Realtors, It seems that the government is on it's latest thirst for power. They are proposing new governmental rights to seize more financial institutions that "Pose a risk to consumers". Government Power Grab Article
I need to know if any of you are uncomfortable with the unquenchable government seizure of private institutions. Do you really want these companies to be run by politicians whether they be republican or democrat? Democrats, you have your people in power till the next election and in the meantime democrats with benefit, it is the way of all politicians to reward the faithful. What happens if another republican wins, guess what, then republicans will benefit. Wouldn't it make you more comfortable to have national politics out of our private jobs. I wonder if they will suddenly decided to have a check box on the employment application stating "check one" for democrat, republican or independent?
Hey Keller Williams and Remax folks, what happens if your companies start tanking at a national level and the government sees fit to seize control for the sake of consumers? Think it can't happen now? The government owns GM and other big financial institutions, you are not beyond the strong arm of the government.
The funny thing is, most of you will just write off this post as a bunch of conspiracy mumbo jumbo. This is your prerogative, but before you do I would like you to read this article regarding ABC broadcasting from the White House ABC Turns Control over to White House for a one sided debate on President Obama's health care proposal. I am sure this is what our constitution meant by the 1st amendment.
Realtors, go ahead and write me off. Let's see what happens comrades in the next year. Sometimes being short sided can be very dangerous.

Yesterday I had another incompetent FHA appraiser screw up one of my deals because of loose carpet, and a missing rod in a stairway banister. Not sure if the deal is going to close on time or not or at all for that matter. The government has once again prove that whatever they touch just gets worse. I am not the only agent having these issues, I have heard some doosies about FHA appraisers screwing things up for ridiculous and inconsequential reasons.
When will we realize that the government is only capable of doing a few things well. The rest of the jobs should be left to competent private sector people. The governments job is to protect our country and our people by upholding the rule of law. Their job is not to underwrite loans, when will we say enough is enough. Ok, so the mortgage companies screwed a lot of stuff up, now lets regulate them and make sure they do things the correct way.
I have had enough of the FHA and wonder if you are tired of it also? I would be interested in hearing your thoughts.

Sorry, today is politics day for me. Here is the latest in tax and grab strategy by the government Tax on Business provided Cell phone Are you surprised? They have to pay for this spending somehow, the taxing has only begun. They are taxing cow flatulation for pete's sake.
Do you think this tax will be the last one, oh brace yourself, there is a lot more to come. Let the oppresion begin.

It is amazing to see how close this country is to all out Socialism and most of us either do not care of don't know what to do at this point. I find it amazing that we are creeping up to a national unemployment rate for 11 percent before the year is over. This is a much higher rate of unemployment that the Carter administration and yet the media seems to report a 61 percent approval rating. The congress (which is completely controlled by democrats) seems to get away with blaming the Bush administration, but in January it was below 8 percent. A record 2 plus million jobs have been lost, and yet supposedly a high approval rating.
We are on the verge of having a government opposed and controlled medical care system, by an administration that has accrued a historic debt of 4 plus trillion dollars, to a point where we have lost a top credit rating as a country and larger countries like Russia and China are uncomfortable with the prospects of their investments here and yet the media still reports a high approval rating.
Realtors, did you know that you were small business owners? I don't mean to sound condescending, but you are. No one is bailing you out and you are dropping like flies in this economy. Will you continue to be satisfied with the current administration blaming the previous administration for all of the woes today?
How good of a job do you feel the government is doing to date? Yes, this is a bit of a rhetorical question, that being said, why would you allow the government to control health care? Especially, when everything they touch turns to dust and is obliterated? Today the government announced that they want to limit exec pay in the private sector. Guess what, do you think that you as Realtors are going to avoid government regulation of that sort in our industry. Think again, the government is much like a cancer when it comes to meddling in areas that it doesn't belong, IT SPREADS!!!
I would love to know your thoughts on this subject from both sides. If you are a democrat or republican or independent, how do you feel about the things that are taking place. If you disagree with me, please tell me why and don't resort to blaming the previous administration. We are in the here and now and have to deal with the problems at hand. The current solutions proposes and enacted by the Obama administration are failing miserably and having the opposite effect. How long will you sit around and listen to president Obama announce that this next strategy will either create or save so many jobs?

Well, I want to write this article to those Realtors who still have an ounce of common sense left. Our government is officially out of control and none of you seem to really care. Here is the latest doosie that Obama is proposing (and I told all of you that it was coming), here is his proposal to not just reign in the financial sector executive pay, he wants to do it to all sectors. What is going to stop the government from saying that we make too much money as Realtors and so they will cap our compensation or determine what percentage commission we can charge? I have had about as much as I can take of the Obama madness at this point. Here is a snippet of the article:
"Democrats on the House Financial Services Committee said Thursday the administration's efforts to hector the private sector into reining in executive pay might not go far enough.
The administration contends that excessive compensation contributed to the U.S. financial crisis, but rejects direct intervention in corporate pay decisions.
Instead, the administration plans to seek legislation that would try to rein in compensation at publicly traded companies through nonbinding shareholder votes and less management influence on pay decisions.
"I do differ with the administration in that hope springs eternal and their position seems to be that if we strengthen the compensation committees we will do better," said the committee chairman, Rep. Barney Frank, a Democrat."
When will enough be enough for you? This president is running our country into bankruptcy with his reckless spending and destruction of private institutions in America. Do any of you think it is fair that instead of letting GM go bankrupt and then have to make adjustments, that the government came in and bought them and now is running the company. What does that mean for the private sector companies like Ford, Chrysler, Toyota and Honda? THIS IS COMPLETE INSANITY!!
Your indifference to this type of government intervention will cost you the quality of life that you enjoy today. Get ready for the government to tell you what you can and cannot do when they control health care. If you don't think they will put coverage limitations on those who smoke or are obese, think again. They do it in Europe! In Europe if you are too old, you can't get a hip replacement because they determine your quality of life and the cost of the surgery is not worth the benefit.
I apologize for the Rant, but it is time for all of us to break out of this trance and start raising our voices to curb some of the government insanity. While there is still time.

I just posted regarding the CDPE certification and it got me thinking. Is there any end in site to this Short Sale madness? Most of us are in a position right now where we can't even find a regular listing. Especially if you live in California and Florida. I know that it is this way in Colorado, it seems like there are more Short Sales than regular listings.
This is extremely hard for those of us that are trying to close deals. It is the most painful thing in the world to be put in a multiple offer situation on a Short Sale listing that will never sell. Most of time it won't sell is because of unrealistic pricing in that neighborhood market. Just an FYI for you brokers listing short sale properties. If you have a listing that is priced at 50 percent of the most current actives and solds in that neighborhood, you will get a ton of offers. There is a catch though, you could have lots of offers, but it doesn't do you or any of us any good if the bank won't accept it. Or course you are going to get a million offers, people will be coming out of the wood work to score a deal like that.
How many of you come across situations like this in your market, frankly it is tiring in my opinion. If these brokers would just start by becoming more educated and seek the experience neccessary to help these homeowners out that would be half the battle. If you don't what you are doing do us all a favor and either stop it or become equipped. Please do not use distressed homeowners as your guinea pig and direct them to a broker who knows what he or she is doing.
This is my take on it, what is yours? Your thoughts would be appreciated.

Ok, I am officially back in the blogging saddle again. I am not going to get booted off this time. This time I glued myself to the seat so I can't be bucked off.
This year is my year to get some serious certifications completed. Are any of you feeling the way I am feeling about certifications? I really feel that certifications give me a great refresher and in addition to that helps boost my resume if you will. When I was in IT I was certified to the extreme, MCSE, A+, ITIL and so on. It seems that I cannot get away from the lure of certifications.
My latest cert is the CDPE (Certified Distressed Property Expert) have any of you heard of it? Does anyone have the certification currently?
Here is a summary of the CDPE certification:

Well, my Active Rain vacation is over and now the Prodigal son has returned. I would hate to lose my ranking in Colorado, so now I will continue to be faithful again.
If it is any consolation, I have been doing well and for that I am grateful. It is truly amazing how difficult it is to get back into a blogging groove, but I will start with a short and sweet blog to show my initiative.
