What are You Waiting for…Buy that Home and SOON - 03/31/10 10:20 AM
What are You Waiting for…Buy that Home and SOON

I am trying to understand the mindset of those that are seriously thinking about purchasing that first home who are still sitting on the fence. The market at this point is making a nice recovery in most areas of the country, the inventory is high and interest rates are at historic lows, not to mention the Home Buyer Tax Credit that also encompasses second time home buyers as well.

Most banks are again lending, however the requirements have been tightened to avoid a repeat of what happened in the … (4 comments)

ActiveRain History part deux or Ahhh this isn’t Helping my Addiction

Let’s move our story to early 2006; Matt and Jonathan are faced with a system that is having trouble getting traction out of the transaction management piece of ActiveRain. That was a big problem in that without that portion of the system running well, ActiveRain would not be able to grow. Matt and Jonathon had a meeting of the minds and made the decision that would be the turning point for ActiveRain, turning it into the ActiveRain social network that all know and love, and are hopelessly addicted to … (30 comments)

ActiveRain-The Early Years or Who can I Blame for this Addiction

I recently was engaged in a conversation with someone who is not a Realtor or an ActiveRain member, but who knows the power of the Rain all too well. As you might have guessed, my wife and I were discussing ActiveRain and she got me thinking with one little question. “ I wonder how many members there were when ActiveRain started?”

That one question had my mind going, wondering who started ActiveRain, when did ActiveRain become a concept, why did it even become a concept, and finally where … (53 comments)

Spring is here and in the Central Pa area that usually means the home buying season is kicking it up a notch. True to form this warm weather has sparked an increase in showings, and open houses and activity in general in the local real estate market.

Mondays with Jim Rohn

Today we are going to get two for the price of one. Both of these quotes are very timely considering the passing of the Health Care bill yesterday."Beware of those who seek to take care of you lest your caretakers become your jailers"How did Mr. Rohn peg this so acurately, with the employment of 1600 new IRS agents to monitor monthly that we are all adhereing to the new bills rules and buying what we are told to buy, it amazes me how acurate he is here."It can be dangerous to weaken the strong in our … (0 comments)

Adams county Pennsylvania has a lot to offer visitors, be a tour through apple country, or a walk through many of the historic little towns that dot the countryside, but the king to the heap has got to be the Gettysburg National Military Park. The battlefield and buildings are a wonderful step back to a pivotal moment in our counties formation.

Current economic conditions have caused home values to recede in the vast majority of the United States.  The little to no money down loans that were originated in the early to mid 2000's have created a scenario that is far from ideal for most Sellers in today's real estate market.  With values plummeting up … (2 comments)

so You Wanna Be a Realtor - 03/05/10 02:00 PM
so You Wanna Be a Realtor  Recently I posted about the number of agents that have been leaving the real estate industry. Personally I believe that in a real estate market such as we are currently experiencing, now would be a good time to get into the real estate industry. At some point the real estate market will make a robust return and with so many Realtors leaving the real estate industry, that leaves more of the market share for those that have stuck it out and hung on. So at that point there should be less Realtors to manage a … (3 comments)

First Time Home Buyers-Not Newlyweds Anymore

Not too long ago a decent share of my real estate industry marketing was focused on first time home buyers that were newlyweds. Anything that had to do with newlyweds was worth the time and real estate industry marketing dollar. That market niche has unfortunately fallen by the wayside due to our current economic challenges. There was a time when bridal fare season was a time that I looked forward to, and not because I was getting married. Bridal fare season used to be  a time when a creative realtor could hook up with … (3 comments)

What is a Short Sale?
Sometimes a short sale can be a good solution for homeowners who owe more on their homes than they are worth and who need to sell. In the past, it was rare for a bank or lender to accept a short sale. Today, however, due to overwhelming market changes, banks and lenders have become much more negotiable when it comes to these transactions. It typically cost lenders $40K to foreclose on a home so approving a short sale … (1 comments)
