In the last six months there have been 27 houses sold also between the price ranges of $150k to $360k. That is a lot of houses being sold for that area. The houses that have sold were listed on the market for an average of only 62 days and sold for approximately 94% of their original listed price. Northbrook in Thornton CO Active vs Sold houses In the Northbrook neighborhood in Thornton Colorado, located just east of Holly and right behind Horizon High School there are currently 5 houses for sale priced between $200k and $285k. During the last six months there have been six sales, all priced between $185k and $272k. The houses that have sold were listed on the market for an average of 129 days and sold for approximately 90% of their original listed price. Leave my business alone I have a client who bought a business last year. Inherent to the business was significant real estate. The business was struggling when they purchased and they have put significant capital into improvements (over $300k worth). Part of what they want to do is to put up new, modern signs and paint the building. Since there are similar signs and paint colors on existing buildings on the same street, and since one of my client buyers is a developer who works with the cities frequently, they did not think this would be too big of an issue. The insanity and hypocrisy of local government school spending in Thornton, CO Composting lunch scraps As local government officials pontificate about their reduced spending and cost cutting measures, anyone who runs a business or household must bite their tongue to keep from screaming. What brings up this mini rant? An article in the local YourHub paper about how a local elementary school, Silver Creek Elementary has embarked on a program to cut costs and go 'green' by composting lunchtime scraps from the cafeteria. Mercedes traded for a HondaThe real estate office where we work is shared by other real estate companies and brokers and their agents. It struck me this morning as I pulled into the office that most of the high end cars (Mercedes, BMW's, Lexus, etc.) that were so prevalent a couple years ago have largely been replaced with Hondas, Kia, Hyundai, and Toyotas.So in addition to the empirical evidence that many brokers and their agents are hurting for money in these times we have a little visual anecdotal evidence as well.

8-10% cap rate deals on investor rental properties in Denver metro area With 2010 Colorado housing foreclosure numbers running ahead of 2009 and likely to increase (RealtyTrac foreclosure forecast). Many current homeowners will be forced into rental housing for quite a few years to come. The Denver metro area market still has positive net in migration and household growth (Population growth forecast). Although this means that single family residential housing is unlikely to appreciate significantly any time soon, these same statistics and trends bode very well for the rental property market.
