There has been a lot of buzz lately about just how many short sales are on the market in Sacramento. I can tell you that I have a growing number of short sale listings myself. For me, there is not too much difference in negotiating 5 short sales or 25...I am dealing with the same lenders repetitively, and I have developed a great system to negotiate them. The number of short sales vs. bank owned properties vs. traditional sellers on the market right now is pretty interesting. Last week I had an experience with an appraisal gone awry. The appraisal value was deemed substantially lower than the contract price for my listing, which obviously threw a wrench into an otherwise smooth transaction. Luckily, I was able to obtain a copy of the appraisal. I found a few errors in the appraisal, made my case, and thankfully it was revised. Phew! Problem solved...for now...Starting in May, real estate agents and lenders will not be allowed to have any contact with appraisers. I wrote a post about the City of Sacramento's Rental Housing Inspection Ordinance back in February of this year.  Since then, I had only heard a few random comments about these inspections from some other agents who own rental property within the city limits.     
Well...last week, my husband (an electrical contractor in Sacramento), got a very panicked telephone call from a woman who owns a rental duplex in Land Park.  She explained that a city inspector had visited her property, and had determined that the main electrical panel was not up to par, there were no GFCI receptacles, there were not enough smoke detectors, there were not enough circuits to accommodate everything, and there were ungrounded 3-pronged receptacles throughout...there were … (1 comments)

After my long-winded post the other day about Buyer Investigation, Inspections, and Request for Repairs, I received a call and an email from two separate folks asking about sewer lines...coincidentally enough, these people were neither current buyers nor sellers...For anyone wondering, for sewer camera scoping, I recommend Express Plumbing at 916-488-1215. They are great, really knowledgable, and will show you and explain what the camera sees during the process. I have been showing bank-owned REO properties in the central city areas a lot lately...mainly to investors, but also to buyers looking to owner-occupy. I am often asked what it takes to be able to purchase one of these listings.
Let me start by saying that of Sacramento Core neighborhoods - 95811, 95814, 95816, 95817, 95818, 95819, 95820 - there are two zips that have been adversly affected by a glut of REO properties.
