&lt;li&gt;Clean, clean, clean! Your bathroom should be spotless clean, therefore make sure there is no rust on your faucets; scour the glass door of your shower, so the glass actually becomes invisible; and polish your tile so it looks like it's been just installed.&lt;/li&gt;

      <title>Home staging heat: how long will it take you to stage a home?</title>
      <description>&lt;p&gt;Have you ever had a &lt;a href="http://stagingstudio74.com/" title="Home Staging" target="_blank"&gt;home staging&lt;/a&gt; short distance heat? Well I think I had one recently. One real estate agent called me at 8PM on Sunday, left a message full of despair and hope saying that he needs a property staged ASAP. As I tend to help people under all circumstances, I called him back immediately and next morning I was viewing the property. We've agreed to stage the entire main floor and the master bedroom. Luckily for us the moving company managed to squeeze our delivery in for the next day. Although it was quite challenging to stage almost the entire house within 3.5 hours before going to my next client, I managed to do it. So check out the results:&amp;nbsp;&lt;/p&gt;

While the number of those who strongly believe in this powerful tool for a successful sale of their home is stringently growing, I still meet a lot of people who truly think that they can do their own home staging or their real estate agent can provide them with all the necessary information on how to do it. My professional duty doesn&amp;rsquo;t let me calmly pass by those delusions and I inevitably find myself in the middle of an hour-long conversation on the benefits of a professional home staging. Let me summarize my points here and tell you exactly why home owners shouldn&amp;rsquo;t do their own home staging.&lt;/p&gt;

They know exactly what buyers are looking for in home, what kind of decor sells homes better, what architectural features to accentuate and what needs to be distracted from. Oddly or inconveniently shaped spaces is one of them. Sometimes it is quite heard to figure out the initial builders layout of the space, as for example in this 2 bedroom + den vacant condo. It would be all clear for us... only if we could find this den. Our guess was that the prolonged living area considered to be that lost den. Plus, on top of that, the TV output was in the dining area. &amp;nbsp;&lt;/p&gt;

&lt;p&gt;Smaller spaces don't provide you with a lot of layout options. In order to show home's potential, every zone has to be clearly determined, organized and functional (in case with condo even multi-functional). Knowing that potential buyers are always looking for a space to put their entertainment center into, we had to come up with a solution for them. In our case we could not put the TV center in the space where the dining room is. It would look just too odd. So we've came up to a more practical solution for them: get an extension cord and transfer the TV output to an actual living area. Where exactly they want to put it - that would be up to them. Here is our version of the space:&lt;/p&gt;

      <title>A makeover for a family room. </title>
      <description>&lt;p&gt;During one of the recent projects our &lt;a href="http://stagingstudio74.com/" title="Toronto Home Staging Company" target="_blank"&gt;Toronto home staging company&lt;/a&gt; has been asked to do a makeover for a family room. Seller's concern was the dark-yellow wall color that was blending in with a hardwood floor. Dated and tired looking couch didn't add any vividness to the picture neither. When we arrived on site we've discovered that on top of that the room was quite dark and needed some additional local lighting.&lt;/p&gt;

&lt;p&gt;As the homeseller was on a budget and didn't want to do any paining job, we had to work with what we had. This is the list of things that we did in the priority sequence:&lt;/p&gt;
&lt;p&gt;1. Brighten up the room.&amp;nbsp; 2 additional lamps were brought in order to add a much needed light. We have placed them in different corners of the room, which gave us a smooth soft illumination.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2. Distract from the wall color. With the help of 2 pictures of similar color palette but much brighter in color we've created a focal point in a room and a contrast to dull walls.&lt;/p&gt;
&lt;p&gt;3. Tired couch got a makeover with the help of light-yellow decorative pillows. A patterned pillow on an armchair added some visual interest.&lt;/p&gt;
&lt;p&gt;4. Dark wood console with artwork and accessories helped to fill in the empty space and again helped to liven up walls.&lt;/p&gt;

A home should speak to you the very second you step into the property. Furnishings, accessories, art - it all should tell you a story of a home. With vacant houses and condos its extremely important to get away from that feeling of empty abandoned place. Visitors need to be under impression that home is loved and cared about. Then you'll get higher offers faster.&lt;/p&gt;
&lt;p&gt;A layout, size of rooms, color scheme - all that is taken into consideration when planning furnishings for a certain &lt;a href="http://stagingstudio74.com/HomeStagingServices.php" title="Vacant Home Staging Toronto" target="_blank"&gt;vacant home staging&lt;/a&gt; project. For the living room in this almost empty house in Toronto area we've chosen a rather romantic but still very neutral look, so the whole room appears calm, soft and inviting but still well-planned and put together. Romantic and even feminine look, created by white furnishings, flower themes and candles, is neutralized by contemporary artwork and clear vivid lines, so the room appeals to most people.&amp;nbsp;&lt;/p&gt;

      <title>Home staging solution for a crowded living room. </title>
      <description>&lt;p&gt;Recently we were asked for our&lt;a href="http://stagingstudio74.com/AboutHomeStaging.php" title="Home Staging Reccomendations" target="_blank"&gt; home staging recommendations&lt;/a&gt; for this overly crowded living room. As you see that&lt;img title="Living Room" src="http://activerain.com/image_store/uploads/3/1/8/4/9/ar130513867394813.JPG" height="223" alt="Living Room" width="335" style="margin: 10px; border: 1px solid black; float: right;"&gt; room lacked style and ambiance, and an eye was distracted by too many small objects scattered all over the place. Here's what we suggested:&lt;/p&gt;
&lt;p&gt;1. Color change. The current wall color looks too boring and sterile, especially when combined with beige area rug and sofa. As we all know paining is the cheapest way to redecorate the room. To add some drama to a room we'd recommend Benjamin Moor's Providence Olive or Richmond Gray colors.&lt;/p&gt;
&lt;p&gt;2. Rearrange the furniture. A TV centre with lots of CDs and small objects was the first thing you see when entering the room. Obviously not a very flattering view. We suggested rearranging the furniture putting the sofa that's currently on the left against the wall where the TV set is now. Throw some colorful decorative pillows on each end of the sofa and you'll get a nice focal point for the room.&lt;/p&gt;
&lt;p&gt;3. Remove all extra side tables. Beside the coffee table there were 5 extra side tables. Of course they were all covered with personal items, books, magazines, etc. We recommended to leave just two and place them on each side of the sofa with lamps on them. That would provide an additional source of light into the room and make the place look much more cozy and welcoming.&lt;/p&gt;
&lt;p&gt;4. Remove smaller artwork. There was an artwork hangign on each wall. Most of it was out of scale with room's size floating lonely on a blank wall, so we've recommended to leave just a big piece above the sofa. In our &lt;a href="http://stagingstudio74.com/HomeStagingServices.php" title="Home Staging Services" target="_blank"&gt;home staging consultations&lt;/a&gt; we see this pretty often: people are putting art on every single wall. That's decorating. What we are doing is directing the buyer's eye where we need it to go. That is home staging. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are tons of suggestions for living rooms, bedrooms, kitchens and other rooms of the house. Knowing the basic home staging rules you can change the look of your space as many times as you want and still get the most money from your home.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Easy fix for a grandma's room. </title>
      <description>&lt;p&gt;Lets face it: buyers don't respond to old and dated, they respond to updated and stylish. That is why you shouldn't leave much up to their imagination while preparing your home for sale.&lt;/p&gt;
&lt;p&gt;Our &lt;a href="http://stagingstudio74.com/" title="Toronto Home Staging" target="_blank"&gt;Toronto home staging&lt;/a&gt; company recently staged a home where one of the room was a typical grandma's room: pink wall paint, pink floral window treatments, floral bed cover.&lt;/p&gt;
&lt;p&gt;Just changing a few things in a room we managed to create a look that could appeal to anyone. By simply changing the bed cover to a more neutral one, removing the drapes, adding new nightstands with updated lamps and hanging some artwork we created a space that anyone can envision themselves lining in.&amp;nbsp;&lt;/p&gt;

Studio 74 spends a whole day making dramatic changes to the home. We try to work with the sellers furniture and accessories as much as possible but sometimes additional items are needed to complete the look.&lt;/p&gt;
&lt;p&gt;During this recent project at this Toronto house we needed to bring a lot of rental furniture in as some of the rooms didn't reflect their purpose and were lacking style. Here's what we did:&lt;/p&gt;

&lt;p&gt;Living room got major transformation. The focal point of the living room was a bulky piano covered with a red throw. The space lacked sitting area so we brought sofa, 2 chairs and a coffee table. As we couldn't completely remove the piano out of the room (sellers children need to practice every day) we just put it against the other wall and it became less obvious.&lt;/p&gt;

&lt;p&gt;We rearranged the furniture in the familly room putting the sofa against the opposite wall. That vacanted a lot of space and visually made the room look much bigger. We removed the TV set accentuating the gorgeous fireplace.&lt;/p&gt;

      <description>&lt;p&gt;Recently we did a &lt;a href="http://stagingstudio74.com/HomeStagingServices.php" title="Home Staging Toronto" target="_blank"&gt;home staging consultation&lt;/a&gt; for a million dollar home in Toronto. The sellers has a good taste and decorated it very nicely. But for selling purposes home decor was too personal. This is what we managed to do during an almost 3-hour staging consultation.&lt;/p&gt;
&lt;p&gt;In foyer we advised to remove the area rug and an unhealthy plant that were cluttering the look.&lt;/p&gt;

&lt;p&gt;A living room got a major transformation: from a dark cluttered space it became a light and more welcoming. Window coverings that blocked the light were removed, the bench residing just in the middle of the room and blocking the flow was placed on the opposite side of the couch, extra chairs with buffet completely removed.&lt;/p&gt;

&lt;p&gt;A beautiful fireplace was an obvious focal point in the family room. Borrowing a less personal picture from the opposite wall and changing the mantel arrangements we've created a more neutral look.&lt;/p&gt;

While you live in home some it may be ok, you do whatever you like and whatever makes you comfortable. But if you decide to put your home on the market you want to be extra careful with your decor. Here are several things to consider if you are planning to sell your home:&lt;/p&gt;

&lt;p&gt;If privacy is an issue, remove window coverings at least for the time of photo taking and open house. And remember - bare windows are better than dated window coverings.&lt;/p&gt;
