      <description>&lt;p&gt;LEED, which stands for Leadership in Energy and Environmental Design, is a rating system created by the U.S. Green Building Council (USGBC) in 1998. LEED ratings measure the overall performance of homes in the following eight areas:&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp;Innovation and design process&lt;br /&gt;2.&amp;nbsp;location and linkages&lt;br /&gt;3.&amp;nbsp;Sustainable sites&lt;br /&gt;4.&amp;nbsp;water efficiency&lt;br /&gt;5.&amp;nbsp;Energy and atmosphere&lt;br /&gt;6.&amp;nbsp;Materials and resources&lt;br /&gt;7.&amp;nbsp;Indoor environmental quality&lt;br /&gt;8.&amp;nbsp;Awareness and education.&lt;/p&gt;
&lt;p&gt;There are four levels of LEED ratings - certification, silver, gold, and platinum - awarded according to the&amp;nbsp; number of points a home earns in each of the above eight categories.&lt;/p&gt;
&lt;p&gt;Participation in the LEED for Homes program requires third-party inspection and verification through LEED for Home Providers and Green Raters. LEED for Home Providers are organizations selected by USGBC to provide certification services in local and regional markets, and Green Raters are individuals who work as part of the Home Providers team to perform field inspections and performance testing. &lt;p&gt;Certification through programs such as ENERGY STAR, the National Association of Home Builders (NAHB) Green Building Program, LEED for Homes and others can show potential buyers that a home promises significant utility cost savings over homes without certification - a major selling point in today's economy. Certification also helps ensure that homebuyers and sellers alike are making greener choices that reduce overall environmental impact.&lt;/p&gt;
&lt;p&gt;Read on to learn more about a range of energy-efficiency certification programs and how to participate.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;ENERGY STAR&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;To qualify for certification under the ENERGY STAR program, a home must meet strict guidelines for energy efficiency as set by the U.S. Environmental Protection Agency. Homes must be at least 15 percent more energy efficient than homes built to the 2004 International Residential Code (IRC), and typically include energy-saving features that make them as much as 20 to 30 percent more efficient than standard homes. Some of these features include effective insulation, high-performance windows, tight construction ducts, efficient heating and cooling equipment and energy-efficient appliances.&lt;/p&gt;
&lt;p&gt;According to ENERGY STAR, homes certified through its program use substantially less energy for heating, cooling and water heating, resulting in average savings of $200 to $400 annually. Additional savings on maintenance can also be significant, and ENERGY STAR homes are eligible for financing through energy-efficient mortgages.&lt;/p&gt;
&lt;p&gt;The EPA reported in July 2009 that nearly 17 percent of new homes built in 2008 earned the ENERGY STAR label, up from 12 percent in 2007. According to the EPA, American families living in ENERGY STAR homes slashed more than $250 million in annual utility bills in 2008 alone, saving enough energy to avoid greenhouse gas emissions equivalent to those from 29 million cars&lt;/p&gt;

&lt;p&gt;We cannot sing the praises of shelving and hooks loudly enough when it comes to organizing a mudroom. Especially in smaller entryways, they allow you to take full advantage of the area's only actual real estate - the walls. Inexpensive and easy to install, simple hooks and shelves can become valuable storage devices for everything from snow boots and goulashes to umbrellas and baseball caps.&lt;/p&gt;
&lt;p&gt;If your space is not very wide, install a few shelves up high where they won't impede passage but can still be a great spot to stash items like boots or sporting equipment that can be tall and/or unwieldy. If space is not an issue, shelves lower down the wall can be great, too, lined with baskets or bins.&lt;/p&gt;
&lt;p&gt;Hooks - installed on the underside of shelves, directly into the walls, or into a long painted or stained board that then gets attached to the wall (reducing the overall number of holes you create in the wall itself) - are perfect for baseball caps, backpacks, purses, umbrellas, and shopping totes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Seasonal Swap Out&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If space is an issue, another way to make your mudroom more functional is by swapping out things seasonally so only the items you need right now are at your fingertips. If you have a back closet in addition to a front entryway, perhaps use the back closet as longer-term storage, where ski jackets and boots can live in the summer and flip flops and beach bags can reside during winter months. If just a single space is all you have, again think vertically. High shelves can hold out-of-season items so that lower wall space is freed up for what you need now.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A Place&lt;/strong&gt;&lt;strong&gt; for Everything and Everything in Its Place&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Bins and baskets are a mudroom's best friends. Grouped, organized, and labeled by content (mittens, scarves, hats, etc.) or by family member, they provide a place for everything and make it that much more likely things actually get put where they belong.&lt;/p&gt;
&lt;p&gt;Keys and mail also often play a part in mudroom messiness. Designating a hook or basket for keys - and getting into the habit of dropping them there as soon as you come into the house - can be an easy way to cut down on last-minute frantic searches. A shelf for mail - with a tray divided into slots for each family member - can also keep important missives from getting lost or misplaced.&lt;/p&gt;

      <description>&lt;p&gt;With energy costs climbing annually, keeping your house cool in summer can be a wallet-emptying exercise. Finding natural ways to keep cool can save you hundreds of dollars in a single season.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Plant deciduous trees on the south and west sides of your house where you receive the most sunlight. Their leaves will provide cooling shade in the summer, and, when they shed in the winter, allow the sun to help warm your home. According to the USDA Forest Service, trees properly placed around buildings can reduce air conditioning needs by 30 percent and can save 20 to 50 percent of the energy used for heating.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Use trees or shrubs to shade your air conditioning unit, windows or the sides of the house receiving direct sunlight.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Open your windows at night when it's coolest and shut them during the day to keep the cool air in and the hot air out.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;Place a fan at the open basement door to bring cool basement air onto your main living level. Likewise, ceiling fans set to blow down provide exceptional cooling. Oscillating fans will also mimic tropical breezes, and, combined with some Hawaiian music and a cool fruit drink help remind you of why you waited all winter for summer heat.&lt;br /&gt;&lt;/li&gt;

It's an area that can easily become overrun with, well, stuff. Stuff to cook with, stuff to help you cook, stuff from the mailbox, stuff from the car. The kitchen is usually a place to drop things off as people move through the house.&lt;/p&gt;
&lt;p&gt;Some simple changes will make a big difference in the appearance and organization of your kitchen. It will benefit you and can also impress the potential buyers. Show them how accommodating your kitchen can be. From customized cabinetry to no-install containers, find out what you can do to clear up the clutter fast.&lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;Bring the pantry closer to you.&lt;/strong&gt; A pullout pantry system has wire shelf sides that prevent items from falling out and allow easy viewing of the contents. Pullout pantry systems, especially those that extend into toe-kick space near the floor, must be installed perfectly level and plumb to operate smoothly.&lt;/p&gt;
&lt;p&gt;2. &lt;strong&gt;Take cabinets to the top.&lt;/strong&gt; If you're planning for new cabinetry, choose designs that reach the ceiling rather than those topped by a soffit. Although high-rise storage is more difficult to reach, it can conveniently conceal infrequently used items.&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Specify upper cabinets that rest on the countertop.&lt;/strong&gt; Shelves positioned between your shoulders and waist require no reaching to store stacks of dinnerware.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Shift dry goods into airtight, stackable containers.&lt;/strong&gt; Often, packaged food products can be stored more compactly when transferred from their packaging into stacking containers.&lt;/p&gt;
&lt;p&gt;5. &lt;strong&gt;Install a wire wall grid to keep kitchen tools handy.&lt;/strong&gt; Turn a bare section of wall into a hook-and-hang center. For more storage, add accessories, such as spice racks and cookbook holders.&lt;/p&gt;

&lt;li&gt;&lt;strong&gt;Bath tubs&lt;/strong&gt;. Old claw foot tubs are great. You can get them resurfaced inexpensively, treat yourself to some new modern faucets and have a whole fixture with character in your bathroom. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Old doors&lt;/strong&gt;. Doors are such a great thing to repurpose. They can be stripped of old paint or stain and simply oiled or &amp;nbsp;polyurethane to give a unique look to your room entrances. The character of the old doors comes through. You can even use the old doors as doors for entertainment centers, home office armoires, or even do-it-yourself headboards. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Vintage doorknobs and hardware&lt;/strong&gt;. Give your doorways, cabinets or furniture pieces new hardware for an instant new look. You will find styles they don't make anymore. You can hang them up on a board in your mud room and give yourself creative coat hooks/pegs. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Old windows or storm windows&lt;/strong&gt;. These add visual interest to interior walls that divide rooms but still allow light through. You can remove the glass and add peg board or plywood sprayed with chalkboard paint for an instant kitchen message board. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Old sinks&lt;/strong&gt;. I have seen some amazing soapstone sinks that I wished I could have grabbed up for a kitchen or even stainless steel work sinks that could be perfect for a workshop or garden room. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Cabinetry&lt;/strong&gt;. You can find cabinetry that can get used in bathrooms, office spaces, kids' playrooms or in that storage room where you want to add some character. &lt;strong&gt;Old mantles&lt;/strong&gt;. Give that fireplace a new look. Strip it down or paint it. There are so many styles to choose from. You can even use old mantles where you don't have a fireplace. They can help you create a focal point in a room. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Unusual Find&lt;/strong&gt;. My favorite find on my recent visit was an old ice cream shop counter - complete with swivel stools and a solid wood countertop. My mind was racing with creative ideas for that to be repurposed into a new kitchen or family room. The possibilities with architectural salvage are endless. Go be creative.&lt;/li&gt;

      <title>The $8,000 first-time homebuyer tax credit Update</title>
      <description>&lt;p&gt;Our Senators have agreed to extend the $8,000 first-time homebuyer tax credit originally set to expire on November 30. Once the Senate officially votes on the bill it will move to the House of Representatives, which strongly supports the extension. The Obama administration has also signaled its strong support for an extension of the tax credit.&lt;/p&gt;
&lt;p&gt;According to the Treasury Department, more than 1.2 million borrowers have claimed $8.5 billion of the $13.6 billion set aside for the first-time homebuyer tax credit. Aside from the first-time homebuyer credit, the new plan would offer a $6,500 credit for repeat or move-up homebuyers who have lived in their primary residence for five years or more.&lt;/p&gt;
&lt;p&gt;The tax credits would be available to buyers who sign purchase agreements on a new or existing primary residence between December 1, 2009 and April 30, 2010. Buyers would have until June 30 to close on their new homes. There is an $800,000 price limit on all homes eligible for the credit. The income limits for all buyers would rise to $125,000 per year for individuals and $225,000 for married couples. Under the current program, the limits are $75,000 and $150,000 respectively.&lt;/p&gt;

Kisco, N.Y., that specializes in energy conservation and the use of environmentally sensitive products and building materials. The two companies have teamed up to offer a $200 discount on a home-energy audit that normally costs $399, reducing the cost to $199 for Better Homes and Gardens Rand Realty clients. &lt;br /&gt;&lt;br /&gt;During the audits inspectors evaluate a home's insulation, windows, weatherstripping, appliances, heating system and air conditioning - among other things - to identify ways the owner can improve the building's energy efficiency. A key part of the audit is a &quot;blower door test,&quot; where special equipment is attached to one of the home's doors to see how &quot;tight&quot; the home is - in other words, how drafty it is. Inspectors will also utilize thermal imaging using an infrared camera to take pictures around windows and doorways to spot leaks and other potential problems. The camera will take a regular photo of the area, and then an infrared image which will turn up blue spots on problem areas with leaks. This can help identify the need for new windows and better seals around windows, doors and points in the building where wiring and plumbing enter the house. &lt;br /&gt;&lt;br /&gt;&quot;The inspectors are able to identify ways for owners to save in heating, cooling, electricity and water costs, and make the home more comfortable,&quot; said Rand. &quot;The audits have helped people reduce their energy bills by up to 40 percent. Some of the improvements are very inexpensive, so even people with a tight budget are able to benefit from the audits. In addition, federal and state rebates are available that help cover the costs of recommended improvements.&quot; &lt;br /&gt;&lt;br /&gt;Other steps Better Homes and Gardens Rand Realty is taking in its offices as part of its green initiative include:&lt;/p&gt;
