Statistics may be a dry topic, though they can be enlivened by charts and graphs, which visual people prefer. Nonethtless, statistics are a great tool for showing sellers and buyers the reality of the current market. Nearly every conference I attend these days talks about statistcs. The media talks about averages - national average, even area averages. But we all know that real estate is local. We need to educate them about our local market - time on market, list to sale ratios, competition, short sales. We need to educate them about their neighborhood, or their condo building. There are lots of $1,000,000+ condos in Pinellas County, Florida, and there is a wonderful selection for buyers. We have 424 condo properties available in the MLS that are over $1,000,000 (and more that the developers haven't put in the MLS). 6 sold in the month of September which gives a 5 year supply. In August the Sandpearl opened in Clearwater Beach - the first hotel on the Gulf Beaches to open in Pinellas County in 25 years! It's a wonderful hotel, with about 20% of the hotel as condo-hotel suites, and JMC Communities has build a condominium building adjacent to the (0 comments)

In Pinellas County, Florida, about 2.6% of the current single family home listings in the MLS are over $1,000,000. There are lots for buyers to choose from as we have a 4 year supply of homes. Snell Isle has had the most luxury sales in 2007, with 15% of them. The highest price per sq ft was $1,420 for a home in Belleair Shores. The highest price sale for 2007 in Pinellas County was $5,200,000 for a home in Harbor Bluffs in Belleair. Based on September sales, we currently have a 3.5 year supply of homes over $1,000,000. Many parts of the country have huge inventories. The good part of this is that most sellers recognize the value of an agent with a great marketing plan - and track record, of course. Whether it sells or not, though, is largely determined before the marketing plan begins: it starts with the pricing. It's critical in a buyer's market more than ever to price a home realistically - it's better to lead the market than get lost in the pack, constantly following the market downward. At the end of June, Pinellas County, Florida has 583 homes over $1,000,000 listed in the Multiple Listing System and 422 condos over $1,000,000 according to statistics just released by the Pinellas Realtor Organization. The absorption rate for single family homes is 2.7% and for condos is 0.9%. Sales of single family homes were up from the previous month, condo sales were down. The most expensive home listed is Matt Geiger's home in Oldsmar, with 28,000 sq ft, listed for $19,900,000. He's selling it because it was designed for his bachelor years. At last there's good news for single family homes in Pinellas County, Florida. This area of St. Petersburg, Clearwater and several Gulf of Mexico beach communities, as well as some smaller towns, has seen inventory going up and sales going down for month after month. The Pinellas Realtor Organization released its latest statistics for Pinellas County, which represents the six months ending June 30, 20-07. Although single family homes on the market inched up from 9,102 listings in May 2007 to 9,111 listings in June, sales went up to 682 compared to the prior month of 602. According to the Pinellas Realtor Organization, there are currently 1,038 properties in Pinellas County that are listed in the Multiple Listing Service at over $1,000,000. These are fairly equally divided between single family homes (55%)and condominiums (45%). Single family homes are fairly equally divided - the beach communities have 37%, south Pinellas County (including St Petersburg) 33% and northern Pinellas County 30% with the highest number in Tarpon Springs, followed by Palm Harbor and Belleair. Condominiums are heavily concentrated on the Gulf of Mexico beaches with 78%, and twice as many in south Pinellas County (15%) as north Pinellas County (7%). Sharon Simms, Real (1 comments)

Pinellas County Florida, encompassing Clearwater, Saint Petersburg and 22 other municipalities, including many beach communities, is located in west central Florida, between Tampa Bay and the Gulf of Mexico, and has just over 1,000,000 residents, 87% of them full time.January 2007 statistics have been released by the Pinellas Realtor Organization. Although the Simms Team saw an upturn in showing activity, offers and contracts this month, overall statistics show an opposite trend. January absorption rates have dropped below 2006 levels, with a 4.2% absorption rate for single family homes and a 2.8% absorption rate for condos and townhomes. Pinellas County, Florida is on the central west coast of Florida, bordering the Gulf of Mexico - separated from Tampa by Tampa Bay, with three connecting bridges and various land connections in the north. It's main cities are St. Petersburg and Clearwater. There are currently 1,089 properties over $1,000,000 listed in the MLS, nearly equally divided between single family homes (565)and condos-townhouses-villas (526). 101 properties, approximately 10% are under contract - 22 single family and 79 condos. It has a population just over 1,000,000 people with 87% of them full time residents. November 2006 statistics have been released by the Pinellas Realtor Organization and looking at them can be depressing. Absorption rates are at al all time low, 5.7% for single family homes and 4% for condominiums. Comparing YTD 2006 to the prior year, listings are up 1186.5%%, sales are down 32.6%. No condos have sold in the last three months on St Pete Beach between $600,000 and $700,000. That statement is what made the difference with the sellers. This weekend we were negotiating an offer on a condo I have listed on St Pete Beach, Florida in the upper 600s. It's a new condo and was already listed below the appraisal done less than two months ago. The offer came in $75,000 less than list price. The first response is emotional. No way! No, but they can be sliced and diced in so many ways. There was a headline in the business section of this morning's St. Petersburg Times "Home sales drop, prices climb" and one of the graphs showed a 10% increase in median sale price in the Tampa Bay Florida area to $237,800 (August 2005 to August 2006). Now this will no doubt encourage local sellers to expect higher prices and this may be the headline they remember - but the statistics were for a three county area, Hillsborough, Pinellas and Pasco. There are two good reasons to know the statistics of your own business: 1) so you'll know when asked by a prospective client; and 2) so you can analyze and improve your business. How many days on the market for your average listing this year...last year...the year before. What's your sale to listing ratio? Sale to original listing price ratio? What's your % of listings sold? What trend are you seeing as you look at the last five years? When you're representing buyers, what % of listing price are the sales? what your % of buyer sales to buyers shown property? June 2006 statistics for Pinellas County, Florida, have been released by the Pinellas Realtor Organization. The absorption rate for single family homes has dropped from 12.5% to 10.5% in a month - a year ago it was 59.2%. -The absorption rate for condos has continued down, from 8.3% to 6.2%, compared to 53.6% last year. Properties on the market, combining single family and condos, is nearly 4 times the inventory as June 2005 (398.8%) and number of buyers is down 39%.
