Forget the toasters and champagne flutes: More engaged couples are doing a different type of wedding registry that allows them to collect cash for a down payment on a home.
About 15 percent of their registries are to raise down-payment funds for a home and another 15 percent are for home-improvement funds to pay for upgrades like a new roof or furniture.
Given that 75 percent of today's engaged couples already live together and are older, very often they are already established with the household basics that you find on a traditional registry. What they want is the gift of big-ticket items and longer term goals, like the gift of home ownership.
The FHA permits gifts from a wedding to be used as a down payment, but lenders are required to document that the funds are gifts. About 27 percent of first-time home buyers use gift money from relatives and friends for a down payment, according to a 2010 National Association of REALTORS® Profile of Home Buyers and Sellers survey.

1) Are you working with an experienced team? If you are buying, has your real estate agent worked on an FHA 203K before? Do you have connections to contractors that are familiar with the process? Does your lender actively work on 203K loans? These are critical aspects to the success of your 203K when buying a home. After all, the beginning will set the stage for the process and end results.
2) Do you know exactly what you want to do? Many people ask me how quick can we close? This is an open-ended question because mainly it depends on how fast you can get your bids in order. So knowing exactly what you want to do inside that house (or outside) is critical to the efficiency of your 203K loan.
3) Will you be able to finance more money if your bid comes back high? If you are committed to working with the wrong lender and they are only able to offer you a streamlined 203K and your bid comes in higher than $35K or you need structural repairs, you could be in trouble if paired with the wrong lender who can't offer both types of 203K loans.Make sure you ask the question; Can you offer both the full and streamline 203K loan?
4) What is your exit strategy for the house? Meaning are you going to stay there for a year, 3 years, or longer. The reason this is important is your lender should be able to talk to you about structuring your loan so the cost analysis meets your exit strategy for the house. If you plan on staying for not too long it should be structured differently then if you plan on living there for the long haul.
5) Are you better off with a general contractor or piecing together your contractors? Many people are looking to save money on such a large investment. When working with a general contractor you will effectively pay for their time and expertise to make the deal flow smoothly. If you piece together your contractors you may save some money on the total bid, but there are many variables that could then effect how quickly your rehab work is done. Also, the contractors may not have the pockets to absorb the disbursement method of a 203K loan like a general contractor might.

One the fence about purchasing a home? There are some things you should consider and why now could be the perfect opportunity for you to buy a home or condo.
1. Rates are truly at a record low. It is very rare that rates dip below 4% but they have in this last week. That is almost free money if you consider inflation. Why wouldn't you borrow money at that rate and then you get to write of the interest too.....even if laws change and you are no longer able to write off the interest, who cares at 4%!
2. Prices are down in most of the Denver Metro area. As a whole Denver metro areas property values are down 1.5% from last year. But Denver as a city property values are up 2%.
3. If you are renting you probably have noticed rental rates increasing. In Denver the rental rates have increased over 5% from last year. And with vacancies being at all time low since 2000, you can expect rents to increase over the next year. It quite possibly could be cheaper to buy then rent.
4. Considering a bank owned home? With the end of the year approaching there are super deals to be had with foreclosures since the banks will be wanting to close out their books and get rid of as much inventory as possible by the end of the year.
5. There are over 50 down payment assistance programs in the Denver metro area. So of these programs will lend up to 10% of the down payment with options of not having to pay the money back if you stay in the home for a certain period of time.
Now is a great time to buy a home. Of course there other things to consider as well.
