January 2010 Omaha Real Estate Market Report for Sarpy county. January 2010 is off to a good start. Active listings are stable compared to January 2009. January 2010 active listings were 831, compared to January 2009 active listings of 815 a decline of only 2%. Sold listings for January 2010 dropped from December 2009, but are up slightly compared to January 2009.

The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The drop in number of home sales can be contributed to cyclical factors in real estate and the cold weather. I think buyers and sellers will start looking and selling in the next few weeks.

Well, 2009 is in the books. I compiled some statistics for the year that you might be interested in. First let me start out by saying that 2009 was a much better year for real estate than 2008. The main factor was the home buyer tax credit offered by the government. Good news for 2010, or at least the first few months of 2010, is the extension and expansion of the buyer credit until April 30, 2010. Another interesting note is the continued decrease in active listings. In December 31, 2007 there were 5,409 active listings, in 2008 there were 4,678, and in 2009 there were 4,330. I think it is a good sign for home values (supply and demand) and we are closer to a better balance. Finally, real estate is cyclical and will always be cyclical. Some worry the tax credit will have a negative affect on sales in the second half of 2010. If you look at 2008 and 2009 sales, notice the similar pattern of sales throughout the year. The market starts off slow in January, and picks up over the spring and summer, then decreases through the fall and December. The Omaha real estate market is pretty sound compared to other markets with higher foreclosure rates. The local economy is stable and I think will expand in 2010.

Sarpy Real Estate Market Report November 2009.

Home sales in Sarpy county jump over 100% compared to November 2008. Douglas County also saw a big jump in home sales. The main factor is the US government tax credit for home buyers. Also contributing to the rise in home sales is historically low mortgage interest rates and a stabilizing economy.

One thing I noticed today, as I was reviewing the market data, is the continued decrease in the number of Active listings compared to 2008 and 2007. In November 2007 there were 1,213 Active listings, November 2008 there was 867 and in November 2009 there are 777 Active listings, which is a decrease of 35.94%. I think this is a good sign for real estate because it brings the supply and demand for homes more in balance. The US government recently extended and expanded the home buyer tax credit until April 30, 2009. I expect after January 1 many home sellers will decide to sell in order to take advantage of the home buyer tax credit. Omaha Real Estate Market Report November 2009.

Home sales in Douglas county jump over 149% compared to November 2008. Sarpy County also saw a big jump on homes sale. The main factor is the US government tax credit for home buyers. Also contributing is historic low mortgage interest rates and a stabilizing economy.

An interesting side note to mention this month again. One thing I noticed today, as I was reviewing the market data, is the continued decrease in the number of Active listings compared to 2008 and 2007. In November 2007 there were 3,745 Active listings, November 2008 there was 3,398 and in November 2009 there are 3,091 Active listings, which is a decrease of 17.46%. I think this is a good sign for real estate because it brings the supply and demand for homes more in balance. I expect after January 1 many home sellers will decide to sell in order to take advantage of the home buyer tax credit. October 2009 Sold listings 672 are up 51% from 446 sold in October 2008. This is not to surprising because the last quarter of the year in 2008 was terrible for the economy in general and for real estate sales.

The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The government extended and expanded the Home Buyer Tax Credit until April 30, 2009. Home buyer tax credit is approved by Congress

The Senate approved the bill to extend unemployment benefits and modified the home buyer tax credit on Wednesday with a vote 98-0. On Thursday the House of Representatives approved the bill with a vote of 402-12 and it is expected to be signed by President Obama.

The new and improved home buyer tax credit extended the timeline, increased income limits and also included a tax credit up to $6,500 to buyers who have owned a home for 5 of the last 8 years. For more details, check out this comparison chart put together by the National Association of Realtors.

Active Listings, as of October 7, 2009 and Sold Data from September 1, 2009 to September 31, 2009. Months supply is the number of active listings divided by the number of sold listings for the month.

Sarpy County had 205 attached and detached homes sold in September 2009, compared to 139 sold in March 2008, which is up 47%. As of October 7, 2009, there were 828 active homes for sale, which is a 4.04 months supply. The supply of active listings are down from 983 last year at this time or 16%.

Over the past several years, I have compiled and tracked active and sold listings for the Omaha Real Estate Market. There are a couple of interesting statistics I wanted to point out. Active listings continue to be down by 10% to 15% for 2009. Sold listings are up 10 to 15% from September 08 year to date total of 5,527, compared to September 2009 ytd total of 6119. September 2009 sold listings are up over 45%, compared to September 2008. Last year, the last quarter of the year for the economy and real estate was terrible. I wouldn't be surprised if we see October and November sale activity up over 100%.

The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The jump in number of home sales can be contributed to a couple of reasons. First, I think the first time home buyer tax credit of $8,000 is a major reason. Second, low interest rates have helped the move up buyer, to either downsize or upsize from their existing home.

$8000 Tax Credit Update

If you are thinking of buying a home and close by November 30, 2009. I recommend you find a home by October 15, 2009 in order to meet this deadline. Monday, November 30, 2009 is the cutoff date for first time buyers to close on time in order to get the First Time Buyers Tax Credit.

Thursday November 26, 2009, the Thursday before the cutoff date is Thanksgiving.

In the past on the Friday following Thanksgiving, title companies are typically closed. If title companies follow suit with this year as they have in the past Friday, November 27, 2009, title companies will be closed.

This may make Monday, November 30, 2009 an extremely hectic day for title companies and lenders.

Buying a HUD Home in Omaha

Things you should know or consider before buying a HUD home in Omaha.

Owner occupant bids are accepted for 10 days
Investor bids are opened daily there after.
HUD homes are sold as is with no repairs.
Buyers are encouraged to have a home inspection. Inspections should be done 15 days after the contract. You can request the utilities to be turned on, but they will only be on for 48 hours and the buyer must pay all the costs to turn on and off. It can take 15 days to get approval to turn on the untilities. If there are broken water pipes, they generally will not allow the water to be turned on to prevent water damage.
HUD performs a home inspection on each home. Be sure to review them closely. They might also do a lead paint inspection. Review them carefully.
If you are not willing to purchase the home as is, then buying a HUD home is not for you.

Understanding mold in the restoration industry

Recently, I took a class put on by Servpro in Omaha. The class is designed to give Omaha Real Estate agents a better understanding of mold and how Servpro remediates it from homes. By no means is the class intended to make agents mold experts, that's the job of industrial hygienists' and Servpro in Omaha.

Some interest highlights or points of the class:

Mold is a fungus. Most molds are derived from decomposing organic matter. Not all molds are toxic and people react differently to different types of mold.

The number one cause of water in the house is broken washer supply hoses.

Number two was broken refrigerator water lines.

One question posed to the class. Do you have Mold coverage or pollution coverage under your homeowner's policy? Well, I am not sure if I do or not. I better call my agent this morning.

However, from time to time, the VA will offer Vendee Financing to assist both home buyers and investors in purchasing a VA foreclosure. Vendee Financing can be a great deal. If you plan to owner occupy the home, they will finance up to 102% of the purchase price, along with contribute up to 6% towards a buyers closing costs. If you are an investor, they will lend 95% of the purchase price.

Now the costs can be expensive, there is a funding fee of 2.25%, processing fee ($1,500), and they don't split any title charges. The bonus to these loans is the fact there is no monthly mortgage insurance and the interest rate is currently set at 4.5% for a 30 year mortgage.

Let’s not go cold turkey!

I read a few blog posts recently about not extending the tax credit. Paul Henderson For god's sake, let's move on! & Brian Brady Suspend the Practice Of Flesh Devouring: Let The First Time Home Buyer Tax Credit Expire

I think the government should change the program slightly and not cut it off cold turkey. Addictions are hard to stop, maybe its alcohol, drugs, cigarettes, others its sweets, caffeine (which are mine). I have never smoked, but some people struggle for years to kick that habit. I think the government should take steps to reduce the tax credit over time and not go cold turkey.

Here are a few options I think would be good to see:

First option: Cut the credit in half for 2010 to $4,000. Then cut the credit to $2,000 for 2011.

Second option: Cut the credit in half for 2010 to $4,000, but expand it to all buyers.

Third option: Cut the credit in half for 2010 to $4,000, but match sellers negative equity up to $4,000. Meaning if they come to closing owing $4,000, they get a $4,000 tax credit. If they owe $10,000 at closing, they get $4,000. This option might help reduce the number of foreclosure properties.

Fifth option: Extend current program, $8,000 to first time buyers.

Fourth option: Cut it off cold turkey.

Here are a couple of interesting statistics I wanted to point out about the Sarpy county real estate market. Active listings continue to be down by 15% to 20% for 2009. Sold listings are up 25% from August 08 174 homes, compared to August 2009 total of 225.
