What is involved in a home inspection and is it necessary - 06/26/07 11:08 AM
While only certain inspections are required by mortgage lenders or government mandate, a comprehensive home inspection is considered a wise thing to do when purchasing a home. However, since it is not required, the buyer must pay for it. It is also recommended that at the time of the inspection, you accompany the home inspector so that you can learn firsthand as much as possible about the home you are about to purchase - including such basics as where the main water shut-off is and electrical distribution boxes are. Mortgage lenders typically require inspections for wood-destroying insects. Inspections mandated by the (1 comments)

Marketing a Home Means Different Things to Different People - 06/18/07 12:34 AM
Marketing" a home means different things to different people. There are many real estate agents that believe all that's needed to market a home is to put it into the MLS. In a ridiculously strong seller's market that may have been true. But the market has slowed, and marketing a home is becoming a critical factor to successful selling.Any agent can put SOMETHING into the MLS. But more and more buyers are accessing the MLS via Internet, 77% of home buyers use the Internet to search for a Home. That means an agent needs to put the RIGHT information and pictures into the MLS (5 comments)
Property Condition - The condition of the property is critical in the sale process - 06/17/07 11:52 PM
The Property "Home" Condition - The condition of the property "home" is critical in the sale process. "Curb Appeal" is very important, as is the physical condition of the property. Obviously no one wants to buy a home that has a leaking roof or broken appliances."Buyer Psychology" is an important thing to consider. As Realtors we should let our sellers know that the property impression--both the inside and out--on buyers is something that a lot of people, real estate agents included, don't really understand. Curb appeal gets a lot of press, and it is important. But the appearance of the INSIDE is vital to (2 comments)
Wow, Tuff Week for Mortgage Rates. - 06/17/07 11:22 PM
Hi there everybody, Wow, tuff week for mortgage rates. Unfortunately, rates are continuing to climb almost daily. Rates have gone from 6.25% to about 6.625% in less than 10 days. The reason is bad times for foreign stock markets in China, Japan, and Europe. It looks like it will get worse for a while, before if gets better. Already gun-shy buyers may continue to hold off. According to market analysts, rates will remain at these higher levels through the summer. If I may suggest: This is a great time and maybe your last chance before summer officially starts (school summer vacation), to (1 comments)

How Will Buyers See Your Seller Property? - 06/16/07 12:31 AM
It is important for a property to make the best possible impression on prospective buyers. The following can interfere with a buyer's appreciation of a property: Exterior Clutter Lawn needs mowing and edging Untrimmed hedges and shrubs Dead and dying plants Grease or oil spots on the driveway Peeling paint Anything that looks old or worn Interior Worn carpets and drapes Soiled windows, kitchen, baths Clutter Pet and smoking odors Peeling paint, smudges or marks on walls A comparatively small investment in time, money and effort to remove these distractions can lead to stronger offers from buyers. Modernizing the Homebuying Process - 06/11/07 10:48 PM
The homebuying process must be modernize and simplify so that it is less complicated for the purchaser, reduces barriers to homeownership by promoting cost savings, and empowers the consumer with the ability to guarantee the costs charged at closing. If we are to expand the ranks of America's homeowners, then we must address the challenge of simplifying the homebuying experience to make it less confusing, the paperwork demands less time-consuming, and the mortgage process itself less expensive. The current system does not provide sufficient clarity for lenders or borrowers as to which fees are appropriate or the time at which disclosure (0 comments)
Sellers Should Know The General Facts About Pricing - 06/05/07 06:10 AM
Sellers should know that there are certain factors that are within our (Realtors) control and some factors beyond our control when it comes to setting the price. Those factors within our control are: the appearance of the property, how aggressively we market the property and the price. Factors outside our control are: location of property, size and local amenities. It's important to accept those factors that are beyond our control and focus on the pricing and preparation. A property priced at market value will attract more buyers than a home priced above market value. Consider that a competitively priced property will (3 comments)

On August 3, 1949, President Harry S. Truman commemorated the occasion by officially declaring June 14 as National Flag Day. Celebrate the day! Source: Prudential Rand (0 comments)
