short sale expert: To BPO or not to BPO, that is the question? Do you think BPO's are worth it? - 10/11/10 07:24 AM
I was of the mindset that BPO's were a complete waste of time until things started getting slow on the Real Estate front. Now, I do not share that opinion and I wonder if you still do?
I usually get about 40 to 50 dollars per BPO depending on whether or not it was a exterior or interior inspection. Here are the companies that I do most of the work for:
ProTek Old Republic Broker Price Opinion.com I use to think that the BPO's were really time consuming till I discovered a software called BPO Automation. It is hands down the … (3 comments)

short sale expert: Who knows what the opposite of progress is??? Some humor for you. - 06/18/10 06:00 AM
NASA was celebrating, they had just made the scientific breakthrough of a lifetime. As they were uncorking a bottle of champagne, the head scientist at NASA, asked everyone to be quiet as he had received a congratulatory phone call from the President of the United States. He picked up a special red phone, and spoke into it."Mr. President," he said, grinning broadly, "after fifteen years of hard research costing billions of dollars, we have finally found intelligent life on Mars."He listened for a second, and his smile gradually disappeared, replaced by a frown. He said, "But that's impossible ... we could never … (0 comments)

short sale expert: What would you do if you met a Big Bank Executive Face To Face? What if it was the Executive in charge of the Loss Mitigation Deptartment? - 03/02/10 04:31 AM
I can't begin to tell you how many Short Sale Deals I have had that have fallen through for spurious reasons given by banks. I also cannot repeat some of the words I have used or feelings I have expressed toward those banks. I do not hold them completely to blame for the crisis we are in, but I hold them somewhat responsible. These people are the most impersonal and hard to deal with people that I have had contact with. I would rather deal with gangsters on the streets of LA sometimes before having to reason with these creeps. They … (2 comments)

short sale expert: 150 to 300 Unique visitors to your website a day? Is that possible? - 02/26/10 09:08 AM
Last year I invested a significant amount of money in my website. Most of the money and work was focused on SEO (Search Engine Optimization). By now, most of you are very familiar with this term and may have spent a fair amount of money yourself. Let me being by telling you that there are many people and organizations who hound us daily with their telemarketing nonsense. Telling us that they can help us close more deals and get us more clients. How many of you are sick and tired of being called by the lead generation companies? I am hounded … (0 comments)

short sale expert: Is there any end in sight to this MADNESS??? - 05/07/09 05:11 AM
I just posted regarding the CDPE certification and it got me thinking. Is there any end in site to this Short Sale madness? Most of us are in a position right now where we can't even find a regular listing. Especially if you live in California and Florida. I know that it is this way in Colorado, it seems like there are more Short Sales than regular listings.
This is extremely hard for those of us that are trying to close deals. It is the most painful thing in the world to be put in a multiple offer situation on a … (3 comments)

short sale expert: Are you working on this Certification? - 05/07/09 02:41 AM
Ok, I am officially back in the blogging saddle again. I am not going to get booted off this time. This time I glued myself to the seat so I can't be bucked off.
This year is my year to get some serious certifications completed. Are any of you feeling the way I am feeling about certifications? I really feel that certifications give me a great refresher and in addition to that helps boost my resume if you will. When I was in IT I was certified to the extreme, MCSE, A+, ITIL and so on. It seems that I cannot … (9 comments)

short sale expert: Have you ever had to fire a client? I fired a client this week. - 03/19/09 10:23 AM
Today was a sad day because I had to fire a client. I spent a lot of time working with him to help save his house from foreclosure and he decided to kill a deal because he didn't want anyone to make money off of his house. You see there was a cash investor who made a fair offer on the property that would have been accepted by the bank as it was close to the Bank ordered BPO and my seller killed it.
He was being a bit unreasonable about the whole thing and said that he was having second … (104 comments)

short sale expert: Are Short Sales of the Devil? Most Realtors probably think so. - 02/22/09 03:17 PM
As Short Sales become more and more prevalent and I am very interested in hearing about your experiences with them. How long did it take you to get the deal done? What were some of the hang ups? Did you have a cooperative seller? Who were the easier Lenders you had to deal with? This is your opportunity to vent.
I really think that the Active Rain Community would benefit from this discourse as there are some Realtors that are very intimidated by the process or they are just flat out frustrated. My goal is to help educate those who are … (5 comments)

short sale expert: A letter to those who are thinking about a Short Sale - 02/04/09 06:45 AM
Here is a post that I wrote for those that are considering their options when the realize they can no longer afford their mortgage payments. I think this post may be helpful to those that are struggling through whether or not they want to do the Short Sales themselves. Or even use someone who is not experienced as others.

short sale expert: Can you believe how cool these Realtors are? - 12/22/08 06:54 AM
I could write soo many posts on how cool this Active Rain community is and I could spend days doing it. Active Rain has totally changed my business for the better.
Here is what happened. Another Active Rainer Tony Sena out of Las Vegas, NV sends me an e-mail asking if I was interested in starting a Short Sale Blog project with him and several other agents in the 50 states. I was a bit skeptical because I did not know Tony, but I did some research and did not see any reason why I wouldn't want to work with him … (2 comments)

short sale expert: What will I do? I have to get 3 offers to the bank this week - 12/22/08 01:52 AM
Who here enjoys negotiating with the banks? Have you ever had to do it? Well, I am one of those people that enjoys a good challenge and these days, the Lenders are becoming a little more reasonable.
I have 3 Short Sale listings that I have cash offers for and I have to get them in this week, well at least 2 of them, because time is of the essence in this process. That is especially the case when the houses have Sale Dates. I have to get the offers to the lawyers so that they can delay the sale date. … (4 comments)

short sale expert: If you have to go this far, you have other issues. A good joke to. - 12/19/08 01:02 PM
This will give you a chuckle:
A broker was dismayed when a brand new real estate office much like his own opened up next door and erected a huge sign which read 'BEST AGENTS.' He was horrified when another competitor opened up on his right, and announced its arrival with an even larger sign, reading 'LOWEST COMMISSIONS.' The broker panicked, until he got an idea. He put the biggest sign of all over his own real estate office. It read: 'MAIN ENTRANCE'

short sale expert: Some kind of week this has been. Very interesting none the less. - 12/19/08 12:50 PM
Ok, so this week I sealed the deal on two Short Sale listings, one of them a referral and the other well that will take some more explaining. You see, I was searching Craigslist for some items that I sell on Ebay and I met a guy who was interested in selling. I met him half way and after talking to him further he tells me that he is an investor. I tell him that I am a Realtor who specializes in Short Sales. He says, I have something you may be interested in; a 5 acre property in S. Denver … (1 comments)

short sale expert: This market is the best opportunity yet in the Real Estate business - 12/10/08 12:09 AM
Call me overly excited today (and I am very excited) but when I wake up in the morning, even a snowy morning in Colorado, I cannot help but see opportunity all around me. There is more business than I can shake a stick at and it is all ready for the taking. Even better, nobody is even interested in the business because of past experience. The untapped business that I am talking about is Short Sales, I know what you are thinking, I hate Short Sales. Just a quick tid bit, did you know that lenders are trying to double the … (6 comments)

short sale expert: Need a Short Sale expert in Denver, Colorado? - 12/03/08 04:55 AM
As a consumer and someone who may not be as well informed on Real Estate issues, it is very important that you work with a Realtor that is experienced in Short Sales. There are so many pitfalls in the Short Sale process, it is of the utmost importance that you submit a complete Short Sale package the first time around. One of the consequences of not submitting a complete Short Sale package is that the package will sit on the loss mitigation agents desk in the stack of 100's of other incomplete packages.
Just to give you an idea of what … (0 comments)

short sale expert: Have any of you broke 100 comments? If so, what is your secret? If you haven't had 100 comments, well Why Not? - 11/17/08 01:24 PM
I have been blogging for a few months now and my blogs contain a mixture of information from Real Estate related information, humor and personal opinion. For those of you that have received 100 comments, could you leave the link in the comments section of this article so that I can learn from your mastery. For those that have not receive 100 comments, what do you think we need to do to get over the hump? This is pretty serious stuff, friendly competition is a good thing and should be promoted in a spirit of good will
