Living Green - Eight Ways to Cool Your Home, Naturally!

With energy costs climbing annually, keeping your house cool in summer can be a wallet-emptying exercise. Finding natural ways to keep cool can save you hundreds of dollars in a single season.

Plant deciduous trees on the south and west sides of your house where you receive the most sunlight. Their leaves will provide cooling shade in the summer, and, when they shed in the winter, allow the sun to help warm your home. According to the USDA Forest Service, trees properly placed around buildings can reduce air conditioning needs by 30 percent and can save 20 to 50 percent of the energy used for heating.
Use trees or shrubs to shade your air conditioning unit, windows or the sides of the house receiving direct sunlight.
Open your windows at night when it's coolest and shut them during the day to keep the cool air in and the hot air out.
Place a fan at the open basement door to bring cool basement air onto your main living level. Likewise, ceiling fans set to blow down provide exceptional cooling. Oscillating fans will also mimic tropical breezes, and, combined with some Hawaiian music and a cool fruit drink help remind you of why you waited all winter for summer heat.
Install white (reflective) window shades, blinds, or curtains and keep them closed during the days to keep the heat out.
Check out the latest green "air cooler," such as mini eco-ice coolers and ice air coolers. They use up to 75 percent less energy than air conditioners and can cool up to 150 square feet.
Realize that up to 60 percent of the heat entering your home comes through the ceiling and walls. If your attic insulation isn't up to snuff, upgrade it. Moving from three inches of insulation to 12 inches can cut cooling costs by 10 percent.
Finally, check into the feasibility of outdoor awnings over windows, and window tinting such as 3M Scotchtint^TM which reflects up to 79 percent of the heat that would come through windows. Strategic investments today can pay for themselves in months and make summer much more enjoyable. Also, any upgrades you make to lower cooling costs will be beneficial when listing your home.

All Sellers need every advantage when showing their home to potential buyers. Because flooring is one of the first things that people notice when they enter your home, it's a great place to invest maximum clout at minimum cost if you're trying to improve potential resale.

Are hardwood floors really worth it?

Hardwood is beautiful, durable, and complements virtually any style home. If your home is draped in wall-to-wall carpet, consider pulling it up and refinishing hidden hardwood floors. If you have sub-floor and can't afford new hardwood, there are a number of less-expensive options, such as laminate, that resemble wood and will give the home a more polished appearance. Reconsider finishing your floors with carpet, as many buyers are moving away from petrochemical-based home furnishings.

Give existing floors some TLC

Potential buyers are weary of grout or other areas of existing flooring that are dirty and difficult to maintain. Cracked tiles, stained carpets, and any broken flooring should absolutely be repaired prior to showing your home. If replacing the entire floor is out of the question, replace individual tiles. If your goal is to improve existing hardwood, consider hiring a remodeling service that specializes in flooring.

Keep things clean

Seeing Hoover tracks criss-cross your carpets will leave a great impression on potential buyers. Before every showing, dust, vacuum, and mop your floors to make sure they shine. Also, you may be able to avoid replacing flooring if you give it a thorough cleaning. For dingy carpets, consider hiring professional carpet cleaners.

Cork, linoleum and other flooring options

New flooring choices are always entering the market and are perfect for redecorating. For instance, cork and bamboo are durable flooring products that last longer than carpets. Laminate flooring is a cost-effective solution when you can't afford hardwood or carpet. Linoleum flooring works well to brighten up bathrooms and kitchens. If you're working on a tight budget, talk to your sales associate and flooring experts about what options will work best.

Bring in the pros

We know weekend warriors really want to get their hands dirty with home improvements. But replacing flooring, especially hardwood, can be challenging and expensive. Almost anywhere, you should be able to source reliable remodeling companies that specialize in flooring. Consider hiring professionals for carpet and hardwood replacements. Better Homes and Gardens Rand Realty's Central Valley office will host a Charity Vendor Night on Thursday, Nov. 5 from 5 to 8 p.m. to benefit the Food Bank of the Hudson Valley in Cornwall-on-Hudson, N.Y. The nonprofit organization is a member of America's Second Harvest and distributes food to more than 370 member agencies in six counties throughout the Hudson Valley. A variety of vendors - selling jewelry, food, handbags, crafts, etc. - are expected to participate.

Admission is free; attendees and vendors are asked to bring a non-perishable food item for the food pantry. Additionally, the vendors will be donating a portion of the proceeds to the pantry.

"In the spirit of Thanksgiving, we wanted to host a benefit that would help feed the hungry," said Renee Zurlo, Regional Development Manager of Better Homes and Gardens Rand Realty's Central Valley office. "We're expecting a great turnout and hope to help make the holidays a little happier for those in need."

6. Store spice bottles one deep, on their sides with labels visible, in shallow drawers, instead of stacking them, says organization consultant Ginny Scott of California Closets in Portland, Oregon. The best location for spice storage is below a cooktop or to the side of your range. The flavor of spices stored above a cooking surface may be adversely affected by the heat.

To retain flavor, store spices away from a direct heat source.

Make the most of shallow storage space.

7. Claim shallow storage spaces. It's easier to see what's on hand when items aren't hidden behind each other.

8. Divide your drawer space. Adjustable inserts help organize flatware and other items inside your drawers. When designing custom drawer space, specify shallow drawers to store utensils one deep for easy viewing.

9. Choose full-extension pullouts. Drawers and trays that extend fully allow the use of back corners without having to reach deep into cabinets to retrieve a pot or small appliance. You may prefer drawers because they save having to first open a set of doors.

10. Attach racks to the inside of cabinet doors to boost storage options. Be sure to allow enough clearance within your cabinets for racks that tidily stow paper products.

Cleaning and organizing are important aspects of preparing to show your home for sale. Don't overlook one of the most important rooms: the kitchen. It's an area that can easily become overrun with, well, stuff. Stuff to cook with, stuff to help you cook, stuff from the mailbox, stuff from the car. The kitchen is usually a place to drop things off as people move through the house.

Some simple changes will make a big difference in the appearance and organization of your kitchen. It will benefit you and can also impress the potential buyers. Show them how accommodating your kitchen can be. From customized cabinetry to no-install containers, find out what you can do to clear up the clutter fast.

1. Bring the pantry closer to you. A pullout pantry system has wire shelf sides that prevent items from falling out and allow easy viewing of the contents. Pullout pantry systems, especially those that extend into toe-kick space near the floor, must be installed perfectly level and plumb to operate smoothly.

2. Take cabinets to the top. If you're planning for new cabinetry, choose designs that reach the ceiling rather than those topped by a soffit. Although high-rise storage is more difficult to reach, it can conveniently conceal infrequently used items.

3. Specify upper cabinets that rest on the countertop. Shelves positioned between your shoulders and waist require no reaching to store stacks of dinnerware.

4. Shift dry goods into airtight, stackable containers. Often, packaged food products can be stored more compactly when transferred from their packaging into stacking containers.

5. Install a wire wall grid to keep kitchen tools handy. Turn a bare section of wall into a hook-and-hang center. For more storage, add accessories, such as spice racks and cookbook holders.

Remodeling Your Home - Tips for incorporating salvage items into your home redesign.

Vintage Lighting. Great style options that are unique and things that can get rewired for use in your home now.
Bath tubs. Old claw foot tubs are great. You can get them resurfaced inexpensively, treat yourself to some new modern faucets and have a whole fixture with character in your bathroom.
Old doors. Doors are such a great thing to repurpose. They can be stripped of old paint or stain and simply oiled or polyurethane to give a unique look to your room entrances. The character of the old doors comes through. You can even use the old doors as doors for entertainment centers, home office armoires, or even do-it-yourself headboards.
Vintage doorknobs and hardware. Give your doorways, cabinets or furniture pieces new hardware for an instant new look. You will find styles they don't make anymore. You can hang them up on a board in your mud room and give yourself creative coat hooks/pegs.
Old windows or storm windows. These add visual interest to interior walls that divide rooms but still allow light through. You can remove the glass and add peg board or plywood sprayed with chalkboard paint for an instant kitchen message board.
Old sinks. I have seen some amazing soapstone sinks that I wished I could have grabbed up for a kitchen or even stainless steel work sinks that could be perfect for a workshop or garden room.
Cabinetry. You can find cabinetry that can get used in bathrooms, office spaces, kids' playrooms or in that storage room where you want to add some character. Old mantles. Give that fireplace a new look. Strip it down or paint it. There are so many styles to choose from. You can even use old mantles where you don't have a fireplace. They can help you create a focal point in a room.
Unusual Find. My favorite find on my recent visit was an old ice cream shop counter - complete with swivel stools and a solid wood countertop. My mind was racing with creative ideas for that to be repurposed into a new kitchen or family room. The possibilities with architectural salvage are endless. Go be creative.

The $8,000 first-time homebuyer tax credit Update

Our Senators have agreed to extend the $8,000 first-time homebuyer tax credit originally set to expire on November 30. Once the Senate officially votes on the bill it will move to the House of Representatives, which strongly supports the extension. The Obama administration has also signaled its strong support for an extension of the tax credit.

According to the Treasury Department, more than 1.2 million borrowers have claimed $8.5 billion of the $13.6 billion set aside for the first-time homebuyer tax credit. Aside from the first-time homebuyer credit, the new plan would offer a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more.

The tax credits would be available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009 and April 30, 2010. Buyers would have until June 30 to close on their new homes. There is an $800,000 price limit on all homes eligible for the credit. The income limits for all buyers would rise to $125,000 per year for individuals and $225,000 for married couples. Under the current program, the limits are $75,000 and $150,000 respectively.

Rand Realty ‘goes Green’ In Its Offices, Helps Buyers, Homeowners Conserve Energy

Better Homes and Gardens Rand Realty, one of the Hudson Valley's largest real estate brokerages with 22 locations, is "going green" in its offices and has introduced energy-audit discounts and educational programs to help sellers and homeowners reduce their energy consumption and bills.

"It's more important than ever for businesses and homeowners to do everything they can to reduce their energy consumption to reduce costs and benefit our environment," said Matt Rand, managing partner with Better Homes and Gardens Rand Realty. "We want to establish Better Homes and Gardens Rand Realty as a leading resource for information and assistance regarding energy conservation while setting a good example in our own operations."

A key part of Rand Realty's green initiative is a partnership with Green Tree Energy (www.greentreeenergy.com), a company based in Mt. Kisco, N.Y., that specializes in energy conservation and the use of environmentally sensitive products and building materials. The two companies have teamed up to offer a $200 discount on a home-energy audit that normally costs $399, reducing the cost to $199 for Better Homes and Gardens Rand Realty clients.

During the audits inspectors evaluate a home's insulation, windows, weatherstripping, appliances, heating system and air conditioning - among other things - to identify ways the owner can improve the building's energy efficiency. A key part of the audit is a "blower door test," where special equipment is attached to one of the home's doors to see how "tight" the home is - in other words, how drafty it is. Inspectors will also utilize thermal imaging using an infrared camera to take pictures around windows and doorways to spot leaks and other potential problems. The camera will take a regular photo of the area, and then an infrared image which will turn up blue spots on problem areas with leaks. This can help identify the need for new windows and better seals around windows, doors and points in the building where wiring and plumbing enter the house.

"The inspectors are able to identify ways for owners to save in heating, cooling, electricity and water costs, and make the home more comfortable," said Rand. "The audits have helped people reduce their energy bills by up to 40 percent. Some of the improvements are very inexpensive, so even people with a tight budget are able to benefit from the audits. In addition, federal and state rebates are available that help cover the costs of recommended improvements."

Other steps Better Homes and Gardens Rand Realty is taking in its offices as part of its green initiative include:

Holding seminars on energy conservation methods for all of its staff members and sales associates, who can share what they learn through client and friend "Home Efficiency Seminars"
Conducting audits of its offices to identify ways to reduce heating and cooling consumption
Installing energy-efficient compact fluorescent light bulbs in its offices whenever possible
Adopting across-the-board recycling in its offices and using recycled materials when possible
Providing literature and handouts at its offices that the public can use to learn more about energy conservation and "green" household maintenance

Why buy a home now? Right now, you have unprecedented market conditions. Low mortgage interest rates, low home prices, and high inventories have lasted more than three years. Inevitably, one or more of those conditions will change for the better or worse.

What's worse for you as a buyer is that prices can rise, interest rates can rise, and inventories can deplete.

Even the most determined market timer knows the odds of getting all three market conditions at their most optimum are slim, yet you may have those conditions right now in your market. You could also have ideal market conditions a year from now. So what's in your favor today?

Home prices: If you buy today, in many markets, you're buying at prices not seen since before the boom, and in some areas, before that. Meanwhile, your salary has likely risen at least 1% annually for the same period, enabling you to buy more house with less money.

Interest rates: Even though interest rates are higher, they are still far from Freddie Mac's historical annual median - 8.95% on a 30-year fixed rate qualifying loan. By creating a secondary market for housing loans via Fannie Mae and Freddie Mac and federally-insured loans through the FHA and VA, the federal government can support banks to lend out more money at affordable rates to home buyers.

Inventory selection is premium: Housing inventories are being inflated by distressed homes. As job losses increase, we may see further foreclosures, so it's likely that selection will remain attractive for some time. However, inventory is being gobbled up by first-time homebuyers and investors, who are 45% to 50% of the market, and 18% of the market, respectively. That means that while inventory is building on a national level, it could be depleting in your area and price range.

Incentives: If you're a qualifying first-time home buyer, you can take advantage of an $8000 tax credit, either as a deduction off your income tax or as funds to put toward closing, buying down your mortgage interest rate or adding to your down payment. And based on recent legislation effective through December 31, 2009, you don't have to repay it.

Tax benefits: Uncle Sam helps all home buyers with tax incentives. If you factor in the tax deductions you receive for mortgage interest payments, private mortgage insurance, points paid in purchase and equity loans, property taxes, homestead exemption, capital gains exemptions, and more, you can come out way ahead, even if your home loses value.

What's to be gained by waiting?: Wait if you think your job is at risk or if your credit needs improving. Otherwise, there's little else to prevent you from buying. Prices might go down further, but you're risking that interest rates will also go down again, too. If they do, congratulations. If they don't, ....well, who said we could predict the future?

The bottom line?: Just as favorable buying conditions don't last forever, neither do recessions. As the economy improves, many incentives will disappear and your competition for desirable homes will increase.

No two homes are alike, which is why pricing a home for sale can be so challenging.

You may have an idea of what your home is worth on the open market, but in order to sell it, you'll have to support your price to buyers with comparables - other similar nearby homes that have sold recently or are currently for sale.

To help determine the right asking price for your home, your real estate professional will prepare a comparative or comparable market analysis, or CMA.

The CMA is a professional report that real estate agents give to their clients. CMAs are generated by a computer program from your agent's multiple listing service, (MLS). The MLS is available to members only, and they pay a fee to get access to the service's public and proprietary data, including tax information, sold transactions, and listings input by all cooperating MLS members.

Your agent puts search perimeters into the CMA program for homes for sale or those that have recently sold that are most similar to your home. This information is sorted according to fields of information such as neighborhood or zip code, number of bedrooms, number of baths, age of the home, square footage, price range, sold dates within 3-6 months, and other data.

The program then creates a report that tells the agent which homes most similar to yours have sold recently and which homes are for sale.

The CMA is an analysis based on the most current information. It provides unbiased empirical evidence of the latest market conditions as they relate to your home. You can clearly see a snapshot of the market in the CMA - that prices are going up or down, and what buyers are willing to pay right now.

As a pricing tool, the CMA has some limitations. For example, it can't tell you why some homes sell above or below the market average. While one home sold for $130 per square foot, another home on the same block sold for $120 per square foot - the same week!

What made the difference?

There are features about any home that can't be quantified by a CMA, but you can read through each listing in the report for clues for why a home sold for more or less than the market average.

Between identical homes, one property may simply offer better drive-up appeal or is in better condition. Clutter, dirt, overcrowded closets, pet odors or too much furniture can overwhelm buyers and cause them to view a property negatively, which will influence the price they're willing to pay. To avoid this, be sure you are staging your home to sell by simplifying your space. You can sometimes tell from pictures on the CMA if conditions made a difference in a home's selling price.

Also, buyer and seller motivation can't be quantified. You don't know why a seller agreed to take less for their home or why a buyer paid more for another home. Family problems, corporate relocations and other reasons all play a role. What you can learn from the CMA is how long the home took to sell. If it was quick, the seller was highly motivated.

For these reasons, your real estate professional may suggest that you disregard the highest and lowest sales price in a CMA before choosing your listing price.

As you've lived in your home, you've made repairs and improvements that only you know about. Your real estate professional can help you look at these costs realistically.

While a home with a new roof is certainly worth more than a home that needs a new roof, you may not get 100% of your investment back in your sales price. What a new roof can do, however, is make your home more attractive to buyers, and more likely to attract offers.

Your real estate professional will suggest a pricing strategy for you based on the CMA, but the asking price will be up to you. You have to consider your home's condition and your motivation as well as local market trends.

Remember, comparables are your home's competition - the homes you use to compare to yours are the same homes buyers will use for comparison as they shop for a home.
