Baltimore Metro Area Real Estate Market watch for December 2010 - 01/30/11 09:15 AM
The December 2010 market in the Baltimore Metro Area was not a complete loss. Sales were slightly stronger in 2010 compared to 2009, but the first time home buyer credit had just been extended in 2009 and was not in full swing. Overall the attitude is optimistic, although personally I believe the impending increase in foreclosures that is inevitable for 2011 will severely effect the market statistics.

25 Years ago today, Tuesday January 28th 1986 at 11.39am EST, the world watched as the Space Shuttle Challenger was sent up into Space from Kennedy Space Center in Florida. My personal list would include cleaning off the hot water heater and the furnace. Cleaning the blades of the ceiling fans. Making sure the dishwasher, washer and dryer are empty. No dishes in the kitchen sink either.

A lot of communities in Maryland have "Home Owners Associations" that have monthly fees. In Columbia, Howard County there is a yearly CPRAthat is a fee for homes in the Columbia area. When a seller stops paying the mortgage on their home and applies for a short sale, usually they stop paying the HOA, Condo dues and other fees. Many potential sellers that I meet with, before listing their Maryland home, are looking for advice on what to do to prepare for the market to maximize their investment dollar. Here is the Baltimore Specific information about what projects to undertake to get the most return.

Radon in Central Maryland is quite common and during the process of purchasing a home you have the option to have a Radon Test completed.

This map shows the areas of concern in the Metro Baltimore area and the post below written by Connie Harvey in TN. explains the color coding.
Generally the test costs between $100-$175 and can be set up by the home inspector. The testing equipment is left in the property for 3-4 days. The ramifications of long term exposure to Radon can be life changing, so this preventative test may be more valuable than a buyer could imagine.

So far this winter season Central Maryland has escaped the brutal snowfall that has caused problems for our neigboring States to the North, South and West. On Tuesday we had just another light dusting with some ice for good measure. The schools were closed, so it was a great day to get out and about. The Historic District of Ellicott City is an excellent destination to keep cabin fever at bay. While last month saw sales plummet over 25% compared to last year, this month in Anne Arundel County actually sees an increase, albeit a very small one. Going from -25% to .8% is a great increase, though, which seems to indicate that December was a strong month for real estate. Statistics for Baltimore City were pretty similar to that of last year, both times with sales of around $57 million. Last month, though, paled in comparision to its 2009 counterpart. The key to December was an increase in homes sold by 22 to counteract the average price dropping. The average sold to list price ratio is fairly low in the 80s which means that sellers are becoming content with selling their homes for much less than they expected. Residential Home Resale statistics for Howard County - December 2010 While November 2010 saw a fair decrease from November 2009, for December the two years were fairly equivalent in overall sales. Compared solely to last month, Howard County saw sales increase by about $8 million. As it seems to be with the trend, attached home sales decreased from 55 to 44 and detached home sales went up from 199 to 122. Though both months are still short of November 2009's $91 million campaign, the upward trend is a a bright spot in a cloud that's slowly starting to fade away.

As a whole, Harford County sales increased a good deal when compared to sales of November 2010, and on average in a quicker amount of time. While attached homes sold remained constant at 50, detached rocketed from 93 sold in November to 130 sold in December. Harford has seen an increase in sales of almost $10 million compared to that of 2009, which is a hopeful sign for 2011.

Active listing inventory has decreased since November.

Sales in Carroll County were uncharacteristcally low in December 2009 compared to November 2009, and while they still were less than last month by about $2 million, it's a step ahead of last year's almost $15 million differential. In general, statistics were pretty similar for December compared to November, and hopefully with the new year comes a steady increase.

When compared to December 2009, sales in Prince George's County have declined by almost $10 million. However, though that may be the case, the average days on the market has decreased by over twenty days, an improvement of around 20%. Attached units sold remained virtually the same, whereas the sale of detached homes actually increased. The caviat was the average sold price which decreased by over $20 million.

Compared to December 2009, sales in Montgomery County see an almost 5% increase which is a good sign for the market's ascension. What's interesting to note is that though sales of attached homes went down, detached home sales went up.

Compared to last month, sales have gone up by a little more than $30 million, though homes were on the market an average of eights days longer. Considered November's rather dismal statistics, December's uprise is hopefully foreshadowing a bright 2011.

The inventory has decreased compared to November.

If you are looking to purchase a home in Central Maryland you will want a BUYERS AGENT to represent YOU. As Holly Weatherwax points out, you do not actually pay the Realtor. The commission for your Buyers Agent is already determined by the seller. Calling the agent who's name is on the sign is not the most efficient way to purchase a home. That agent works for the SELLER.

Residential Home Resale statistics for Baltimore County- December 2010  

December was a surprisingly strong month for sales in Baltimore County in comparison to the sold dollar volume of the previous month of November. Sales increased by almost $18 million. 488 properties went to settlement before the end of the year compared to 390 sold in November. The average sold price was lower than the average sold price in November and also the sold to list ratio ddecreased to 87.4% 
Many of these sales took advantage of the historically low interest rates. Almost 20% of the transactions were cash sales.

The way to a man's heart is through his stomach, apparently it works for women too.....it's just a HUGE shame when they are on a NO CARB diet!!!!! Two nice young chaps from Kolache Kreations, a brand new coffee shop and bakery in the Ellicott City area, stopped by the Long & Foster office on Baltimore National Pike today to introduce us to their delicious delights.

The sale of your home is subject to the requirements of the Maryland Homeowners Association Act. The Act requires that you, the seller, disclose to the buyer, at or before the time the contract is entered into, or within 20 calendar days of entering into the contract,  certain information concerning the development in  which your home is located. The fees for this documentation can vary from HOA, but yes, this is a fee that is incurred by the seller.

A vacant listing in Maryland has a few more challenges than an occupied home for sale. This is a well documented check list for sellers that have already moved on.
Keep in mind that the seasons are more extreme in Central Maryland. During the frigid months of winter the temperatures need to be lifted inside the property to avoid frozen pipes. When it snows the paths and driveways need to be shovelled. The hose bibs should be winterized for safety. The sump pump must be plugged in and in working condition. During the fall the leaves need to be raked and bagged.

Did your Central Maryland Home listing expire? Was your home marketed to as many buyers as possible. Almost 90% of Buyers find their new home online, did you have maximum exposure? How many pictures did your last agent upload? Did they have a virtual tour? Is there a video? Did they provide you with a list of all the places online that your home is being seen by buyers? Did your agent give you updates with statistics?

The most expensive home listed and sold in Central Maryland 2010 was in Baltimore County. Originally listed for $11,700,000 it sold for 55% of the original list price to a CASH buyer.  I wonder if this beautiful 54 acre estate will shortly be a location for new homes?

There are a lot of traditions associated with the arrival of the New Year. In some Countries, for example Scotland, it is one of the biggest holidays of the year. HOGMANAY is also known as "First Footing" and the celebration can last for many days. In the larger Cities it is a huge festival.
Before coming to the USA the tradition of Midnight for me was always to link arms with everyone and sing "Auld Lang Syne.". I have had to adapt to singing that on my own as I have yet to find a group of people who do the same.
