ORANGE COUNTY, NY REAL ESTATE MARKET REPORT, JULY, 2010 - 07/30/10 03:12 PM
The Orange County residential market was up signifi cantly, with transactions rising 33.5% from last year and 85.3% from the fi rst quarter, but this increase in activity did not prevent a decline in pricing. The average sales price was down 6.9%, the median was down 7.4%, and the price per square foot down 4.9% from last year. The Dutchess residential market experienced a surge of activity in the second quarter, with transactions up 24.1% from last year and 67.5% from the fi rst quarter. This increase in activity had its expected effect in stabilizing pricing, with the average and the median both up slightly. Although the price per square foot was up 23.7% from last year, we regard that as a quirk in the mix of properties sold last year, and believe that the 3.3% decline from the fi rst quarter is a more reliable measure of pricing behavior. ULSTER AND SULLIVAN COUNTIES, NY REAL ESTATE MARKET REPORT, JULY 2010 - 07/30/10 03:02 PM
Sales in the Ulster County residential market surged again in the second quarter, with transactions up 46.3% from last year and 65.3% from the fi rst quarter. Although the Home Buyer Tax Credit had some impact in driving those numbers, Ulster County buyers had access to the tax credit for all of 2009, so many buyers motivated by the credit had already purchased last year. Although pricing is now down 28.1% from the height of the market in late 2007, and is now down to 2003-04 levels, we've now seen pricing stabilize at the $235,000 range for the past year.

PUTNAM COUNTY, NY REAL ESTATE MARKET REPORT JULY 2010 - 07/28/10 09:34 AM
The Putnam residential market experienced a significant increase in activity in the second quarter, with transactions up 40.5% from last year and 48.4% from the first quarter. Although part of the increase is simply a Reflection of the weak activity in the early part of last year, following the financial crisis of late 2008, the 184 sales marked the second-highest level of transactions since the middle of 2007. The Westchester residential real estate market surged in the second quarter, with dramatic increases in both transactions and sales prices. Great News! Congress has passed an extension of The Homebuyer Tax Credit closing deadline, the Homebuyer Assistance and Improvement Act (H.R. 5623). The extension applies only to transactions that have ratified contracts in place as of April 30, 2010 that have not yet closed. The legislation is designed to create a seamless extension the new closing deadline for eligible transactions is now September 30, 2010.
