Things you should know or consider before buying a HUD home in Omaha. Owner occupant bids are accepted for 10 days Investor bids are opened daily there after. HUD homes are sold as is with no repairs. Buyers are encouraged to have a home inspection. Inspections should be done 15 days after the contract. You can request the utilities to be turned on, but they will only be on for 48 hours and the buyer must pay all the costs to turn on and off. By no means is the class intended to make agents mold experts, that's the job of industrial hygienists' and Servpro in Omaha. Some interest highlights or points of the class: Mold is a fungus. Most molds are derived from decomposing organic matter. Not all molds are toxic and people react differently to different types of mold. Paul Henderson For god's sake, let's move on! & Brian Brady Suspend the Practice Of Flesh Devouring: Let The First Time Home Buyer Tax Credit Expire I think the government should change the program slightly and not cut it off cold turkey. Addictions are hard to stop, maybe its alcohol, drugs, cigarettes, others its sweets, caffeine (which are mine). I have never smoked, but some people struggle for years to kick that habit. I think the government should take steps to reduce the tax credit over time and (1 comments)

Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS. Here are a couple of interesting statistics I wanted to point out about the Sarpy county real estate market. Active listings continue to be down by 15% to 20% for 2009. Sold listings are up 25% from August 08 174 homes, compared to August 2009 total of 225.

Over the past several years, I have compiled and tracked active and sold listings on the Omaha MLS. Here are a couple of interesting statistics I wanted to point out. Active listings continue to be down by 15% to 20% for 2009. Sold listings are up 15% from August 08 485 homes, to August 2009 total of 559. The decrease in active listings has helped stabilize home prices, but pricing continues to be under pressure. The jump in number of home sales can be contributed to a couple of reasons. Active Listings, as of January 6, 2009 and Sold Data from December 1, 2008 to December 31, 2008. Months supply is the number of active listings divided by the number of sold listings for the month. Sarpy County had 101 attached and detached homes sold in December 2008, compared to 141 sold in December 2007, which is down 28%. Last year I was worried about the economy and the threat of higher gas price, which we definitely saw. I don't think any predicted the credit mess and subsequent recession in 2008. One of the things I found, when I was a mortgage loan officer, was credit lines that showed as open or active, but included in a chapter 7 bankruptcy. January was not the best month for sales. Mostly because those homes that closed in January were from buyers that were out in December looking at homes.
