So much for just one inch! - 01/30/10 05:08 PM
Another day of snow in Marylandput the brakes on a planned busy day of Real Estate. GGGrrrrrrrrrr.

The day started off fine. No snow to wake up to, so I was optimistic that we were going to be spared the predicted one inch of snow..
I left home at 8:15am and headed to my first appointment of the three scheduled for the day.
8 homes to show in Prince Georges County, which is three Counties over from home.
As my clients pulled up at the first house the snow started to fall.
We previewed the house and by the time we … (16 comments)

Friday Foto-If I have to have snow, I would rather be here. - 01/29/10 04:49 PM
Snow is in the forecast again for Maryland this evening. Currently it is a very chilly 20 degrees. Potentially another day of showing homes will be ruined tomorrow.
If I have to endure snow I wish I could be back in Beaver Creek, CO and enjoy a good day of skiing.

Columbia, Maryland- Active Homes Status for January 2010 - 01/29/10 11:37 AM
Columbia, Maryland is a great place to call home.
Columbia, Maryland is a planned community in the heart of Howard County that consists of ten self contained villages. It is considered a suburb of Baltimore and somewhat close enough to Washington DC to call Columbia home and commute on a daily basis. Located close to Interstate 95 and serviced by The MARC train these Metro areas are easily accessed.
Opened in 1967, Columbia was designed to not only eliminate the inconveniences of then-current subdivision design, but also eliminate racial, religious, and income segregation.  Columbia offers great schools, community activities, parks, rec centers … (0 comments)

Your house FORECLOSED and now you still owe money! - 01/28/10 12:45 PM
Bloomberg Business Week has an interesting article today about what some banks have started doing after a short sale or foreclosure - The assumption is that a short sale or foreclosure releases the borrower from fiscal responsibility, but the banks can continue to go after the seller for the money the bank lost on the deal.
Good knowledge to have in case you want to consider the possibly of selling a house as a short sale or getting foreclosed on.

Update on Kristin in Haiti - 01/26/10 09:42 AM
The citizens of Haiti continue to suffer since the devestating earthquake that occured on January 12th
Last week I wrote a post about my niece Kristin in Haiti-Here she comes
Kristin had posted on Facebook as she sat in Miami airport with other nurses and Doctors waiting to head to Haiti to help the disaster areas.
Many Active Rainers e-mailed me with their prayers and best wishes.
Here is Kristins update today.

Have you hugged an Australian today? - 01/26/10 09:00 AM
Happy Australia Day- January 26th 2010
Australia Dayhas become the country's biggest annual day of celebrations. Similar in importance as Independence Day in the USA.
Australians as a nation are fun loving people.
They never need an excuse to take a day off of work during the summer, gather together with their mates or go to the beach, "throw some shrimp on the barbie and neck a few tinnies" but today is an official State Holiday, so no need to throw a sickie!

PUT YOUR HOUSE ON THE MARKET IN MARYLAND NOW! - 01/26/10 08:13 AM
Why is NOW the perfect time to buy and sell a house in all Counties in Maryland?
Traditionally most sellers wait until the Spring to put their house on the market- in 2010 that may NOT be the best strategy. INVENTORY IS VERY LOW IN CENTRAL MARYLAND!
Currently in affect are government Tax credits that will affect you even though you may not qualify if you are planning on selling your home.

What Active Rain has done for me: 250,000 points later. - 01/22/10 06:07 PM

It really does not seem like that long ago that I discovered Active Rain and began posting and commenting. But how FREAKY is it that my first post was on January 21st 2007
3 years and 1 day.
My first post was How will BRAC impact us? Very short and without much content, but it took a while to get my feet wet. To date the BRAC project is still under way and is scheduled to be complete by 2011. Since that first post I have periodically written other posts with progress updates on the military changes in our … (12 comments)

Approved Short Sales- Has the tide turned? - 01/21/10 10:09 AM
Is this a sign of things to come?
I am pleasantly surprised today as I am collecting listings to venture out with a first time homebuyer client. Of the 9 homes that she wants to see, 5 are short sales.
Now usually this would fill me with dread. We have talked at length about the LONG process that usually comes with a short sales and the unpredictability of what may happen once the bank responds. Add that to not knowing when it will settle, makes it even more difficult for some buyers. Not everyone can wait for a short sale.

"Craigslist" is tightening security and it's long overdue. - 01/20/10 05:14 PM
Have any of your listings of properties for sale become victims of scam artists on Craiglist?
I am constantly having to scan the rentals on Craigslist to seek out MY LISTINGS that are fraudulently being offered for rent. I have seen other posts on Active Rain about  similar incidents. Lori Mode wrote Beware - Craigslist Scam recently
The house that I have listed on the MLS for sale is listed on Craigslist for a ridiculously low monthly rent. In an area where a one bedroom apartment rents for $1000 one would think a four bedroom single family colonial listed for $1200 would raise some red … (9 comments)

It's PURPLE FRIDAY in Maryland. - 01/15/10 11:26 AM
Some people have CASUAL FRIDAY, here in Baltimore we have PURPLE FRIDAY.
During the regular NFL season Baltimore Ravensfans are encouraged to wear purple on Fridays. This week it's a special occasion as Festivus Maximus continues after a victory last week in the Wild Card game against New England Patriots.  As I dropped my son off today at pre-school the class was a sea of purple Ravens shirts.

Funny Friday's- Yes it's a blond joke! - 01/15/10 06:02 AM
The other day my neighbor, who is blonde, came running up to me in the driveway jumping for joy! I didn't know why she was jumping so excitedly but I thought, 'what the heck', and I starting jumping up and down along with her. She said, 'I have some really great news!'
I said, 'Great. Tell me why you're so happy.'
She stopped jumping and breathing heavily from all the jumping up and down, told me that she was pregnant.
I knew she'd been trying for a while so I told her, 'That's great I couldn't be happier for you!'

I need a new DSLR camera- Any suggestions and recommendations? - 01/13/10 11:39 AM
I seem to have misplaced or lost our trusty five year old Fujifilm FinePix S9000 DSLR camera and now I need to seek out a replacement.
Should I buy the same camera, or is there something better I should take a look at?
The FinePix also had video abilities and I want to buy another camera that will also do the same. I would prefer a wide angled lens, but I do not have the knowledge to really know what would be the best option.
I am leaning towards the Nikon D5000.
Any suggestions?

How will the current Tax Credits apply?
There are special Rules for Members of the Military, the Foreign Service and the Intelligence Community
Congress has acknowledged the unique circumstances affecting members of the military, the foreign service and the intelligence community by making the following exceptions that apply to both the $8,000 tax credit for first-time home buyers and the $6,500 tax credit for repeat home buyers.

It's "Festivus Maximus" in Baltimore. - 01/09/10 08:44 PM

It is the playoff season and tomorrow the Baltimore Ravens head to Foxborough, Mass to play against the New England Patriots in the AFC Wild card Game.
Like many other US cities that have pro Football Teams, going to the play-offs is what it is all about. Baltimore is no exception and we bleed purple here in Maryland. (Unless you are a Redskin fan, but they really don't count!) Fridays are known as "Purple Fridays". Everyone wears their Ravens shirts with pride.
Tomorrow will be electric and every bar stool in the Baltimore Metro area will be filled. Fans … (6 comments)

So much for global warming! - 01/07/10 06:33 PM
We are expecting snow AGAIN in Maryland.
I know it's winter, but a usual Maryland winter consists of MAYBE 4 snowfalls for the entire season. It seems that we are expecting our forth snow storm late tonight and into the morning and it's only January!
The first snow of winter is always wonderfull. We dig into storage and find all of our snow weather clothing. Pull out gloves and hats and dust off the sled. This year it was the perfect wet snow that made amazing snowballs and huge snowmen. Perfect. We played for hours.
The second snow storm was a biggie- The most snow … (17 comments)

Can you help an agent who has cancer? - 01/07/10 10:39 AM
I just received a disturbing and very sad e-mail that I wanted to share with Active Rain.
Friends of Allen Codd Fund
Allen Codd, previous sales manager with Grempler and current agent at the L&F Eldersburg Office, has been recently diagnosed with an inoperable brain tumor. He is currently undergoing radiation and chemotherapy. The sad part of the story is that he has no health insurance. To help compensate his expenses, we are holding a raffle as described below:

The mistake that gave me my latest listing. - 01/06/10 05:34 PM
I have a listing agreement in hand and I wanted to share with AR how that came about.
Back on December 21st I wrote a post called This Real Estate Santa has been stopped in her tracks! lamenting the snow and my inability to deliver all of my holiday gifts to my clients.
Because of lack of time before the holidays due to the snow, my partner John volunteered was delegated to deliver the gifts in Baltimore City. He lives in the City, so it was not that inconvenient for him.
John is very directionally challenged so a year ago I purchased a … (8 comments)

Purging membership- My FEATURED POST- Good Grief- Now what do I do? - 01/04/10 10:38 PM
What a shocker. I get a major dose of insomnia and make some rambling observations at 3am in the morning and then go about my day.
A busy Monday morning ensues with an over tired & grumpy three year old that does not want to wear a hat in 20 degree weather. My phone starts buzzing in my pocket as an e-mail arrives.
Off to pre-school and paranoia sets in when I see every parent scowl disapprovingly at my parenting as my three year old skips along with an uncovered head and bright pink ears. My phone keeps buzzing in my pocket as another e-mail … (14 comments)

When will Active Rain Purge its member list? - 01/04/10 03:53 AM
This weekend has been rather painful for me. TNT presented 3 days of the "Lord of the Rings" Trilogy. Personally I would rather have my fingernails pulled out one by one than sit through 10 minutes of either one of these three movies, but my dear husband was in seventh heaven. I played "good wifey" for a VERY short time, but too many trolls and goblins is not my cup of tea. It makes my head spin that some folk can sit through this in a movie theatre, but apparently I am a philistine!!!
Consequently I got a lot of sleep … (104 comments)

Recycle you Christmas Tree in Baltimore County. - 01/03/10 08:43 AM

'Tis the season to be celebrating, giving...and recycling!
Baltimore County will engage in a Christmas tree recycling program again this holiday season. Pass the following information on to other members of your Baltimore County community.
To conserve fuel this winter, curbside collection of Christmas trees will involve two collections over a two-week period. Christmas tree recycling collection from Baltimore County single-family homes and town homes will begin Monday, January 11, 2010.  To ensure collection, residents must place their tree at the front curb/street by Saturday, January 16, 2009
Baltimore County residents who live in an apartment or a condominium should follow … (0 comments)

Please welcome Anna Swihart & Martin Kent to Active Rain - 01/01/10 08:03 PM
Our office was a ghost town on Thursday. (New Years Eve) It seemed that everyone was still enjoying the holidays. There were, however, two new faces diligently working at the computer.
First there was Martin Kent. A new agent who was inputting the final touches to his first ever offer. It is a foreclosure and he was very excited.
The conversation drifted to my Real Estate career and he inquired about what worked for me and what I did to market myself.
I told him that I worked mostly by referral but I was very active again on Active Rain.
His eyes … (1 comments)

I am a Maryland transplant from many other places, most recently Florida, but since 1997 I have found my true home in the heart of this great State. Maryland has it all. Mountains 3 hours to the West, the Atlantic Ocean 3 hours to the East and head North and South for either Philadelphia and New York or Washington DC. It is the perfect location! The Metro Baltimore area offers a rich mix of history and modern amenities. City living, suburbia or "not a neighbor in sight" is available in this area. Excellent Schools, amazing communities and an incredible location is why many people choose to live in Central Maryland. I proudly help my clients buy and sell all types of homes in Howard County and beyond. Enjoying the entire process is my goal for my clients. Every transaction is different and everyone has different needs. I know the Metro Baltimore area well and I am current on the Real Estate Market activity- That's my job. As your "Buyers Agent" I will work diligently to find you the home that suits all your needs. I will update you immediately when a home matches your search criteria. I will educate you on the current market and help you craft the best offer possible. I will "hold your hand" throughout the entire process. As your "Listing Agent" I will coach and guide you from day one to put your best foot forward when you list your home. I will use aggressive and innovative marketing strategies to give your home the best exposure possible. I will use modern technology and multiple resources that other agents do not use. I WILL PROVIDE YOU WITH PROOF OF ALL MY EFFORTS. I am a full time agent and I my number one goal is to give you exceptional service ALWAYS.
