      <title>Sarpy Real Estate Market January 2010!</title>
      <description>&lt;p&gt;January 2010 Omaha Real Estate Market Report for Sarpy county. &amp;nbsp;January 2010 is off to a good start.&amp;nbsp; Active listings are stable compared to January 2009. January 2010 active listings were 831, compared to January 2009 active listings of 815 a decline of only 2%.&amp;nbsp; Sold listings for January 2010 dropped from December 2009, but are up slightly compared to January 2009.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The drop in number of home sales can be contributed to cyclical factors in real estate and the cold weather.&amp;nbsp; I think buyers and sellers will start looking and selling in the next few weeks.&amp;nbsp;&lt;/p&gt;

      <title>Omaha Real Estate Market Recap 2009!</title>
      <description>&lt;p&gt;Well, 2009 is in the books.&amp;nbsp; I compiled some statistics for the year that you might be interested in.&amp;nbsp; First let me start out by saying that 2009 was a much better year for real estate than 2008.&amp;nbsp; The main factor was the home buyer tax credit offered by the government.&amp;nbsp; Good news for 2010, or at least the first few months of 2010, is the extension and expansion of the buyer credit until April 30, 2010.&amp;nbsp; Another interesting note is the continued decrease in active listings.&amp;nbsp; In December 31, 2007 there were 5,409 active listings, in 2008 there were 4,678, and in 2009 there were 4,330.&amp;nbsp; I think it is a good sign for home values (supply and demand) and we are closer to a better balance.&amp;nbsp; Finally, real estate is cyclical and will always be cyclical.&amp;nbsp; Some worry the tax credit will have a negative affect on sales in the second half of 2010.&amp;nbsp; If you look at 2008 and 2009 sales, notice the similar pattern of sales throughout the year.&amp;nbsp; The market starts off slow in January, and picks up over the spring and summer, then decreases through the fall and December.&amp;nbsp; The Omaha real estate market is pretty sound compared to other markets with higher foreclosure rates.&amp;nbsp; The local economy is stable and I think will expand in 2010.&amp;nbsp;&lt;/p&gt;

      <title>Sarpy County Real Estate Market Report Nov 2009</title>
      <description>&lt;p&gt;&lt;strong&gt;Sarpy Real Estate Market Report &lt;/strong&gt;November 2009.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Home sales in Sarpy county jump over 100% compared to November 2008.&amp;nbsp; Douglas County also saw a big jump in home sales.&amp;nbsp; The main factor is the US government tax credit for home buyers.&amp;nbsp; Also contributing to the rise in home sales is historically low mortgage interest rates and a stabilizing economy.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;One thing I noticed today, as I was reviewing the market data, is the continued decrease in the number of Active listings compared to 2008 and 2007.&amp;nbsp; In November 2007 there were 1,213 Active listings, November 2008 there was 867 and in November 2009 there are 777 Active listings, which is a decrease of 35.94%.&amp;nbsp; I think this is a good sign for real estate because it brings the supply and demand for homes more in balance. &amp;nbsp;The US government recently extended and expanded the home buyer tax credit until April 30, 2009.&amp;nbsp; I expect after January 1 many home sellers will decide to sell in order to take advantage of the home buyer tax credit.&amp;nbsp; If you are considering selling, please call me for a marketing presentation and valuation.&lt;/p&gt;
&lt;p&gt;There was a dip in home sales from October and November 2009, which is a normal trend because real estate is cyclical and November, December and January are slower months for real estate.&amp;nbsp;&lt;/p&gt;

      <title>Omaha Market Report Nov 2009</title>
      <description>&lt;p&gt;&lt;strong&gt;Omaha&lt;/strong&gt;&lt;strong&gt; Real Estate Market Report &lt;/strong&gt;November 2009.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Home sales in Douglas county jump over 149% compared to November 2008.&amp;nbsp; Sarpy County also saw a big jump on homes sale.&amp;nbsp; The main factor is the US government tax credit for home buyers.&amp;nbsp; Also contributing is historic low mortgage interest rates and a stabilizing economy.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;An interesting side note to mention this month again. One thing I noticed today, as I was reviewing the market data, is the continued decrease in the number of Active listings compared to 2008 and 2007.&amp;nbsp; In November 2007 there were 3,745 Active listings, November 2008 there was 3,398 and in November 2009 there are 3,091 Active listings, which is a decrease of 17.46%.&amp;nbsp; I think this is a good sign for real estate because it brings the supply and demand for homes more in balance. &amp;nbsp;The US government recently extended and expanded the home buyer tax credit until April 30, 2009.&amp;nbsp; I expect after January 1 many home sellers will decide to sell in order to take advantage of the home buyer tax credit.&amp;nbsp; If you are considering selling, please call me for a marketing presentation and valuation.&lt;/p&gt;
&lt;p&gt;There was a dip in home sales from October and November 2009, which is a normal trend because real estate is cyclical and November, December and January are slower months for real estate.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Over the past several years, I have compiled and tracked active and sold listings for the &lt;strong&gt;Omaha Real Estate Market&lt;/strong&gt;.&#160; There are a couple of interesting statistics I wanted to point out.&#160; Active listings continue to be down by 10% to 15% for 2009.&#160; Sold listings are up 10 to 15% from September 08 year to date total of 5,527, compared to September 2009 ytd total of 6119.&#160; September 2009 sold listings are up over 45%, compared to September 2008.&#160; Last year, the last quarter of the year for the economy and real estate was terrible.&#160; I wouldn't be surprised if we see October and November sale activity up over 100%.&lt;/p&gt;
&lt;p class=&quot;MsoNormal&quot;&gt;The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. &lt;p&gt;I think the government should change the program slightly and not cut it off cold turkey.&amp;nbsp; Addictions are hard to stop, maybe its alcohol, drugs, cigarettes, others its sweets, caffeine (which are mine).&amp;nbsp; I have never smoked, but some people struggle for years to kick that habit.&amp;nbsp; I think the government should take steps to reduce the tax credit over time and not go cold turkey.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Here are a few options I think would be good to see:&lt;/p&gt;
&lt;p&gt;First option: Cut the credit in half for 2010 to $4,000.&amp;nbsp; Then cut the credit to $2,000 for 2011.&lt;/p&gt;
&lt;p&gt;Second option: Cut the credit in&amp;nbsp;half&amp;nbsp;for 2010 to $4,000, but expand it to all buyers.&lt;/p&gt;
&lt;p&gt;Third option: Cut the credit in half for 2010 to $4,000, but match sellers negative equity up to $4,000.&amp;nbsp; Meaning if they come to closing owing $4,000, they get a $4,000 tax credit.&amp;nbsp; If they owe $10,000 at closing, they get $4,000.&amp;nbsp; This option might help reduce the number of foreclosure properties.&lt;/p&gt;
&lt;p&gt;Fifth option: Extend current program, $8,000 to first time buyers.&lt;/p&gt;
&lt;p&gt;Fourth option:&amp;nbsp; Cut it off cold turkey.&lt;/p&gt;
&lt;p&gt;Which option would you like to see?&lt;/p&gt;

      <description>&lt;p&gt;Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS.&amp;nbsp; Here are a couple of interesting statistics I wanted to point out about the Sarpy county real estate market.&amp;nbsp; Active listings continue to be down by 15% to 20% for 2009.&amp;nbsp; Sold listings are up 25% from August 08 174 homes, compared to August 2009 total of 225.&amp;nbsp;&lt;/p&gt;

      <title>Omaha Real Estate August 09 Update</title>
      <description>&lt;p&gt;Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS.&amp;nbsp; Here are a couple of interesting statistics I wanted to point out.&amp;nbsp; Active listings continue to be down by 15% to 20% for 2009.&amp;nbsp; Sold listings are up 15% from August 08 485 homes, to August 2009 total of 559.&amp;nbsp;&lt;/p&gt;
&lt;p style=&quot;text-align: left;&quot;&gt;The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure.
