appraiser&amp;#39;s Office&amp;nbsp;in Florida.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Neither&amp;nbsp;requires Real Estate Agents, or Sellers, or the&amp;nbsp;Settlement Companies,&amp;nbsp;to report Subsidies and Incentives&amp;nbsp;Paid By the Seller when the Real Estate Agents, or Sellers, or&amp;nbsp;Settlement Companies&amp;nbsp;report current sales,&amp;nbsp;by&amp;nbsp;putting the&amp;nbsp;Net Sales Price, or the Subsidies and Incentives that were paid by the Seller at time of sale&amp;nbsp;of the&amp;nbsp;Property in the MLS, or the Property Appraiser&amp;#39;s Sales Price Bucket WITH SELLER SUBSIDIES AND INCENTIVES, such that THE NET PRICE OF THE SALE WAS RECORDED anywhere!&lt;/p&gt;&lt;p&gt;If the Seller, or NEW HOME BUILDER,&amp;nbsp;paid $30,000 in subsidies or incentives, who would&amp;nbsp;know? &lt;/p&gt;&lt;p&gt;WHO WOULD KNOW?&lt;/p&gt;&lt;p&gt;The&amp;nbsp;Investors that purchased the&amp;nbsp;mortgage from the Wholly Owned Subsidiary Mortgage Company of the Home Builders would be buying a mortgage, where the property securing that mortgage was appraised at, or above,&amp;nbsp;the&amp;nbsp;Purchase Price, but would be passing on a Mortgage that was secured by a property that was really worth&amp;nbsp;less than the Appraised or Purchase Price! And then very soon after the Closings, the New Home Builder lowered the prices, in some cases, $200,000 lower than what some properties sold for just a few months before. Wow!&amp;nbsp;Sounds a little bit like Fraud.&lt;/p&gt;&lt;p&gt;But the Investors will buy the loan, because the State Regulated Appraisers, are &amp;quot;Regulated and would never misrepresent the real price!&amp;quot;&lt;/p&gt;&lt;p&gt;There was a newspaper article in the Palm Beach Post, published in 2006,&amp;nbsp;that&amp;nbsp;said&amp;nbsp;Real Estate prices were going down, and said&amp;nbsp;the New Home Builders were leading the way. Look it up.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Oooops, The State failed the Mortgage Investors and failed to regulate appropriately the Appraisers, and Mortgage Originators, and Settlement Companies, and Real Estate Agents, NEW HOME BUILDERS. and ,,,,!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

&lt;p&gt;It would be an Event just to have the Event in celebration of Jupiter, Palm Beach Gardens, Tequesta and Juno Beach.&lt;/p&gt;
&lt;p&gt;Local Schools would participate, School Bands, Cheerleaders, Palm Palm Team, Drill Teams, etc.&lt;/p&gt;
&lt;p&gt;There will be a Taste-of-the-Towns, Local Booths,&amp;nbsp;etc.&lt;/p&gt;
&lt;p&gt;Any readers here know of the Local JayCees or other proponents of Tooting Our Own Horns?&lt;/p&gt;
&lt;p&gt;Burt Reynolds could Officiate the Events. The Don (Donald Trump) could make an Appearance.&lt;/p&gt;

Do they Compare to the homes you have viewed that were built 2 years ago? Do they advertise that Window Treatments are included, or do you find Window Treatements in the new homes?&lt;/p&gt;
&lt;p&gt;Do you have to add more money to get the Home you are really looking for?&lt;/p&gt;
&lt;p&gt;Don't&amp;nbsp;be tricked by the low price!&lt;/p&gt;
&lt;p&gt;Compare Value with Price!&lt;/p&gt;
&lt;p&gt;It looks like the New Home Builder's are using that old &quot;Loss Leader&quot;, the old &quot;Great End of Winter&quot;, the old &quot;Lover's Buy Your Valentine&quot;, and the old &quot;Bait and Switch&quot; Tricks,&lt;/p&gt;
&lt;p&gt;and all the other&amp;nbsp;Old Tricks!&lt;/p&gt;
&lt;p&gt;They have Smaller Properties with More Luxurious Stagings to Seduce You, like most all Sales Men and Women would do! Nothing wrong with Puffing! But be sure to compare Square Footage with Square Footage if they are including all the Upgrades!&lt;/p&gt;
&lt;p&gt;I am not Speaking of the&amp;nbsp;New Home Builders that reveal all that is important! Please Buy New Homes from Them!&lt;/p&gt;

&lt;p&gt;Pay attention to your Realtor/New Home Sales Rep to see if they offer you The Good, The Bad, and The Ugly.&lt;/p&gt;
&lt;p&gt;I scared the daylights out of a recent Client.&lt;/p&gt;
&lt;p&gt;Here in Florida, there are Great Tax Expenses, Great Insurance Expenses, and Great Home Owner's Association/Condo Association Fees!&lt;/p&gt;
&lt;p&gt;There are techniques to get around the Tax Expense. And, there are a lot of smaller Insurance Companies that are respecting the Florida Legislature.&lt;/p&gt;

&lt;p&gt;I just recently asked to be excused from Jury Duty, and was&amp;nbsp;allowed to be excused from Jury Duty, from my County of Record in Northern Virginia.&lt;/p&gt;
&lt;p&gt;I am getting ready to make Florida my home, again. I was born in Florida, and it is time for me to make Florida my permanent home.&lt;/p&gt;
&lt;p&gt;When I read the following, sent to me by a friend, I had to think long and hard about if I had my Identity Stolen...&amp;nbsp;After all, I had to send proof that I was currently in Florida. The proof was my Vehicle Registration, AND, I had received a phone call from the Jury Management Office!&lt;/p&gt;

&lt;p&gt;This has been verified by the FBI (their link is also included below). Please pass this on to everyone in your email address book. It is spreading fast so be prepared should you get this call.&lt;/p&gt;
&lt;p&gt;Most of us take those summons for jury duty seriously, but enough people skip out on their civic duty, that a new and ominous kind of fraud has surfaced.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The caller claims to be a jury coordinator. If you protest that you never received a summons for jury duty, the scam-mer asks you for your Social Security number and date of birth so he or she can verify the information and cancel the arrest warrant.&lt;/p&gt;
&lt;p&gt;Give out any of this information and bingo; your identity was just stolen.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The fraud has been reported so far in 11 states, including Oklahoma , Illinois , and Colorado This (swindle) is particularly insidious because they use intimidation over the phone to try to bully people into giving information by pretending they are with the court system.&lt;/p&gt;
&lt;p&gt;The FBI and the federal court system have issued nationwide alerts on their web sites, warning consumers about the fraud.&lt;/p&gt;

      <title>I Can't Believe that I Posted This! Am I MAD? Am I Hysterical?</title>

&lt;p&gt;Hi Jerry,&lt;/p&gt;
&lt;p&gt;Before I get into my thoughts on Real Estate Investing for Europeans, Middle Easterners, Africans, Asians, and North and South Americans:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;1)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I want you to know that I cannot predict the future. I cannot tell what is around the corner, nor can I tell what affects Global or Local Events will have on the Local Economy, or on Real Estate as an Investment in the USA or Florida or Palm Beach County, etc..&lt;/p&gt;
&lt;p&gt;&amp;bull;2)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I was a Real Estate Agent in Virginia between 1978 and 1980, a Real Estate Investor between 2000 and 2005, and I just became a Real Estate Agent in Florida in February 2007.&lt;/p&gt;
&lt;p&gt;&amp;bull;3)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; As an Investor, such as Donald Trump, Real Estate is still the Best Over-All Investment on Earth, but it is a Long Term Investment, with many twists and turns.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Having said all that, here are my thoughts on Real Estate Investing in the USA, particularly in Palm Beach and Martin County, Florida, for Europeans, Middle Easterners, Africans, Asians, and North and South Americans:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I will use the standard SUPPLY and DEMAND Model through-out my paper. &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;I will make mention of &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;two &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;self-coined terms &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;&quot;Fast-Forward-Supply&quot; will greatly decrease Real Estate Prices.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I will also use the following Analogy throughout my paper:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Let us imagine that the Real Estate Market in the USA (or in Florida) is a Portfolio and that Portfolio is represented as a Super Tanker that is underway on the ocean. Currently that Super Tanker is heading in the wrong direction (Losing value). As an Investor, one would like to have the Super Tanker going in the right direction (Holding value or Increasing value).&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It takes a lot of energy to turn that Super Tanker around. The energy that will turn the Super Tanker around must overcome the energy that is keeping the Super Tanker &lt;span style=&quot;text-decoration: underline;&quot;&gt;from &lt;/span&gt;turning around.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;First, the energy factors that are keeping the Super Tanker &lt;span style=&quot;text-decoration: underline;&quot;&gt;from&lt;/span&gt; turning towards the right direction:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;bull;1)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There are folks that are destitute, in severe financial crisis, and have to sell their properties at the mercy of the lenders to do &quot;Short Sales&quot;, and if there is no mercy, then the lenders will force a sale of each property at a Foreclosure Auction, and if no one purchases the properties at the Auctions, then the properties become Non-Performing Assets of the Lenders or the Banks.&lt;br /&gt;&lt;br /&gt;If the property is sold as a &quot;Short Sale&quot;, then the lender usually loses less money than at the other two sales. The lender will make the first bid at the Auction (which needs to be below what the lender thinks the property is worth on the open market), and if somebody else purchases the property, then the lender loses more money than with a Short Sale, but less money that as a sale where it is described as &quot;Bank Owned&quot;. If the property becomes bank owned then there are certain laws that might kick in and prohibit the bank from making future money. This makes the banks want to unload Bank Owned properties very quickly and that usually indicates unloading at a great discount.&lt;br /&gt;&lt;br /&gt;This is just a short description of what is really going on, but enough to get a feel.&lt;br /&gt;&lt;br /&gt;The affects of this phenomenon will cause a Fast-Forward-Supply&lt;/p&gt;
&lt;p&gt;&amp;bull;2)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There are New Home Builders that have to dump current inventory, and continue to build to unload builder-owned undeveloped property, to the select few people that are buying right now in this unknown market. The only people buying right now are those people that believe that they are buying the properties at such a discount that they will be protected from future depreciation. This is driving the market down quickly.&lt;br /&gt;&lt;br /&gt;I think the local Towns and Counties should place a Moratorium on Building New Homes because to add a new home to the all ready over-Supplied market is like adding gasoline to a fire. But, alas, I am not a person in a position to implement such a thing.&lt;br /&gt;&lt;br /&gt;The Builder's, themselves, are experiencing a melt down.&lt;br /&gt;&lt;br /&gt;The affects of this phenomenon will cause a Fast-Forward-Supply&lt;/p&gt;
&lt;p&gt;&amp;bull;3)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; There are folks that have enough money to possibly weather this correction. They are currently losing a portion of their wealth, or losing a lot of their wealth, in the real estate sector. There are a lot of folks like this. In this category, you have folks that are hoping for the correction to end.&lt;br /&gt;&lt;br /&gt;These folks are either in denial, or have wealth enough to weather the correction.&lt;br /&gt;&lt;br /&gt;The ones that have enough wealth to weather the correction are probably also heavily invested in many other types of investments or weren't heavily invested in real estate. &lt;br /&gt;&lt;br /&gt;Those that are only losing a small portion of their wealth are keeping their properties, they don't care. No affect on Supply and Demand.&lt;br /&gt;&lt;br /&gt;Those that are losing a bigger portion of their wealth have their properties on the market, but at un-sellable high prices. This has an affect on Supply and Demand, but the affect on Supply and Demand is greatly detrimental to the Real Estate Market. Almost to the tune of Fast Forward Supply!!! But they may be stalling the affect, such that those in the other categories can execute their divestment with finesse. &lt;br /&gt;&lt;br /&gt;They care, but would rather smoke their cigars and get the price that they paid.&lt;br /&gt;&lt;br /&gt;Those that are losing a greater portion of their wealth are either stoned, or are praying, or are hoping for it all to end before they become destitute. They do not want to lower the price of their Real Estate Properties because to do so would greatly lower their wealth, but they do lower the price so gently. These people are also allowing the same as described above...&lt;br /&gt;&lt;br /&gt;This also has an affect on Supply and Demand, and the affect on Supply and Demand is greatly detrimental to the Real Estate Market. Again, almost to the tune of Fast Forward Supply!!! But they may be stalling the affect of Fast Forward Supply, such that those in the other categories can execute their divestment with finesse.&lt;/p&gt;
&lt;p&gt;&amp;bull;4)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; If a recession hits, and families have to move in with each other to make ends meet, then once filled homes (renters or purchasers) will be vacating homes to super fill other homes, and thus increasing SUPPLY&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Now for the good news...PITI (Principle, Interest, Taxes, and Insurance) and other items...&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

The Budget and Economic Future of the USA will be in the hands of a new President.&lt;br /&gt;&lt;br /&gt;But change is slow, and with the Checks and Balances in the USA, the price per pound of who is in the President's Position, really has nothing to do with whether or not we prosper.&lt;br /&gt;&lt;br /&gt;No affect, except for emotional affects because of change. This affect is important, but, we cannot tell where the change will go.&lt;/p&gt;
&lt;p&gt;&amp;bull;7)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Local Demand is UP, Scripps, Max Planck, and supporting structures such as Grocery Stores, Dry Cleaners, Restaurants, etc&lt;br /&gt;&lt;br /&gt;Search the web for a LINK on Google,&lt;br /&gt;&lt;br /&gt;When the DEMAND for Real Estate goes up, the Cost per Square Foot of Real Estate goes up! The affect is increase in DEMAND.&lt;br /&gt;&lt;br /&gt;The affects of this phenomenon will cause a Fast-Forward-Demand, once Supply is down.&lt;/p&gt;
&lt;p&gt;&amp;bull;8)&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;Foreign assets.&lt;/strong&gt; Don't underestimate the role of the foreign investor in today's market. Flush with cash and enjoying immense buying power due to a weak dollar-which will only get weaker if the Federal Reserve continues to lower rates-U.S. housing has become a hot commodity for European investors. &quot;I happen to believe that the international markets will demonstrate a confidence in the U.S. that the U.S. isn't showing itself,&quot; says Mich of (xxx realty, just trying to protect my interests &amp;lt;grin&amp;gt;). &quot;Miami, Fort Lauderdale...people want to live near some of the world's best beaches and fun spots in the world. &lt;p&gt;So, as I mentioned in the beginning, I do not have a crystal ball; however, I do know that there are a lot of great opportunities here in Florida, Palm Beach and Martin Counties, and the Towns within, Palm Beach Gardens, Jupiter, Tequesta, etc..&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I also believe that you will continue to see Great Opportunities over the course of the next 6 to 12 months.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I think that the Time is Near, &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;where You and Your Investor Friends, &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;will want to START Investing &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;in Palm Beach and Martin Counties, Florida&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;We are like the Marbella of Spain! &lt;p&gt;2) How&amp;nbsp;STRONG is the Short Sale Offer, and&lt;/p&gt;
&lt;p&gt;3)&amp;nbsp; How much money will be netted on a Short Sale, versus how much money will be netted on a Foreclosure.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;You have Item #2, No Contingencies!&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The other 2 Items, have to be addressed...Price and Price.&lt;/p&gt;

      <description>&lt;p&gt;Hi Folks,&lt;/p&gt;&lt;p&gt;Caution: Honest Political Discussion Ahead!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I was about to Cry when I received an eMail Letter from one of my Clients that spoke with a Forked Tongue, with me, when he/she forwarded an eMail from one of the &lt;strong&gt;Local Home Builders&lt;/strong&gt; that wanted to show him &amp;quot;the new them&amp;quot;, that wanted to &amp;quot;redefine new homes&amp;quot;, that wanted to &amp;quot;make sure that they built what he/she was looking for&amp;quot;, etc.&lt;/p&gt;&lt;p&gt;Before I Go On,,,&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Can I ask you&amp;nbsp;One Political Question about Supply and Demand, err, Basic Economics?&lt;/p&gt;&lt;p&gt;For those of you that said yes:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;When there is an OVER SUPPLY OF ANY COMMODITY THAT IS MAN MADE, By any Person or Company, then,&lt;/p&gt;&lt;p&gt;is it wise to continue MAKING/PRODUCING THAT COMMODITY, OR IS IT WISE TO STOP MAKING&amp;nbsp;THAT COMMODITY?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The correct answer is: It Depends,&lt;/p&gt;&lt;p&gt;Yes, It DEPENDS!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;It depends on if you are a Stock Holder in that Company, or if you are a Person Suffering from the OVER=PRODUCTION of that commodity&amp;nbsp;from that Comapny.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;To further the discussion,&lt;/p&gt;&lt;p&gt;ESPECIALLY WHEN FOLKS CANNOT GET OUT OF THEIR CURRENT NIGHT-MARISH Circumstances without Great Negative Repurcussions, &lt;/p&gt;&lt;p&gt;It is sort of like shooting deer in the headlights,&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;And the Producers of the OVER=PRODUCED COMMODITY can exploit the wealth of those deer that want to make-good on their promises, because those that&amp;nbsp;want sell &amp;quot;their own comodity&amp;quot;&amp;nbsp;cannot sell because they owe way too much.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Let us say that there are many, many, folks that have been stung and are losing their Wealth, their Livelyhoods, their Retirement, and their Espri d&amp;#39;core, because they purchased a home, or a 2nd home, or an Investment Property that has dropped in value by up to 50% in the last 2.5 years since closing, and even more since the Pre-Construction Priced Contract to Purchase that home was signed.&lt;/p&gt;&lt;p&gt;Let us imagine that the Home Builder is innocent.&lt;/p&gt;&lt;p&gt;Let us imagine that the Home Builder&amp;#39;s Wholly Owned Subsidiary Mortgage Company is innocent.&lt;/p&gt;&lt;p&gt;Let us imagine that the Appraiser, that was hired by the Wholly Owned Subsidiary Mortgage Company&amp;nbsp;of the Home Builder,&amp;nbsp;that Appraised that home, is innocent.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;The Real Question is:&lt;/p&gt;&lt;p&gt;Is it smart,,, &lt;/p&gt;&lt;p&gt;for those that are &lt;/p&gt;&lt;p&gt;THE Powers That Be, &lt;/p&gt;&lt;p&gt;such as Mayors, County Supervisors, Town Council, Elected Officials, etc. &lt;/p&gt;&lt;p&gt;to allow ANYBODY THAT IS ADDING TO THE SUPPLY OF AN OVER=SUPPLIED COMMODITY TO CONTINUE TO ALLOW THE MAKER OF THAT OVER=SUPPLIED COMMODITY, TO CONTINUE MAKING/PRODUCING THAT OVER=SUPPLIED COMMODITY, WHEN ALL OF THE CITIZENS OF THAT Town, City, County, etc.&lt;/p&gt;&lt;p&gt;are&lt;/p&gt;&lt;p&gt;Losing their Wealth, their Livelyhoods, their Retirement, and their Espri d&amp;#39;core,&lt;/p&gt;&lt;p&gt;AND,&lt;/p&gt;&lt;p&gt;The Different Politcal Jurisdictions are losing Great Tax Wealth,&amp;nbsp;&lt;/p&gt;&lt;p&gt;with each and every EVEN-FURTHER-GREATLY-DISCOUNTED PRODUCT THAT IS PRODUCED AND SOLD?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;That was my&amp;nbsp;real question.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I have nothing against Home Builders, or the Home Builder&amp;#39;s Wholly-Owned Subsidiary Mortgage Comapany, or their Company-Authorized&amp;nbsp;Appraisers, hired by the Home Builder&amp;#39;s Wholly-Owned Subsidiary Mortgage Companies.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I do want to cry when I see everybody losing their wealth.&lt;/p&gt;&lt;p&gt;Is there anything we can do to stop the pain?&lt;/p&gt;&lt;p&gt;I invite further discussions.&lt;/p&gt;&lt;p&gt;Anybody else feeling the pain?&lt;/p&gt;&lt;p&gt;Anybody&amp;nbsp;know how to&amp;nbsp;INCREASE The DEMAND?       <title>Is It Time to Stop the Sprawl? Is It Time to Implement a Building Moratorium?</title>
      <description>&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Hello Home Owners in Palm Beach County!&lt;/p&gt;&lt;p&gt;I am here tonight to ask questions. To generate discussions.&lt;/p&gt;&lt;p&gt;These questions are not for everybody.&lt;/p&gt;&lt;p&gt;Just the select few that understand the questions.&lt;/p&gt;&lt;p&gt;Is it time to stop the sprawl? Should we implement a building moratorium?&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Imagine if you will, Thousands and Thousands of empty homes, no buyers, and no renters. Wait, we don&amp;#39;t have to imagine. We just have to&amp;nbsp;drive through the different neighborhoods!&lt;/p&gt;&lt;p&gt;Wealth of current home owners is being stolen, by&amp;nbsp;Stock Holders of New Home Builder Companies. These Stock Holders: 1) need to sell off inventory, and 2) need to sell not-yet-built homes on their empty land!&lt;/p&gt;&lt;p&gt;Those Stock Holders. DAMN! They WIN and they WIN.&lt;/p&gt;&lt;p&gt;If I owned Stocks in the Big Home Building Companies, I would Buy Long and Sell Short, Puts and Calls, Both!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;OK, The Home Builders are Stealing Wealth from Home Owners. There, I said it!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;In all of the previous RE Markets, the new home USUALLY sells for more than the older homes. Not TRUE in Palm Beach County (and other counties in Florida).&lt;/p&gt;&lt;p&gt;The New Home Builders are:&lt;/p&gt;&lt;p&gt;1) Taking tax dollars away from the County Governments,&lt;/p&gt;&lt;p&gt;2) Taking wealth from Home Owners,&lt;/p&gt;&lt;p&gt;3) Usurping Mortgage Company/Lender/Bank Money with each lower-ball Sale,&lt;/p&gt;&lt;p&gt;4) Driving America into it&amp;#39;s 2nd Depression,&lt;/p&gt;&lt;p&gt;5) Paying Real Estate Agents Handsomely to help them&amp;nbsp;_______ (fill in the&amp;nbsp;blank) from the current Homeowners&amp;nbsp;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Etc.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;So, What do we do?&lt;/p&gt;&lt;p&gt;We Stop the Sprawl! We Implement a Building Moratorium!&lt;/p&gt;&lt;p&gt;1) We allow the builders to upgrade, update, rehab and/or replace&amp;nbsp;properties that were built before the 1992 Code Change so that the builders can continue to work and pay their employees,&lt;/p&gt;&lt;p&gt;2) We allow the builders to replace properties in run down neighborhoods to make sure that poor folks and social workers can afford homes,&lt;/p&gt;&lt;p&gt;3) We allow the builders to restore the wealth of the Home Owners by forcing the Homebuilders to enhance and edify and rebuild, such that&amp;nbsp;wealth is restored to those middle class folks that lost all their wealth becaue the Home Builders low-balled inventory homes to escape the oncoming depression/recession&lt;/p&gt;&lt;p&gt;4) We ask the current Palm Beach, and each of the Cities&amp;#39; and Towns&amp;#39; Administration, how they are helping the Palm Beach County Citizens&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;I suspect there may be repercussions. Nevertheless, As a middle of the road Republican and Real Estate Agent, I ask that you, for lack of better words, help stop the Sprawl in Florida!&lt;/p&gt;&lt;p&gt;Supply vs Demand --&amp;gt; Stop the increase in supply and the demand gets relatively stronger. (and the value gets higher)&lt;/p&gt;&lt;p&gt;Supply vs Demand --&amp;gt; Stop all future supply, and current supply becomes rare quicker!&lt;/p&gt;&lt;p&gt;Supply vs Demand --&amp;gt; Enhance the current supply by building Support structures and Anchor structures, and watch the Demand Soar!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Let&amp;#39;s see where this blog goes, and then we may continue,,,&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
