colorado: Please STOP being so SELFISH and SHORT SIGHTED! - 02/06/09 02:35 AM
Good Morning,
I do not mean to start off Friday with controversy, but Enough is Enough with the Reckless Government Spending. While former President Bush was in office the congress passes a Trillion dollar plus Bailout for the banks and financial industry. A Trillion dollars that we did not have to begin with and were forced to borrow from other countries. We have become so in-trenched in the "Instant Gratification" mindset that we can't see the dangers right in front of us as a nation. You can't just keep spending and spending to avert an impending crisis. Shall we go through the … (3 comments)

colorado: Please answer the door with your clothes on next time. - 02/04/09 07:33 AM
I had a very interesting day of showing properties last Saturday and yes, I had my first door answer (when no one was suppose to be at home for my showing) where the lady hopped out of the shower soaking wet with the towel barely on. Needless to say I turned pretty red and my clients were pretty embarrassed also. I have seen a lot of strange things, but this one was pretty funny. We were standing in the hall of this condo complex laughing pretty hard. Not sure if the lady gave to much thought to what she should have … (11 comments)

colorado: A letter to those who are thinking about a Short Sale - 02/04/09 06:45 AM
Here is a post that I wrote for those that are considering their options when the realize they can no longer afford their mortgage payments. I think this post may be helpful to those that are struggling through whether or not they want to do the Short Sales themselves. Or even use someone who is not experienced as others.

colorado: A Funny Lawyer Joke. - 02/01/09 02:02 PM
One day, there was this lawyer who had just bought a new car, and he was eager to show it off to his colleagues, when all of a sudden an eighteen wheeler came out of nowhere and took of the driver's side door with him standing right there. "NOOO!" he screamed, because he knew that no matter how good a mechanic tried to fix it, it never would be the same. Finally, a cop came by, and the lawyer ran up to him yelling, "MY JAGUAR DOOR WAS JUST RUINED BY SOME FOOLISH DRIVER!!!" he exclaimed."You're a lawyer aren't you?" asked … (2 comments)

colorado: "Make My Day". Are you packing heat on the job? - 02/01/09 01:53 PM
I don't know if it is just the media always broadcasting the most horrible events these days, but it seems like we live in a very different time. I know that everyone in generations past has thought this, but I think that this day and age may be unusually wicked.
I recently took an NRA course on Gun Safety for the concealed carry permit and noticed a number of women in the class which was good to see. This made me start to think about my female Realtor friends who have been in some very dangerous and uncomfortable situations over the … (3 comments)

colorado: This works and costs very little money - 02/01/09 01:49 PM
Happy New Years Day to all of my fellow Active Rain Bloggers. I do appreciate all of you and I wish great success you in 2009. I wanted to take the opportunity to share a service with you that is text messaging based. Did you know that over 28.8 billion text messages were sent in June of 2007? What this should tell us is that people are more comfortable text messaging these days.
I think it is safe to say that most of us would like to drive more traffic and potential buyers our way. What better way to do that through your … (0 comments)

colorado: If I were you I would not read this post. Don't do it! - 02/01/09 01:45 PM
And yet another unbelievably busy week for me. Many of my Real Estate deals are lest than a month out and I am thankful to have deals to talk about, it is important to have income coming in the meantime. I have had to tap into some of my previous career experience and tie in my current sales experience.
I am very optimistic about the future, even with all of the horrific news that is out there. Do you want to know my secret? I turn off the news and move on with life. I am convinced that the media are a … (1 comments)

colorado: 1 down and 4 more to go. Notice of Termination - 01/27/09 12:38 PM
Today was a pretty good day, all except for my buyer deciding that they wanted out of their contract. They had already paid for an inspection and the appraisal was completed. I will not go into great detail as to why they decided to cancel except to say that it will probably involve a counselor of sorts in the future.
The upside to this was that I have 4 other buyers I am working with and 1 we are trying to get under contract. The downside of today is having to send the listing agent a notice of termination of the … (18 comments)

colorado: THE BEST DEAL EVER! This is funny - 01/26/09 01:48 PM
I got a nice chuckle out of this one.
One Sunday afternoon a couple sees an ad in the paper. They can't believe their eyes. There is a house in the paper for $1000 that is in the nicest part of town. We are talking about a Highland Park mansion for $1000. They think this has to be a misprint, but decide to call anyway. They say to lady who answers we saw your ad, and realize it is a misprint correct. She tells them no it's not & you are actually the first ones to call. They decide to go look … (4 comments)

colorado: When it Rains it Pours. Business is like that sometimes - 01/26/09 01:36 PM
I hope that everyone is doing well. The last couple of weeks have turned out to be pretty amazing. This is a nice change considering it has been a really difficult 6+ months where it seemed like every deal was falling through. Perseverance is key in this business and I really believe that those of us that make it through this mess will have learned many valuable lessons. It will also prove whether or not we had a good business model.
This month I have acquired a number of listings, On the buyers side of things we have 1 property under … (3 comments)

colorado: For Pets's sake, Help me understand why the seller would do such a thing! - 01/25/09 11:12 PM
Good Morning and I wish you all a superb week. Hopefully Sunday is not an indicator of what my week is going to be like, if it is I have big problems.
Here is what happened, I have a buyer who knows exactly what she is looking for and will send me 1 listing at a time that she would like me to show her. Yesterday she sent me one that was a really nice townhouse with a place for her dog to run, nice kitchen and so on. I have to say that I was really happy that she found something that … (10 comments)

colorado: Realtor Tall Tales. - 01/23/09 07:20 AM
Ok, I promised that I wouldn't talk about Politics or anything politically related for the rest of the day. But I am going to express 1 more frustration before the days out. Only because I want to know if you have any Realtor friends like this. I have 1 Realtor associate who every time I talk to this person they tell me that they have 50+ sides going on right now and they are working on 20 plus short sales. This person only works without an assistant of any sort. I am never quick to tell someone that they are so … (11 comments)

colorado: Are you KIDDING ME? - 01/23/09 05:53 AM
Let me get this straight:
We are currently 2 Trillion plus in the hole now after all is said and done. The economy is in a dire situation and we are losing a significant amount of jobs. Lets see, Microsoft, GE, Sun Microsystems and so on are laying off some thousands. Circuit City will have laid off 30 thousand plus after they are dissolved. So to counter this, the government in their infinite wisdom are going to spend a additional TRILLION DOLLARS! to replace the 3 million jobs that we are going to lose (not necessarily a net job gain) so … (4 comments)

colorado: Are you a Techno Handicap? - 01/22/09 04:19 PM
Today was a great day. I spent a couple hours teaching a class in Denver, Colorado to Realtors on how to use the gadgets of this era. There were about 8 who attended and it seems that many of them were a lot more comfortable with their technological devices after it was said and done. I was happy to help them and even happier to leave them with this tidbit of advice. The advice is as follows, remember that you should never be afraid to explore your device, because you can't break it unless you drop it on the ground. Sometimes … (9 comments)

colorado: You wouldn't understand, it's a Short Sale thing. - 01/19/09 03:29 PM
The Short Sales keep coming my way and I keep listing them in the Denver Metro area in Colorado. I cannot get enough of them and after a while they start to become easier. I work with a team of people in Denver and we get them sold together. If you do these right, there is plenty of business to be had and you will not lack. Not sure why more people do not jump on the Short Sale train and start haggling with the banks on behalf of your seller. It can be very challenging, but also rewarding when you … (9 comments)

colorado: If this is any indicator, business will boom this year. - 01/19/09 03:15 PM
Here in Denver, Colorado the weather was beautiful today (low 60's to be exact) and I was able to get a property under contract for one of my buyers the 3rd week into January. I have another qualified buyer that I will be showing properties to this week. All I can say is that if this keeps up, this will be a great year. To top it off I have 7 listings that I acquired in the last 3 weeks. Remember the saying "He who lists, lasts"? I firmly believe in that saying. You can't beat free advertising, that is for … (8 comments)

colorado: Helpful Management Tips that many will be able to identify with. - 01/18/09 03:05 PM
I hope you enjoy:
1. Never give me work in the morning. Always wait until 5:00 and then bring it to me. The challenge of a deadline is refreshing. 2.If it's really a "rush job," run in and interrupt me every 10 minutes to inquire how it's going. That helps. 3.Always leave without telling anyone where you're going. It gives me a chance to be creative when someone asks where you are. 4. If my arms are full of papers, boxes, books or supplies, don't open the door for me. I need to learn how to function as a paraplegic and … (7 comments)

colorado: Probably do not hear many Appraiser jokes, but here you go. It is the Sunday joking hour. - 01/18/09 02:45 PM
I am still laughing at this one. Way to funny.
A newbie balloonist is blown off course and is forced to land. He isin a field close to a road, but has no idea where he is. He sees acar coming along the road and hails it. The driver gets out and theballoonist says, "Howdy! Can you tell me where I am?""Yes, of course," says the driver. "You have just landed in yourballoon, and with this wind you have obviously been blown off course. You are in the top field on John Dawson's farm, 12 miles from Albury. John will be plowing … (6 comments)
